BIFM partnership with DWP may prove an ill-advised and short-lived union

Las Vegas WeddingRather like someone who collects friends on Facebook and followers on Twitter with the obsessiveness of the avid lepidopterist completist, news reaches us from the British Institute of Facilities Management concerning yet another partnership. Not content with the recently announced merger with Asset Skills, the Facilities Management Association and the Cleaning and Support Services Association, this time it’s the Department for Work & Pensions (DWP) that is the object of BIFM’s affections. Not that BIFM are considering moving in to Caxton House and a run for Parliament in 2015 (at least not that we are aware of). But while BIFM are, understandably, trumpeting the signing of this joint agreement, the DWP are not. In fact, if one searches on www.gov.uk using the search terms “BIFM” or “British Institute of Facilities Management” no results are returned.

The iconic Richard Roger’s-designed Lloyd’s Building at One Lime Street, London EC3, has been sold to Ping An, a Chinese insurance company for £260 million, it’s been confirmed. The Lloyd’s Building will continue to house the world’s leading insurance market as it is let in its entirety to the Society of Lloyd’s on a lease expiring in 2031. Jon Crossfield, director within Savills’ Central London team, says “This is a potentially landmark transaction, given it is the first by a Chinese Insurance company overseas.  It is a high profile and confident entry to the market for them and further illustrates the dominance of overseas investors in London at present.” The commercial property deal, which represents the first purchase by a Chinese insurance company in the UK was managed by Commerz Real and advised by Savills and CBRE.

Flexible working can come with a career catch for pay and promotion

Half of all people now work out of the office at least once a week, and more than one in four (27 per cent) every day according to data from software supplier Sage, but a new report by social business the Timewise Foundation warns that this flexibility might come at a price. It found part time and flexible workers face key barriers in terms of career agility, with nearly three in four part time workers saying they haven’t been promoted once since working part time (73 per cent), and over a fifth (22 per cent) saying they wouldn’t even expect to be. Nearly two thirds (63 per cent) believe that promotion with their current employer might be possible, but only by increasing their hours – something that’s not an option for more than a third of respondents (36 per cent) who rate part time hours as ‘crucial’ in their lives, nor a straightforward choice for the 52 per cent who state they are ‘important’ to them. BIFM and DWP announce facilities management partnership agreement

LinkThe British Institute of Facilities Management (BIFM) is building on its recent track record of building new alliances with the announcement that it has signed a partnership agreement with the Department for Work and Pensions (DWP). The partners claim the new agreement will see the BIFM and DWP working in unison to support future growth in the facilities and workplace management sector.  The agreement was signed at the end of last week by Mark Hoban MP, Minister of State for Employment, Gareth Tancred, CEO of BIFM and Martin Brown, Work Services Director for Wales and Employers, Department for Work and Pensions. The joint statement from the BIFM and DWP claims that the partnership agreement will drive ‘a shared agenda on increasing routes into and raising skills and professionalism of all those working in the facilities and workplace management industry’.

Arup Global Chairman, Philip Dilley has said that the firm’s employee ownership ethos has played a major part in attracting and motivating staff and high levels of employee engagement. His comments followed a visit by Vince Cable, Secretary of State for Business, Innovation and Skills (BIS), and Minister for Employment Relations, Jo Swinson, to Arup HQ this week as part of a series of activities to celebrate Employee Ownership Day across the UK. The Government’s scheme has had a rough ride, with critics branding it “company shares for employment rights”. Although this has resulted in some major changes to the scheme, Cable maintains it is a positive alternative to traditional shareholder capitalism which had led to the “persistent problem” of short-term planning. The debate which ensued following the Yahoo ban on home working earlier this year was as much as about the level of trust felt towards home workers as it was about the importance of collaboration within the workplace. The fact is that for the majority of home workers, day to day life is easier. No commuting, work where you please, no irritating colleagues and the freedom to nip out to the dentist, doctors or parents meeting without having to book a half day off. As a result, while home workers enjoy the best mental health and wellbeing of four groups in a survey of contact centre workers, office workers, home workers and mobile professional workers, their distance from the office-based working population breeds suspicion between them and everybody else. Government public sector construction reforms net £447 million in savings

Reforms to strip out inefficiencies in public sector construction – including the use of building information modelling (BIM) and the creation of a sustainable supply chain have generated £447 million in savings and will deliver up to 20 per cent savings in project costs by 2015, Cabinet Office Minister Chloe Smith has announced. By making links across departments the Government has also been able to act as a single customer to the construction industry and provide clear benchmarks for budgets by setting out the average price it expects to pay for projects. The Government has now published a new set of benchmarks that are designed to drive down project costs even further and encourage the industry to offer more competitive and innovative solutions. The world’s enduring love hate relationship with its tall buildings

