Economic recovery, the changing psychological contract and the future of the office

display_img_01There has always been a link of one sort or another between the labour market and office design. So, as the UK’s unemployment statistics continue to fall, they remain moderately high and there continue to be structural changes in the nature of work, typified by this year’s debate about the growing use of zero hours contracts. You have to wonder what impact structural changes,  levels of unemployment and redundancy (around 4 million in the UK since 2008) have had on the way we manage and design our workplaces. There is no doubt that the downturn combined with the structural changes in the way we work have had an effect on demand for commercial property, but what will it all mean in the longer term?

Mixed use scheme’s sustainable power supply gets vice-presidential seal of approval

Quadrant 3 at Regent Street boasts space technology The Quadrant 3 redevelopment of offices, retail, residential, restaurant and hotel space in the Regent Street Quadrant in London has become the first in the UK to install an efficient and sustainable fuel cell that draws its power from the same technology used to provide energy to space shuttles during flights. It’s so impressed former US Vice President Al Gore he’s headquartered his sustainable investment firm, Generation Investment Management at Quadrant 3. The building’s sustainable design was an important factor in the firm’s decision to move to the scheme with Mr Gore commenting that the developer, The Crown Estate demonstrated a “sophisticated commitment to sustainability”. Co-op’s One Angel Square in Manchester wins RICS’ Project of the Year

One Angel Square in Manchester has been awarded Project of the Year in the RICS Awards that celebrate the built and natural environment. More than 600 building projects entered the awards which also saw category awards presented for building conservation, community benefit, design and innovation, and regeneration. The overall winning project – a £100 million new headquarters for The Co-operative Group – is the largest commercial office building in Manchester and has also achieved the highest scoring BREEAM ‘outstanding’ office rating in the country, setting a new national benchmark in sustainable design in the commercial sector. Employee engagement among younger workers is on the increase

Gen-YA staggering 92 per cent of Generation Y workers believe their role directly contributes to their organisation’s success. According to a poll of 1,120 UK office workers by recruitment solutions provider hyphen, younger workers in the UK feel more empowered and positive than ever about their workplace. Nearly two thirds (62.9%) of those aged 25-34 are proud to work for their current organisation and 81.8 per cent believe their colleagues and managers seek their opinion and listen to their views, up 16 per cent from March 2013. While the attitudes among younger workers are positive, the research suggests that older workers are feeling less optimistic – 15.9 per cent said they were not proud to work in their organisation – up nearly 8 per cent from March 2013. Plans for a new high rise office development in the City of London have been unveiled by Henderson Global Investors. Designed by Make architectural practice, the high buildings at 40 Leadenhall Street, EC3 will vary in height between 7 and 34 office storeys, with two additional basement levels, a roof level plant, and café and restaurant uses at ground floor level.  The total size of the building is 910,000 sq ft, split between 890,000 sq ft office and c. 20,000 sq ft retail. A grade II listed building at 19-21 Billiter Street, built in 1865, will be restored and integrated in the proposed scheme, which it is estimated will create 390 construction jobs, with around 7,000 people expected to work in the completed building. If art holds a mirror up to nature, shouldn’t the design of workplace products hold a mirror up to the way we work? By definition, the things with which we surround ourselves should tell us something about the way we see ourselves and what we do. It should be possible to infer from the design of the products suppliers offer to the market what is changing in the workplace. This isn’t always the case, of course, especially for those firms who see design not so much in terms of putting lipstick on a gorilla as telling you that what you’re looking at isn’t in fact a gorilla at all. New report urges UK Government departments to ditch paper completely by 2020

Paper stackA new report from the Think Tank Policy Exchange is claiming that UK Government departments should look to stop using paper by moving from process that are ‘digital-by-default to digital, full stop’ by the year 2020.  The report, Smaller, Better, Faster, Stronger: Remaking government for the digital age, claims that the move would make the UK public sector 8 percent more effective and save £24 billion a year by eliminating the paper used by Government departments to communicate and switching to digital processes for all services that don’t require face-to-face interaction with suppliers and members of the public.

Mobile apps will dominate workplace communications within next three years

The news this week that Microsoft is to purchase Nokia’s mobile phone business for £4.6bn is a reminder of how rapidly app-based communications tools have transformed mobile phones and computer devices. Within the workplace, fragmentation and lack of standardisation of the technologies have resulted in organisations often using multiple tools, including that of employees’ own consumer smartphones and tablets. According to analysts Gartner most collaboration applications will be equally available on desktops, mobile phones, tablets and browsers by 2016. Over the next three to five years it predicts, every business will be using mobile collaboration tools – boosted by BYOD, personal cloud file sharing and the increasing availability of mobile applications. Open-plan offices are now the most popular workplace layout, primarily because they save on space, enable flexible working and, it’s argued, foster better communication and collaboration between employees. Yet open-plan still has some way to go to convince occupants of its merits. According to a recent study published in the Journal of Environmental Psychology, of over 42,000 US office workers in 303 office buildings, workers in private offices remain the most satisfied with their surroundings. However, what constitutes a satisfactory workspace differed, according to the employee’s current office layout. So while noise was the most important consideration for open-plan workers, light and ease of interaction topped the satisfaction list for those housed in cellular offices. More →

The rise in the number of older workers in the UK has been well documented, and the reason is clear, they are a much needed resource. Over the next ten years there are 13.5 million job vacancies which need to be filled, but only seven million young people predicted to join the job market in that time. And the UK is not alone; the EU faces significant skills gaps due to demographic change. But according to a new International Longevity Centre –UK (ILC-UK) report, Working Longer: An EU perspective, supported by Prudential, EU countries urgently need to skill up the older workforce, support more older women in work and address the particular health issues associated with employing older workers. BIFM publishes renewed guidance on creating an inclusive workplace

The recent revelation that there are 2 million more over-50s in jobs than there were 15 years ago means that creating an inclusive workplace is more critical than ever. Access and inclusive design impacts on every aspect of facilities management, from strategic procurement and design of space, to appropriate selection of lighting, finishes and fittings, which is why the British Institute of Facilities Management (BIFM) has now updated its Good Practice Guide (GPG) providing practical guidance for facilities management professionals on the issue. Inclusive Access, Disability and the Equality Act gives a summary of all the relevant legislative and regulatory changes and gives practical tips on achieving reasonable access for all. More →
