Poplar Business ParkPlanning permission has been granted for a mixed use scheme including 58,000 sq. ft. of office space at the Poplar Business Park next to the new Crossrail station just North of Canary Wharf in East London. Crossrail is the South East’s most important infrastructure project linking commuters in the Home Counties and Essex with central London and will complete in 2018. Jamie Hopkins, the CEO of developers Workspace claimed, “It is a significant redevelopment in an area that will be experiencing a lot of change over the coming years with the arrival of Crossrail at Canary Wharf.  Poplar Business Park will be a thriving residential and business location in the heart of one of London’s future hotspots.”

Plans for a new high rise office development in the City of London have been unveiled by Henderson Global Investors. Designed by Make architectural practice, the high buildings at 40 Leadenhall Street, EC3 will vary in height between 7 and 34 office storeys, with two additional basement levels, a roof level plant, and café and restaurant uses at ground floor level.  The total size of the building is 910,000 sq ft, split between 890,000 sq ft office and c. 20,000 sq ft retail. A grade II listed building at 19-21 Billiter Street, built in 1865, will be restored and integrated in the proposed scheme, which it is estimated will create 390 construction jobs, with around 7,000 people expected to work in the completed building. Construction sector awarded £60m for development of more energy efficient buildings

New Government funding announced to develop more energy efficient buildings£60 million to help the UK construction industry design and develop more energy efficient buildings is to be awarded by the Government’s Technology Strategy Board. The projects, which address the challenges of both new and existing buildings, are expected to leverage in an additional £60 million of industry investment and £30 million extra funding from across government and other agencies. The board has already invested £83 million of funding through the Low Impact Buildings Innovation Platform, (LIBIP). It aims to help the UK construction industry deliver buildings with a much lower environmental impact by investing jointly with industry and other funders in projects to bring innovative solutions to a growing market for more environmentally friendly buildings.   More →

Two landmark developments in London have been given the go ahead at the same time as the troubled plans to develop the iconic Smithfield market are once again put on ice. Google’s plans for a 924,000 sq. ft headquarters building as an anchor of the redevelopment of Kings Cross were waved through by Camden Council, while Islington Council has also granted permission for a 207,000 sq. ft scheme to develop six storeys of office space, with retail units at street level, on the corner of Cowcross Street and Farringdon Road, one of two new office developments located at the new Crossrail station.

Work to begin at last on major mixed use development in Leeds City Centre

Leeds Central SquareWork is to begin on the development of the troubled former Lumiere site in the centre of Leeds after it was acquired by new owners. As we reported back in March, planning permission was granted as a way of resurrecting the site for a 195,000 sq. ft. mixed-use scheme including over 130,000 sq. ft. of commercial space, which will at a stroke increase the supply of available office space in Leeds city centre by more than half. The original plans to build Europe’s tallest residential tower on the site fell through in 2008 in the wake of the economic slump.  The new Central Square scheme will consist of two new building up to 11 storeys high which will create an initial 130,000 sq. ft. of office space with outline consent for 64,000 sq. ft. for either office or hotel use.

Land Securities announcement today of a £260 million development of 1 & 2 New Ludgate, EC4, a speculative mixed-use development in the City of London confirms a growing confidence in the City office market. The 379,000 sq ft scheme occupies an island site near St Paul’s Cathedral and comprises two distinct buildings united by a new public piazza, which together aim to offer 346,000 sq ft of office accommodation set around open and green spaces. Colette O’Shea, Head of Development, London said: “Our decision to commence the speculative development of 1 & 2 New Ludgate reflects our confidence both in the City office market, where we believe supply of new space will be constrained in 2015, and in the quality of the attractive and highly efficient office space we are creating.” More →

Applications for UK commercial property developments continue to fall

Commercial property constructionAccording to law firm EMW LLP, the number of planning applications submitted for commercial property developments in the UK has fallen for a second successive year. The firm claims that the around 4 percent fall is down to declining demand from tenants. However there are stark contrasts between London and the rest of the UK measured both in terms of market activity and the number of tower cranes on the skyline, with London now having more than the rest of the UK combined for the third consecutive year according to the Health and Safety Executive. The report echoes the findings of the latest Markit/CIPS report on construction activity which saw a fall in construction activity, although total activity increased on the back of an increase in housebuilding.

Plans for redevelopment of iconic BBC Television Centre confirmed

BBC television centre redesign plans confirmed

Detailed plans to open up and transform the BBC’s Television Centre into a mixed use development including office and studio space for the BBC have been released today. Developers Stanhope and the BBC revealed in February that for the first time, Television Centre will be opened up to the public and the famous forecourt remodelled. The BBC will remain at Television Centre operating studios and BBC Worldwide will consolidate their new home at Television Centre, following refurbishment. The remaining offices are aimed at occupiers in the creative sector. The much loved listed buildings at Television Centre will be retained. More →

Dutch Embassy to move to South Bank development

The Dutch Embassy in London is to move from its current location at Hyde Park Gate to a 50,000 sq ft site as part of the Embassy Gardens development on the South Bank of the Thames. The Embassy, which will move in 2017, will sit adjacent to the new US Embassy, already under construction and due for completion during the same year. Embassy Gardens is part of the Nine Elms development on the South Bank and is masterplanned by architect Sir Terry Farrell to encompass a kilometre-long Linear Park – starting in Vauxhall and moving through Embassy Gardens on the way to Battersea Power Station. Staff development still tops European employers’ priorities

European employers are still maintaining ambitious staff development plans, despite the gloomier macro-economic climate. According to a study by Aon Hewitt, the proportion of companies that expect to add new jobs in 2012 has increased to 47 per cent, overtaking the number of companies foreseeing a reduction of their workforce (31 per cent). Explained Leonardo Sforza, chair of the European Club for human resources Scientific Committee: “The slow and painful road to economic recovery is not discouraging successful multinationals from continuing to invest in their human capital and from demonstrating the belief that their people remain the most powerful engine for sustainable growth and innovation.” More →

Long awaited plans submitted for Smithfield development

SmithfieldThe controversial and long-awaited plans for the redevelopment of the derelict sections of Smithfield in London have been submitted by Henederson Global Investors.  While the existing meat market will remain untouched, the £160m plan for the rest of the site includes the refurbishment of the former General Market, Fish Market and Red House Buildings, as well as the original engine house.  Originally built between 1886 and 1883 by the architect of Tower Bridge Horace Jones, the historic site has been the subject of previous proposals including a controversial scheme by architects KPF which was thrown out after a 4 year battle in 2008. BBC unveils plans for development of Television Centre site

BBC_Television_CentreFollowing last year’s sale of its iconic Grade II listed West London Television Centre to developer Stanhope, the BBC has announced details of the future direction of the 14 acre site. The announcement comes as the BBC continues its programme of relocating staff and functions to Media City in Salford and the new Broadcasting House in Central London. Work will start in 2015 on a mixed use development which will include residual office and studio space for the BBC, offices, hotels, leisure facilities, some 1,000 new homes, parks and a hotel. However the listed buildings on the site, originally opened in 1960, will be retained.
