British Land announces first letting at Marble Arch House in West End

Marble Arch HouseJust a month after its launch, Marble Arch House in London’s West End, which includes 61,200 sq ft of new office space over seven floors, has been let by British Land. Fulcrum Asset Management has signed a ten year lease at £78.50 per sq ft, and will move into the 9,000 sq ft fifth floor of the building in the summer. British Land entered into an agreement with The Portman Estate to purchase and redevelop Marble Arch House, located on Seymour Street in the Portman Village, in 2011. The scheme, designed by Bennetts Associates Architects, includes 6,400 sq ft of green roof space, designed to encourage wild grasses, as well as birds, bees, butterflies and other wildlife. The office space features natural light from both east and west, with shading louvres that minimise glare and overheating, while maintaining views towards Hyde Park. More →

Employers fail to monitor wellbeing and mental health alongside staff engagement

Mental ill health still not being addressedMonitoring of employee engagement and wellbeing by FTSE 100 companies improved over the past year, but organisations are failing to measure or address the psychological health of employees. The latest Business in the Community (BITC) Workwell FTSE 100 benchmark showed an increase in the average company scores from 21 per cent to 25 per cent while reporting across the five identified areas of BITC’s Workwell Model; Better Work, Better Relationships, Better Specialist Support, Better Physical and Psychological Health and Working Well increased from 53 to 63. 86 per cent of companies now report on four or five of these themes. But despite this, there was almost no evidence that psychological health is being measured or addressed, and the provision of mental health support continues to be a low scoring area (11%). More →

Walkie talkie lands two more tenants as demand for City space grows

Walkie-Talkie solutionThe ‘Walkie Talkie’ skyscraper, 20 Fenchurch EC3 – dubbed the ‘Walkie Scorchie’, after its unusual design was found to reflect and magnify the sun’s rays onto nearby parked cars – is now 87 per cent let, after securing a further two tenants. Insurance firm CNA and UK law firm DWF LLP are taking 35,000 sq ft and 43,000 sq ft respectively at the 38-storey building. The latest two lettings come after joint developers Canary Wharf and Land Securities achieved the building’s first completion milestone on 17 March, when they handed over possession of the first completed office floors to tenants. The rest of the office floors were completed as planned in April. The remaining space, the Sky Garden – a landscaped garden, dining and viewing area on the top three floors, which will be operated by rhubarb – remains on schedule for completion before the end of the year. Unprecedented rise in demand for commercial property outstrips supply

Supply-and-demandThere was a marked increase in demand for office space in the first quarter of this year. According to the latest RICS (Royal Institution of Chartered Surveyors) commercial property survey, tenant demand for commercial property rose at an unprecedented rate; with 52 per cent more surveyors polled reporting higher demand from clients for space. Proving that the recovery is no longer limited to the capital, this increased demand is being seen in all regions outside of London. However, demand for commercial property is fast outstripping supply, resulting in rising rents. Following four quarters of declining supply as suitable commercial space is snapped up – 30 per cent in this latest poll are reporting a further drop in the availability of office space, with expectations for rising rents at the highest level since before the financial crisis. Hierarchical organisations ‘stifle’ employee productivity, claims CIPD

I know my placeRigid organisational hierarchies hamper the development of management, employee productivity and leadership skills within the workplace, warns the CIPD. Their report, ‘Leadership – easier said than done,’ finds a growing trend in developing the capability of individual leaders and managers, an approach known as ‘distributed leadership’. However, faced with outdated organisational structures and cultures – these managers are unable to apply what they’ve learnt in the training room. The report recommends that leadership development should give greater consideration to the organisation-wide factors that can help or hinder the practical application of great leadership skills by employees at all levels. It urges HR managers to take the next step from training individual leaders, to improving the leadership capacity of the organisation as a whole; focusing on understanding what kind of leadership it requires and what changes are needed. CoreNet issues phase one of road-map to zero energy buildings

