Office take-up in Central London looks set to grow despite Brexit looming

Continuing demand for office space within the Central London commercial property market has helped dispel pessimism about the future of London post-Brexit, according to the latest figures from Savills. Take-up of office space in the City of London reached 5.1 million sq ft at the end of the third quarter of 2018, just 1 percent down on the same point in 2017 and 18 percent up on the 10-year average, while the amount of office space under offer in London’s West End market was 1.9 million sq ft as of the end of September, a new record, which challenges the view that the market is in danger of decline. Over two thirds (67 percent) of business leaders agree their company must become significantly digitalised by 2020 to remain competitive, and they are looking for HR leaders to lead the transformation. This is according to Gartner, Inc whose latest research suggests that CEOs are sharing their focus on digitalisation with their investors; with mentions of “digital” on earnings calls increasing by 20 percent year-over-year since 2010. CEOs are seeking ways to keep costs down while achieving gains in efficiency and productivity, and the HR function is expected to lead digital transformation efforts across their organisations. Yesterday, the Chancellor Philip Hammond announced the details of the UK government’s latest budget. While Brexit and austerity inevitably cast their shadows over the whole thing, there were a number of announcements relevant to the workplace, construction, tech and built environment sectors, some of which have been broadly welcomed by commentators, industry bodies and experts. Some are decidedly less popular. Among the announcements in the budget were new plans for infrastructure and property, skills and training, tax regimes for the self-employed, productivity, business rates and mental health.

A predicted boom in flexible working could contribute £148 billion to the UK economy by 2030, equating to 16 times the cost of the London 2012 Olympics, according to the a socio-economic study of changing workplace practices. The analysis, commissioned by Regus and conducted by independent economists, studied 16 key countries to delve into the state of flexible working now and predictions for 2030.

Strong office space take-up is predicted for this year after activity from law firms was down in 2017 against 10-year averages and compared to other sectors. Many legal companies are anticipating how their approach to workspace might have to change. This includes trialling new ways of working and years of overreliance on private offices. The legal sector is compared to many other services’ professions “closed” – and therefore ripe for change. There is an abundance of technology start-ups looking to introduce disruptive tech that will render many legal roles obsolete. The sector is also haemorrhaging senior talent as experienced professionals leave and the sector has failed thus far to adapt to modern working conventions including the agile workplace. Despite working in the digital age of wireless tech and cloud computing, 64 percent of lawyers found it difficult to work remotely because their technology wasn’t suitable (according to research from Lexis Nexis).

Self-employed workers are mostly financially secure and happy in the present, but concerned about the future, a new report by IPSE (the Association of Independent Professionals and the Self-Employed) and Sherpa has found. The report, ‘The Path to Prosperity, claims that although almost three quarters (72 percent) of freelancers are currently enjoying life because of how they are managing their money, 77 per cent are concerned the money they have – or are going to save – will not last. It also found that over half (51 percent) of the self-employed have felt anxious or stressed about their financial situation. This is exacerbated by the lack of tailored money management advice and flexible savings products available for the self-employed.

Men with GCSE qualifications or below employed in certain manual occupations are more likely than other groups to work in industries at particular risk from new barriers to trade with the EU after Brexit. Historically, those in this group have struggled to find equally well-paid work elsewhere when job losses have occurred. That is one of the key conclusions from detailed new analysis of trade data carried out by researchers at IFS and funded by the ESRC’s UK in a Changing Europe initiative.

Fall in number of employees who feel motivated at work Employee motivation levels appear to be the decline, with 29 percent of employees surveyed saying they were not motivated at work in 2017 compared to just 18 percent who said the same in 2016 the research report, “Living to Work” has claimed. Motivates Inc. has commissioned its employee motivation research for the past three years, surveying over 2,000 UK employees in full-time employment. The full data shows like-for-like how employees are feeling in the workplace and what hygiene factors have affected behaviours year-on-year. According to the latest data 71 percent of UK employees were motivated in 2017, which on its own shows a positive result, yet when you look at the motivational statistics from 2016 the data actually shows the percentage of motivated employees has dropped by 11 percent in just one year. That’s 220 more employees in an organisation of 2,000 who are not feeling good about their job.

Over half of workers admit gadget-based multi-tasking affects concentrationAt the Smart Working summit last week, one of the speakers was asked his opinion on the growing acceptance of people using Smartphones, laptops and tablets during meetings. He replied that the fact workers are expected to plough through so many emails a day, it’s hardly surprising that people are now more likely to check their devices more frequently. Now new research suggests that (unsurprisingly) over half of workers believe this negatively affects concentration. According to a survey of 1,002 UK workers in full or part-time employment carried out by Probrand 89 percent confessed to ‘tech multi-tasking’ – or checking their devices during meetings. A further 81 percent are also guilty of doing so when they are actually carrying out other tasks at work. And although 45 percent of those who do this kind of gadget-based multi-tasking found it actually helps them to be more efficient, 53 percent admit that their concentration actually suffers as a result.
