The Crown Estate has announced two major mixed-use developments in London’s West End as part of what it describes as the largest programme of office developments in its history. The projects at 10 Piccadilly and 21–29 Glasshouse Street will deliver a combined 169,300 sq ft of office, retail and hospitality space, continuing the organisation’s programme of refurbishing and redeveloping heritage buildings across its central London estate. The schemes form part of The Crown Estate’s wider strategy for its 10 million sq ft London portfolio, which combines office development with retail, leisure and public realm improvements aimed at maintaining the West End’s appeal as a business and visitor destination. A satirical architecture award has drawn attention to what its organisers describe as some of the UK’s most problematic recent property developments, with judges arguing that concerns about design quality are increasingly linked to broader issues around procurement, construction standards and development priorities. The Carbuncle Cup 2026, organised by cultural magazine The Fence [subscription], named two joint winners from a shortlist of nine projects completed within the past two years. Refurbishment projects account for the largest share of the office development pipeline across the UK’s major regional cities, as new build activity remains subdued and occupiers continue to favour high quality, sustainable space. According to new figures from Avison Young, refurbishment schemes now represent the majority of space under construction in the Big Nine regional office markets. The volume of refurbishment space in the pipeline has risen by 12 percent year on year, reflecting a sustained shift towards upgrading existing stock rather than delivering entirely new buildings. Rotterdam has granted approval for a substantial new office development known as the Schieblocks, a 47,000-square-metre project that is set to become the largest privately built office building currently under construction in the Netherlands. Designed by MVRDV for developer LSI, the scheme occupies a long and narrow site beside the railway line and rises to 61 metres, with commercial uses at ground level and a restaurant and event space on the upper floors. Its form is broken into a series of distinct blocks, each intended to create a more approachable scale and reflect characteristics of the city. (more…)

Mitsubishi Estate has announced plans to invest £800 million in the redevelopment of the former ITV Studios site on London’s South Bank, a project that is expected to create 4,000 jobs and provide significant new space for the capital’s creative industries. The Japanese developer will deliver a 600,000 sq ft mixed-use scheme, to be called Vista, which will combine offices, studios, galleries and exhibition areas. As part of the development, 40,000 sq ft has been allocated as affordable workspace for creative businesses, a measure intended to support start-ups and smaller firms in the sector.

University College London (UCL) has taken a 10-year lease on 40,000 sq ft of office space at Maple House, strengthening its relationship with investor and developer Lazari. The deal, one of the largest lettings in Bloomsbury and Fitzrovia this year, adds to the university’s extensive estate, which spans 6.5 million sq ft and makes it the single biggest occupier in Bloomsbury. The lease covers three floors within Maple House, part of Lazari’s Tottenham Court Road estate, which is undergoing a £55 million redevelopment. Originally designed in the 1970s by Richard Seifert, the granite-clad brutalist block is being modernised to deliver 110,000 sq ft of workspace across seven floors alongside residential, leisure and retail uses. A one-acre communal garden at first floor level, containing more than 90 trees, will form the centrepiece of the scheme. (more…)