Road map to net-energy buildingsCoreNet Global and the Rocky Mountain Institute have issued new guidance that lays out a framework for corporations to better manage their energy usage. According to Next Generation Energy Management, corporations have made progress in energy management and performance since 2007 when CoreNet Global and RMI first collaborated on this topic. Over two-thirds of corporations now have a sustainability agenda and staff as well as energy management plans, and nearly half have dedicated energy managers, a position that was only just emerging in 2007. However, research indicates that in many cases, these efforts have plateaued, so the new report is designed as Phase One of a road map toward the goal of net-zero buildings, in which buildings use the same or less energy than they generate through the use of renewables such as solar and wind power. Half of all young people entering jobs market would work for free

JobsThe death of an intern at Merrill Lynch last year after working around the clock, exposed the lengths many young people will go to get a foot on the corporate ladder. According to a new research project from Adecco, the demand for intern posts continues to grow; with half (49%) of all young people entering the jobs market willing to work for free. The higher the level of education the greater the intern trend; (38% – GCSE; 50% – AS level; 54% – A levels; undergraduate – 60%; post graduate – 68%). However, the survey of 16-24 years olds across the UK found that almost half (47%) of all young people would do any job that is available. The reason? Contradicting accusations that they are an ‘entitled generation’, 95 per cent of 16-24 year olds believe there is stigma attached to being an unemployed young person. More →

Although there are still an awful lot of managers out there who dismiss the term as a shirker’s excuse, it’s a condition that must be taken seriously. Stress accounts for a massive 40 per cent of all workplace absences, but it is also the underlying cause of many other conditions that lead to staff staying off work. Employers that fail to act on engagement findings may demotivate staffWhen carrying out employee engagement surveys, employers are not asking the right questions that pinpoint exactly what actions need to be taken. This often results in a failure to act on their findings, which can then lead to higher levels of dissatisfaction amongst staff who have shared their thoughts without seeing any outcome. This is according to a review by software specialist Head Light, which has identified 12 factors which fundamentally impact on how people feel about their work and their employer. These are: wellbeing; motivation; reward and recognition; involvement; autonomy; teamwork and collaboration; purpose and meaning; relationships; trust; career/personal development; communication and performance management. It claims that engagement can be improved at each level of an organisation by asking employees about these 12 factors and then providing senior executives, line managers and individuals with a personalised list of manageable actions. 3XN chosen as preferred partner to design new Olympic HQ

Danish firm 3XN has been chosen by the International Olympic Committee (IOC) as its preferred architectural partner for the design of the new IOC headquarters. It will be located on a 24.000 square metre site on the banks of Lake Geneva to provide an ‘Olympic campus’ of administrative buildings for 500 employees. The IOC announced its intention last year to regroup all its staff, currently spread throughout Lausanne at a number of sites; arguing a new HQ would result in substantial savings in rental fees, increased working efficiency and energy conservation. If the project, which is dependent on discussions and decisions with the relevant Swiss authorities goes ahead, it will add another building to a number of projects by 3XN for big international organizations such as the DreamWorks Animation DreamCenter complex [pictured] and the United Nations. BIM adoption in UK rises as awareness of competitive advantage grows70 per cent of those using Building Information Management believe it has given them a competitive advantage and (at 95%) awareness of BIM is now almost universal. According to the fourth annual NBS National BIM Survey, adoption rates are accelerating with more than half of respondents (54%) using it and 93 per cent predicting adoption by 2016, the Government’s deadline for BIM use on publicly funded projects. Improvements in productivity, increased efficiencies, better coordination of construction information and higher profitability are among the benefits cited by adopters of BIM, with a mere 4 per cent wishing they hadn’t begun the journey. The construction industry feels more confident in its own knowledge of BIM (up from 35% in 2012 to 46% in 2013), there is still scepticism regarding the wealth of information on the subject, with only 27 per cent of respondents saying they “trusted what they hear about BIM”.
