Finalists announced for first global City Climate Leadership Awards

Siemens and the C40 Cities Climate Leadership Group have announced the 29 cities shortlisted for the inaugural City Climate Leadership Awards. C40 is a network of cities from around the world committed to implementing meaningful and sustainable climate-related actions and the new awards aim to recognise C40 City members that can demonstrate climate action leadership. The winners will be announced at an event at the environmental London landmark building the Crystal [pictured], home to Siemens’ sustainable cities initiative, on September 4, 2013. This will be followed by a conference on September 5, gathering mayors, city planners, and urban sustainability experts to address some of the most pressing climate change and sustainability challenges of the day. Worldwide space standards moving closer to UK norm, claims new report

ShrinkingWorldwide office space standards are now moving closer to the norm seen in the UK according to a new survey from CoreNet Global. According to the CoreNet survey of real estate managers, the average amount of space per office worker globally has dropped to 150 sq. ft (14 sq.m.) , from 225 sq. ft. (21 sq.m.). This is still well outside the standards from the British Council for Offices Specification Guide which reported a fall to 11.8 sq. m. in 2009 and which will be revised downwards even further with the publication of the new guide which has been promised soon.  Even this figure might be seen as high and makes assumptions about the relevance of such space standards given the way some firms now work.

Sharp increase in UK commercial property activity during July

commercial-propertyThe signs that the UK’s economic recovery is now underway are given credibility with news that the UK’s commercial property sector is at its most buoyant for six years. According to a report from Savills which looked at new build and refurbishment activity during July, a fifth (20.1percent) of UK developers reported an increase in activity compared to 18.9 percent in June. Savills claims this is the greatest rate of growth since May 2007. The rise was driven primarily by an increase in private sector work as reported by nearly a third (31.4 percent) of developers, with only 1.4 percent reporting a rise in public sector activity. Developers are also optimistic about their prospects in the near future, with a quarter (25.1 percent) saying they were positive about what would happen over the next three months, up from 14 percent in June. The Savills report links this positivity to greater occupier confidence and more finance from banks.

As we’ve reported previously London is enjoying a booming office rental market, but according to the latest CBI/KPMG London Business Survey, high operating costs are making the capital less of an attractive prospect. While more of London’s businesses plan to expand during the next year, fewer are planning to do so in the capital, with high operating costs and housing shortages cited as the biggest concerns. London’s firms also plan to spend relatively more on recruitment and training; product and process innovation; and IT plant and machinery, but less on land and buildings.  RICS reports most positive construction sector figures for six years

The UK construction sector finally seems to be turning a corner with new projects beginning to rise in almost every part of the country, according to the latest RICS construction market survey. During the second quarter of this year a net balance of 21 per cent more surveyors reported rises in workloads, the most positive reading in over six years. While consistently falling activity has meant that projects are still generally speaking thin on the ground, this upturn suggests that the worst could now be over for the sector. More →

The London office market continues to thrive according to two new reports from property consultancies CBRE and BNP Paribas Real Estate. According to the CBRE survey, take-up of Central London office space in the second quarter of 2013 increased by 32 percent compared with the previous quarter while, according to BNP Paribas, the take up of central London offices in the first half of 2013 rose by nearly a quarter 24 percent to 6.02m sq ft compared with the same period in 2012, while activity rose by around a third (31 percent) to 3.08m sq ft in the second quarter of the year compared with the second quarter of 2012. CBRE report that there were three deals for offices over 100,000 sq ft in the period covered and eight deals over 50,000 sq ft, the highest number since Q4 2010.

Whitehall savings boosted by property and procurement efficiencies

The joint Cabinet Office and Treasury initiative the Efficiency and Reform Group has exceeded the Government’s savings target by 25 per cent to make an overall saving of £10 billion, Minister for the Cabinet Office Francis Maude announced today. The savings made include; £1.1 billion made by boosting online services and selling empty buildings and exiting expensive rentals in sought-after locations; £1.7 billion by reviewing large scale projects including construction, and stripping out inefficiencies; and a further £3.8 billion was saved in procurement, by linking together departments to buy goods and services.

For a long time there has been a distant relationship between facilities management (FM) and design, with FM treated as a post occupancy issue rather than a valuable consideration during the design process. The truth is that effective collaboration between facilities managers and designers can yield innovation and even better product design, be that in relation to a new head office building, or the systems and furniture that are housed within it. The compartmentalised view that design occurs and then facilities managers come along to operate and maintain is inaccurate and outdated.

Employment rates set to growth but applicants must battle for jobs

Employment growth is set to continue in the second quarter of this year, but the jobs market remains a ‘battleground’, particularly for low-skilled workers. According to the Spring 2013 Chartered Institute of Personnel and Development (CIPD)/Success Factors Labour Market Outlook (LMO), the net employment balance – which measures the difference between the proportion of employers who expect to increase staffing levels and those who intend to reduce staffing levels, has increased to +9 from +5 for the previous quarter, the fifth consecutive quarter of projected growth. However, the median number of applicants employers receive for medium-skilled roles is 29, highly-skilled vacancies typically receive 10 applicants and pay rates continue to be squeezed.

New survey reveals risks of cutting costs in corporate real estate

JLL ReportA new report from Jones Lang LaSalle claims to highlight how those firms who see their property as a driver of added value rather than a cost reap rewards in the form of higher revenue, employee performance and shareholder returns. In contrast, those firms who view their facilities as a cost and seek to reduce those costs for short term gain are, in fact, storing up long term problems and risks. JLL’s report – Global Corporate Real Estate Trends – claims to reveal the top five corporate real estate risks, including negative impacts on competitive advantage and profitability from cost cutting, procurement processes, lack of collaboration between functions and failure to drive productivity.

Majority of employers support flexible working but perception problems persist

As we reported last week, the Millennial generation of workers born in the 80s and 90s would describe work as a “thing rather than a place”, and want more flexibility in where and how they work. While the Yahoo home working ban debate uncovered a lot of exasperation and suspicion towards this trend, it’s interesting to see two separate studies, from the UK and the U.S. that show a far less combative attitude. But, as the U.S study discovered, while a majority of employees enjoyed real productivity benefits from home working, nearly half would still go into the office because it is what is expected of them and a small percentage still go because it gets them out of the house.
