Social media is inarguably closing the gap between organisations and consumers of their services. Advances in the way we interrogate the opinions of building users are lifting the veil on some sharp practices in management and the negative impacts of poorly thought out design or badly executed installation of designs into the built environment. The positive impacts of this new, more open world are evident in changing attitudes to mental health and other wellness issues that affect us in the workplace. And it is becoming ever more evident in the response to a clear disconnect between what happens inside the designer or architect’s MacBook and its effect on the physical spaces with, and within which, we interact.

RICS is first global professional body to introduce BIM standardThe Royal Institution of Chartered Surveyors (RICS) has become the first global professional body to introduce the first recognisable building information modelling (BIM) standard. Employers and clients are struggling to find industry accepted criteria on which to base knowledge of practitioners’ BIM skills, while BIM competent professionals lack a single indicator that will demonstrate their abilities to the sector. This has resulted in different assessment methods being used across the industry. RICS’ BIM Manager Certification aims to assure contractors, consultants and investors that the professionals and firms delivering construction and infrastructure projects have the relevant knowledge, experience and skills to implement BIM at an industry tested and approved level. Most companies are engaged in an attempt to help employees become happier, more productive and – yes –fitter at work. Firms do this because they are nice people or in the commercial interest of the business, or both. The problem is they are not doing it with a fixed set of criteria. Not only do they have to cope with changing commercial and economic conditions and legislation, they have to do it while the very nature of work evolves rapidly and in very different ways for different organisations. This is not so much like somebody moving the goal posts as it is like one of those games on It’s A Knockout where a contestant tries to do something while other people are shaking the platform they are standing on, squirting them with water, running into them, hitting them with things and yanking them back with ropes.

Workplace Week announces details of visits to London Government buildings

For the first time, Workplace Week includes visits to two Government offices, the Department for Education at Sanctuary Buildings in Great Smith Street (pictured) and the Department for International Development on Whitehall. The DfE is just a stone’s throw from the Houses of Parliament and boasts outstanding views of several major landmarks. The building is home to some 2,000 staff who work in a flexible environment with 7 desks for 10 people. The Department for International Development moved to its new London HQ, the oldest purpose-built office in London, at the beginning of the year. The DfID has created a modern, flexible environment which encourages collaborative working, whilst being sympathetic to the historic nature of the building.

Leeds Council begins major office refurbishment and signs long term HQ lease

Leeds City Council has signed a new 25 year lease on its headquarters building Merrion House as part of a programme aimed at consolidating its property portfolio and housing the majority of its staff under one roof. The council claims the long term deal will save it £15 million over the course of the lease following work on a complete office refurbishment and a consolidation of its estate in the city centre. The refurb includes the addition of a new 50,000 sq ft six-storey extension  bringing the total space to around 170,000 sq ft. The revamped HQ will be home to around 1,900 staff including 700 who will move from 13 other buildings around the city. The new agreements is thought to be the largest office pre-let in Leeds for more than 20 years.

New task group launched to define zero carbon for non-domestic buildings

A policy for all new non domestic buildings to be zero carbon from 2019 was introduced by the Labour government in 2008. Although the Coalition Government recommitted to this target, announcing in July it would strengthen energy efficiency standards for new non-domestic buildings from April 2014, they had yet to come up with a definition of zero carbon for non-domestic buildings.  The UK Green Building Council, whose membership includes the architects, developers, contractors, product manufacturers and others who will be tasked with delivering zero carbon buildings from 2019, is therefore launching a new Task Group to help define and build support for a definition of zero carbon for non-domestic buildings that works for industry.  More →

AHMM chosen for new Met Police headquarters project

The firm of architects chosen for Google’s enormous new North London headquarters project as well as the redevelopment of the BBC’s Television Centre has been chosen to design the new home of the Metropolitan Police in Whitehall. The decision to award the job to Allford Hall Monaghan Morris (AHMM) was announced by the Mayor of London, the Metropolitan Police Commissioner and the Royal Institute of British Architects (RIBA). The Mayor’s Office for Policing And Crime (MOPAC) is selling New Scotland Yard, and moving to modern offices at the iconic Curtis Green building on the Victoria Embankment in 2015. This new building will then revert to being called Scotland Yard.

Increasing occupier confidence is leading to the highest take up of regional office space for five years. According to property consultants GVA’s latest quarterly review of the “big nine” regional office occupier markets, total take-up in the third quarter of 2013 was 7 per cent above the five-year quarterly average at 1,737,000 sq ft. Particularly encouraging, say the analysts, has been a recovery in markets that have been subdued for some years. Carl Potter, GVA’S National Head of Offices commented: “In general many are now gearing up for the next phase of activity, although there still remains a real prospect that a lack of appetite for new speculative development will lead in some markets very quickly to a shortage in Grade A supply.” More →

It’s National Customer Service Week, a week-long initiative set up to inspire businesses to take a step back, look at their customer relations and promote excellence in customer service amongst their teams. Across every business in every sector, excellent customer service is key to gaining and retaining custom, and this is particularly the case when it comes to the serviced office industry. Average customer retention rates are just eight months in the officing sector, so addressing this through improved customer service can have a huge impact on the bottom line. I believe the serviced office industry can do more. There is a danger that low retention rates cause companies to place a greater emphasis on winning new businesses, with existing clients’ needs coming second place. More →

New CIOB survey lifts lid on extent of corruption in UK construction

Bribe brown envelopeA new survey from the Chartered Institute of Building (CIOB) claims that the majority of professionals in the UK construction industry believe that corruption in the sector is commonplace. The survey, which can be downloaded in full here, found that over a third (35 percent) had personally been offered a bribe or some other form of inducement at some point in their career, while nearly two-thirds (65 percent) believed the offer of gifts and corporate hospitality to win contracts is commonplace. A similar proportion (38 percent) of respondents had come across anti-competitive practices on at least one occasion, and of those, 29 percent had experienced cartel activity in the year running up to the survey.

Joint survey investigates where energy use is on the FM agendaThe British Institute of Facilities Management (BIFM) and the National Energy Foundation (NEF) have announced a joint survey exploring FM professionals’ experiences and expectations of improving the use of energy in the buildings. Both organisations hope the findings, which will be made available in a report in January 2014, will identify new areas of focus and shed light on how FM professionals are tackling the gap between actual and predicted energy performance in the buildings for which they are responsible. According to Lucy Black, Chair of BIFM’s Sustainability Special Interest Group (SIG), the survey should help identify areas where barriers persist, and FM knowledge is strongest or needs further support.