One day, news will emerge from Dubai of a new development that doesn’t break some record or other, or at least one that isn’t solely about the size of a building. The latest example of the Emirati obsession with scale is the plan by developers DMCC, the people who brought you the Jumeirah Lake Towers, to create the world’s largest commercial office building as part of a 107,000 sq m development of their business park. Although still in the development stage, the developers have their eyes on usurping the current holder of the tallest office crown, Taipei 101, the 509m-high building which was the world’s tallest tower of any sort until the Burj Khalifa came along in 2010. In their press announcement the developers claim the new tower will act as a magnet for multinationals, although not everybody is quite so enamoured of the idea that tall is best. More →

The London office market continues to thrive according to two new reports from property consultancies CBRE and BNP Paribas Real Estate. According to the CBRE survey, take-up of Central London office space in the second quarter of 2013 increased by 32 percent compared with the previous quarter while, according to BNP Paribas, the take up of central London offices in the first half of 2013 rose by nearly a quarter 24 percent to 6.02m sq ft compared with the same period in 2012, while activity rose by around a third (31 percent) to 3.08m sq ft in the second quarter of the year compared with the second quarter of 2012. CBRE report that there were three deals for offices over 100,000 sq ft in the period covered and eight deals over 50,000 sq ft, the highest number since Q4 2010.

New Construction strategy focuses on sustainability and efficiency

An industrial strategy for construction‘Construction 2025’ is being launched by the Coalition Government today which aims to tap into the considerable growth opportunities predicted for the global construction market. The strategy has been developed in partnership with the new Construction Leadership Council, jointly chaired by Business Secretary Vince Cable and Sir David Higgins, Chief Executive of Network Rail, formed to help oversee the delivery of the action plan and its strategic priorities. The strategy’s vision to 2025 includes ambitions for a 50 per cent reduction in greenhouse gas emissions in the built environment, and an equal reduction in the trade gap between total exports and total imports for construction products and materials. What were your thoughts on the recent announcement of the British Institute of Facilities Management (BIFM), Asset Skills, the Facilities Management Association and the Cleaning and Support Services Association agreeing to the concept of forming one single and united body to represent facilities management and support services? I suppose the devil is in the detail and clarification of “agreeing to the concept” is required. Is this going to be a quick process, something that drags on for a lengthy period and what consultation will there be? And that is the crux for me – consultation is where this could all break down. But let’s take a step back and ask how many people work in the sector and how many facilities managers do the organisations involved represent?

Designs unveiled for new Google London headquarters in King’s Cross

Detailed plans have been submitted for the design of the new Google London headquarters building in King’s Cross. The 1 million sq. ft scheme designed by architects Allford Hall Monaghan Morris does not exceed 11 storeys at any point and will be home to up to 4,500 employees, double the company’s current London workforce and potentially making it the largest Google operation outside of New York.  The scheme is part of a wider development of Kings Cross and will incorporate 750,000 sq. ft. of office space with 50,000 sq. ft. of shops and cafes.  Current employees will relocate from three existing buildings in the capital.  Subject to approval for the detailed design from Camden Council, who have already granted planning permission,  work will begin on the site next year with completion set for 2016-2017.

Google is evidently keen to emphasise its investment in the UK, following weeks of criticism of its tax affairs from the media and politicians. Dan Cobley, Google UK’s managing director, in announcing the details of the development said: ‘Building our new headquarters in King’s Cross is good for Google and good for London.’ Certainly the deal is one of the biggest in recent years in the UK property industry, worth around £650 million and is expected by the developers to create 1,500 construction jobs and 35,000 new employment opportunities over all.

Some of the more interesting aspects of the proposed design are:

  • The primary way for workers to move between floors will be stairs rather than lifts as the firm looks to challenge the sedentary workstyles of staff. No news yet on any wretched slides.
  • The building is designed as a ‘groundscraper’ eschewing London’s recent trend for tall buildings, but is larger than the Shard at 1,083 ft long compared with the Shard’s 1,016 ft height.
  • Over two thirds (71 percent) of the office space are designated for workstations with the remainder set aside for meeting and breakout spaces, cafes and lobbies. Nearly half of the roof of the building will be landscaped.
  • The intention is to achieve a BREEAM outstanding accreditation.
  • The architects claims the design is inspired by the Victorian industrial heritage of the area and will act as a theatre in which the drama of Google’s business will unfold, but with stage settings that can change quickly and easily.

Commenting on the development, Simon Allford, of Allford Hall Monaghan Morris, said: ‘This building is underpinned by cutting edge design intelligence and technologies to provide a sophisticated twenty first century working environment for Google’s staff. The architectural approach, which has taken inspiration from King’s Cross and St Pancras International railway stations, complements the local area’s strong industrial heritage and will be a building London can be proud of.’
