HS2 Euston InfrasructureThe number of firms planning to expand in London is at its highest level (50 percent) since 2012, though retaining employees and improving the capital’s infrastructure remain key concerns. According to the re-launched CBI/CBRE London Business Survey, over half of companies (55 percent) are increasing head counts, although three in five firms (60 percent) only hire where essential. London firms’ optimism has rebounded from last year, with almost half of companies (47 percent) feeling more positive about the UK’s economic prospects in the next six months – reversing the steady decline seen since the first quarter of 2014 – and 40 percent feel more positive about business prospects. Nearly four in five businesses (76 percent) highlighted improving the capital’s transport infrastructure as the number one issue the new Mayor of London must get down to tackling when they enter City Hall next year.

‘Climate smart’ cities could generate global savings of $17 trillion 0

CitiesNewly published research claims that investing in public and low emission transport, building efficiency, and waste management in cities could generate worldwide savings of US$17 trillion by 2050. The Global Commission on Economy and Climate, an independent organisation comprising former finance ministers and leading research institutions from Britain and six other countries, found climate-smart cities would spur economic growth and a better quality of life – at the same time as cutting carbon pollution. These investments could also reduce greenhouse gas emissions by 3.7 Gt CO2e per year by 2030, more than the current annual emissions of India. With complementary national policies such as support for low-carbon innovation, reduced fossil fuel subsidies, and carbon pricing, the savings could be as high as US$22 trillion according to the report.

The daily grind of commuting to work is not only taking its toll on the health, wellbeing and fuses of employees, it is also costing businesses billions of pounds a year in lost working hours, claims a new report from fleet management firm Lex Autolease. The study, part of the firm’s annual survey of trends in corporate car use, estimates that employees spend around 13 percent of their work-related journey times held up by jams and congestion and that the 1,041 people surveyed also spent an average of 70 minutes each day in their car travelling to and from work. In addition, around one in twenty (5 percent) of people commute for more than three hours each day, while just 8 percent said they were based from home so commuting wasn’t an issue. The study concludes that this costs UK employers some £4.5 billion each year.

Walkie Talkie, winner of the Carbuncle CupIn one of the least surprising announcements of the year so far, Building Design magazine has announced that this year’s winner of its annual Carbuncle Cup is London’s Walkie Talkie. The building, officially 20 Fenchurch Street in the City of London, was always the frontrunner. Its bulbous 37-storey design has always been a source of contention with the Government, UNESCO and English Heritage raising objections to its impact on the London skyline. During its construction it raised practical concerns in addition to its undeniable aesthetic challenges and the shaky design of its ‘sky garden’, most notably by reflecting and concentrating sunlight to fry the street below (a problem solved by a multi-million pound investment in alterations to the facade) and by funnelling strong winds around its base (an issue that has prompted a wider look into the impact of tall buildings at street level).

HSBC HeadquartersAccording to the latest quarterly update from property advisors Knight Frank, demand for commercial office space in the UK’s regional markets remains remarkably  strong, driving upward pressure on rental prices and increasing the demand for new commercial property developments. According to the report, demand is up by around a half compared to  the previous quarter, with Birmingham enjoying the largest increase of around 400 percent. Strong economic growth is reflected in healthy occupier demand, which saw a total of 2.08m sq ft taken up in the three months to the end of June, which was 51 percent ahead of the first quarter and 49 percent above the five year quarterly average. The stand out let was HSBC’s at Birmingham’s Arena Central development (top) which accounted for fully half of the city’s take up of space and which we reported here.

WeWork MoorgateChanging attitudes amongst occupiers towards office space and the explosion in the numbers of freelance workers and microbusinesses are driving an upsurge in coworking and other flexible working environments worldwide. That is the key conclusion of a new report from DTZ which claims that the number of dedicated flexible working locations worldwide is likely to hit 50,000 over the next three years, with parts of London leading the way. We reported recently how coworking pioneer WeWork has already announced its plans to dominate London’s commercial property scene in the same way it already does Manhattan’s. Now, the How You Work report from DTZ suggests that this is the shape of things to come for many cities, with London leading the way alongside a tranche of global tech and creative centres such as New York, Berlin and Shanghai.

There’s nothing wrong with this, except for the fact that it is literally superficial and so may miss the opportunity to create an office design that scratches beneath the surface to reveal what lies beneath. When you get past the layers of branding and identity, you uncover something that we call culture. This can take things to a whole new level because the challenge becomes how to create a workplace design that communicates and fosters both the identity and the culture of the organisation. The benefits to the organisation can be enormous, not least because this approach bridges a number of disciplines such as human resources and office design and so drives a number of strategic objectives.

Growth in demand for commercial property as availability dropsDemand from business for commercial property rose for the eleventh consecutive quarter, while available space fell for the ninth successive period, according to the latest RICS Commercial Market Survey. As a result, rents are expected to rise at the fastest pace since the survey began in 1998 with 46 percent more respondents forecasting higher, rather than lower, rent rates going forward. Offices remain the segment of the market where rental expectations remain most buoyant, while retail continues to lag, although even in this area, momentum is picking up. Across the whole of the UK, but excluding the capital, 95 percent of respondents believe that current commercial market valuations are either at or below fair value (roughly unchanged since Q1 2015). However, in London 50 percent of contributors now feel that commercial office space valuations are ‘expensive’ – an increase from 45 percent in the first quarter of this year.

Workers of all generations demand more digital savvy employersEmployees across all age groups want to work for businesses committed to digital progress, and companies that are slow to embrace digital technology will not thrive and are more likely to lose talent, according to a new global report. Strategy, Not Technology, Drives Digital Transformation from MIT Sloan Management Review and Deloitte Digital is based on findings from the fourth annual global survey of more than 4,800 business executives across 27 industries and 129 countries. It suggests the ability to digitally transform and reimagine a business is determined in large part by establishing a clear digital strategy, supported by leaders who foster a culture that can change and reinvent their organizations. People want to work for digitally maturing organizations, with nearly 80 percent of respondents preferring to work for a digitally enabled company or digital leader. This sentiment crossed all age groups nearly equally, from 22 to 60.

Green promiseMore than 200 businesses from the construction, property and renewable energy industries have written to the Chancellor to reconsider the Government’s decision last week to abandon plans to introduce zero carbon buildings. In an open letter to the Chancellor, senior leaders from 246 organisations warn that the policy U-turn has “undermined industry confidence in Government” and will “curtail investment in British innovation and manufacturing”. In the Chancellor’s productivity plan “Fixing the foundations”, George Osborne unexpectedly axed the policy designed to ensure that all new homes built from 2016 meet zero carbon standards – together with a sister policy that applied to all new non-residential buildings such as offices, schools and hospitals from 2019.

zero carbonThe UK Government has today announced that it is to abandon its plans to introduce zero carbon buildings, including homes in 2016 and zero carbon commercial buildings in 2019. As part of a range of planning measures officially announced by the Treasury, it has been confirmed that the government ‘does not intend to proceed with the zero carbon Allowable Solutions carbon offsetting scheme, or the proposed 2016 increase in on-site energy efficiency standards’. Officials from the Department for Communities and Local Government (DCLG) have also separately confirmed that the zero carbon policy for non-domestic buildings will also be discarded as part of the new changes. The move has already been heavily criticised by the UK Green Building Council and senior figures in the construction sector, who are dismayed at the move by a Government that once claimed it was to be the UK’s ‘greenest ever’.
