Plans for a new high rise office development in City of London unveiled

DBOX for Henderson Global Investors and MAKE

Plans for a new high rise office development in the City of London have been unveiled by Henderson Global Investors. Designed by Make architectural practice, the high buildings at 40 Leadenhall Street, EC3 will vary in height between 7 and 34 office storeys, with two additional basement levels, a roof level plant, and café and restaurant uses at ground floor level. The total size of the building is 910,000 sq ft, split between 890,000 sq ft office and c. 20,000 sq ft retail. A grade II listed building at 19-21 Billiter Street, built in 1865, will be restored and integrated in the proposed scheme, which it is estimated will create 390 construction jobs, with around 7,000 people expected to work in the completed building. FMs show support for BIM, though not all are certain about what it does

There is a lack of understanding within the FM community about what Building Information Modelling (BIM) is and its full capabilities, according to the full results of a BIM4FM Group poll. The majority of respondents (61.7%) held the view that BIM can support the delivery of facilities management, but just over a third of respondents (35.3%), do not yet understand the intricacies of how this will be achieved at this stage. While 65 per cent of the individual members of the organisation’s that make up the BIM4FM group which represents institutes, trade associations and professional bodies within the built environment had heard of BIM – there did seem to be some confusion as to what actually constitutes a BIM project. Most of the world’s supertall buildings rely on a little boost to hit the heights

Yes, but is it all real?

The Council on Tall Buildings and Urban Habitats has produced a new report into the way the developers of the world’s supertall buildings are adding useless spikes, spires and towers on top of their edifices to increase their overall height. CTBUH describes this phenomenon as ‘Vanity Height’ but there are other equally applicable terms. The survey of the world’s supertall (300m+) buildings found that more than half of the 72 worldwide would fail to meet the necessary height criteria if they didn’t have that little something extra added. Unsurprisingly, many are in the UAE but New York is no slouch when it comes to adding a little extra in a bid to impress.

Finalists announced for first global City Climate Leadership Awards

Siemens and the C40 Cities Climate Leadership Group have announced the 29 cities shortlisted for the inaugural City Climate Leadership Awards. C40 is a network of cities from around the world committed to implementing meaningful and sustainable climate-related actions and the new awards aim to recognise C40 City members that can demonstrate climate action leadership. The winners will be announced at an event at the environmental London landmark building the Crystal [pictured], home to Siemens’ sustainable cities initiative, on September 4, 2013. This will be followed by a conference on September 5, gathering mayors, city planners, and urban sustainability experts to address some of the most pressing climate change and sustainability challenges of the day. RIBA reports growing levels of optimism amongst British architects

The July 2013 Future Trends Survey from the Royal Institute of British Architects (RIBA) claims that the levels of optimism felt by architectural practices about their workloads is at its highest level since the first ever survey in early 2009. The survey uses an index to gauge workloads and recorded a substantial hike to +23 in July, up from +17 in June, although the survey has seen a consistent upturn since the turn of the year. The report will come as good news to firms supplying products and services across the whole built environment sector who will see this as a sign that the market will continue a sustained recovery in the near future.

Arup helps ensure tallest tower in Latin America is earthquake resistant

Arup has disclosed it is currently working on five tall buildings in Mexico City, the most notable of which is the Torre Reforma, a mixed use building, which will be the tallest tower in Latin America. According to the tower’s architect Benjamin Romano, one of the greatest challenges has been in ensuring the building is designed for Mexico City’s high seismic activity. When completed in late 2015 the building will be able to withstand a 2500yr seismic event while achieving a life safety performance level; making it one the most secure buildings in the region. RIBA announces formal link with US-based community

The Royal Institute of British Architects (RIBA) has signed a Memorandum of Understanding (MoU) with RIBA-USA, an international community of the RIBA operation in the USA. Speaking about the agreement, RIBA President Angela Brady said: “The RIBA welcomes and encourages members in communities that enhance and develop the RIBA’s presence and help achieve its strategic aims in an international territory. Our agreement with RIBA-USA formalises a long and successful relationship. This is an exciting opportunity to further develop RIBA membership in the USA and advance the RIBA’s purpose of championing better buildings, communities and the environment through architecture and our members.”

Plans to redevelop London’s Smithfield Market are given the green light

The much talked about plans to redevelop Smithfield market have been given the green light by City of London planners. As we reported earlier this year, the development in the heart of a London district renowned for its creative industries, including many of the UK’s leading workplace design studios, has been the subject of a great deal of scrutiny and controversy. Now the City of London’s planning and transport committee has voted to approve the scheme designed by John McAslan + Partners. Most of the objections were made by campaigners based on the heritage of the historic site.

Video: world’s largest building opens in China

Dubai will be kicking itself at the news that the world’s largest building, or rather world’s largest standalone man-made structure, has opened in China. The New Century Globe Centre in Sichuan province is a mixed use development housing offices, leisure facilities, hotels, shops, restaurants and even a beach resort warmed by an artificial sun. The 18-storey, glass and steel frame structure, is situated above a new metro station in Chengdu, stands 100 metres high, is 500 metres long and 400 metres wide giving it a floor space of 1.7m sq. m. making it the world’s largest standalone building, beating the previous record holder Terminal 3 at Dubai International Airport by around 50,000 sq. m. and, as measured according to internationally recognised lazy media shorthand analogies, able to house 20 Sydney Opera Houses.

Design Museum sale paves way for resurrection of Commonwealth Institute

Deskheads of a certain vintage may have viewed the news that Zaha Hadid had bought the Design Museum’s London home for £10 million in a somewhat different light to much of the media that reported the sale. While journalists succumbed to the apparently irresistible pull of architectural headline magnet Zaha, to some of us the interesting part of the story was that the sale finally freed the Design Museum to move to the long empty Commonwealth Institute building in Kensington. The building is one of the most architecturally important modern buildings in London and has a long association not only with The Commonwealth Institute educational charity but as a venue for cultural events and exhibitions of design, not least the now defunct Prima and Spectrum exhibitions which did so much to promote commercial interior design in the UK.

UK-based office buildings shortlisted for World Architecture award

One Eagle Place – Piccadilly

Two UK-based office buildings, Botanic House in Cambridge designed by Formation Architects and One Eagle Place by Eric Parry Architects have been shortlisted in the “completed office” category of the World Architecture Festival awards, the world’s largest architectural festival and awards competition dedicated to celebrating and sharing architectural excellence from across the globe. The Botanic House scheme, which was completed in June 2012 is contained in a seven storey “lens shaped” building which provides a generous office rental space of 600 m2 (6,460 sqft) floorplates per floor, while One Eagle Place renews an urban block in the heart of Piccadilly. First “green-rise” commercial office building announced for Los Angeles

High-rise buildings tend to evoke a love-hate response, and being green is usually not a strong feature. However a new high-rise is being planned in California which aims to join the handful of tall buildings in North America to achieve the U.S. Green Buildings Council’s LEED Platinum certification. The 37-storey Century City Center will integrate the best new engineering and technological practices and innovations to deliver the first new build LEED Platinum “green-rise” in Los Angeles and Southern California. It promises, say developers JMB Realty Corporation, to effectively create a new benchmark in sustainable performance for the commercial office market in America’s second-largest urban region.
