Shifting occupier dynamics, a limited supply pool, and a flurry of west to east relocations is redefining the boundaries of London’s West End office market. Sue Foxley, head of research, Cluttons, explained: “Corporate occupiers recognise the importance of securing high quality space within key markets in order to attract and retain the best possible staff, however, it is inevitable that the increasingly restricted supply pool is continuing to hamper relocation options. Businesses, regardless of sector, certainly are not looking for ‘budget’ rental options, but they are becoming increasingly aware that opportunities to secure quality space is scarce and not limited to prime areas.”

UK Government reports £1 billion sale of unwanted properties

St Dunstans HouseThe Cabinet Office minister Francis Maude has claimed that central Government departments in the UK have now raised more than £1 billion by selling unused property since 2010. He also claimed that government departments have saved an additional £168 million with the termination of leases on unwanted buildings. The landmark figure was reached with the sale of St. Dunstan’s House (above), formerly home to the Ministry of Justice to Taylor Wimpey who will be converting the site into – what else? – a residential project of 76 apartments designed by David Walker Architects.

Hong Kong and London world’s most expensive cities for start ups

Hong KongA new report from property consultants Savills based on the total cost of setting up in business in the world’s major cities has today revealed that Hong Kong is the most expensive of the ten cities in which to locate, with London in second place and New York a close third. The total real estate cost of setting up business in all three cities is now almost three times that in the best priced world capitals, Shanghai and Mumbai. The report will be published in full on the 20th March as The World Cities Review and includes measures of headline rent, tax and other charges.

Portland House is London’s latest major offices to homes conversion

Portland HouseLand Securities is the latest developer to announce a major office to flats conversion in the wake of the Government’s change to the relevant parts of the planning system that make it easier to change the use of buildings. The firm has submitted plans to convert the 29 floors of Portland House in Victoria into 206 flats along with ground floor retail units. Land Securities is one of the first firms to take advantage of the new planning rules which have been the subject of much criticism by organisations such as the Royal Institute of British Architects (RIBA) as well as local authorities throughout London who have almost unanimously sought exemptions.

Green Construction Board publishes carbon emissions routemap

The Green Construction Board has called for urgent action to reduce carbon emissions as it published a new plan for the sector to meet national carbon reduction targets. The Low Carbon Routemap for the Built Environment, launched at this week’s Ecobuild sets out what is required from the construction industry to achieve its UK government target of an 80 per cent reduction in greenhouse gas emissions from 1990 levels by 2050. The GCB also published its ‘Top Twenty Tips’ for greening the industry with a case study engine showing examples of good practice. More →

Economic benefits of green buildings highlighted

Green buildings can be delivered at a price comparable to conventional buildings, with investments recouped through operational cost savings and, with the right design features, create a more productive workplace, says the World Green Building Council (WorldGBC). A new report, which looked at the benefits from green buildings received by different stakeholders throughout the life cycle of a building, “synthesizes credible evidence from around the world on green buildings into one collective resource, and the evidence presented highlights that sustainable buildings provide tangible benefits and make clear business sense,” said Jane Henley, CEO of WorldGBC. Green issues still a core business concern for managers

Green issues have become a core business concern amongst managers responsible for the built environment, says the chair of the Green Building Council Andrew Gould in his introduction to a series of essays which highlight the benefits of a sustainable built environment as a driver for growth. Senior executives from 15 major companies, including Atkins, Balfour Beatty and E.ON, have written the pieces which outline the business case for green buildings and infrastructure. Added Gould: “At the start of 2013, with the short-medium term economic forecast only a little improved, the sustainability agenda is actually in rude health.”

Liverpool and London regeneration projects get green light

Two huge regeneration projects, one in Liverpool and one in London, have been approved today. The Community Secretary Eric Pickles gave the uncontested go-ahead for the £5.5 billion Liverpool Waters scheme at the same time as London Mayor Boris Johnson green lit the £1.5 billion regeneration of the 23 acre Heygate Estate in Elephant and Castle, South London. Both will provide a much need fillip to the UK’s moribund construction sector, creating thousands of new jobs as well as thousands of new homes, offices, shops, restaurants and other buildings in rundown areas of the two cities.

UK building sector contracts again but there may be light at end of tunnel

Canary Wharf buildingsThe UK’s construction sector has continued its recent pattern of contraction according to the latest survey of the Purchasing Managers’ Index (PMI) from Markit/CIPS UK. The last month’s index, published earlier today, showed at 46.8, where a figure below 50 indicates a decline in activity, marking the most significant monthly downturn since October 2009. The fall is the fourth consecutive monthly fall although there was a contrast between the commercial sector which endured the biggest drop and residential building which rose slightly.

Widespread adoption of BIM moves closer

The widespread adoption of Building Information Modelling (BIM) in architecture, design and construction has moved closer with the publication by the Construction Industry Council (CIC) yesterday of the BIM Protocol, a legal framework for BIM projects. The use of BIM as a collaborative way of working that utilises digital technologies for more efficient methods of designing, creating and maintaining properties has been described as a game-changing ICT and cultural process for the built environment, with the Government’s intention to require collaborative 3D BIM on all its projects by 2016
