Dubai unveils plans for sustainable ‘Perfect City’ real estate hub

Undeterred by the seriously stuttering start to existence of Masdar City in Abu Dhabi, the government of Dubai (but of course) has announced plans for what it claims will be the first specialised sustainable city in the world. The plans for the characteristically modestly named ‘Perfect City’ were unveiled this week at the Cityscape 2014 trade show in Dubai and form one of the centrepiece projects of a seven year programme of development masterminded by Dubai Land Development (DLD). Work begins on the project begins next year and is expected to complete in 2021. As with Dubai Media City and Dubai Internet City the idea is to create a sustainable hub for a particular industry, in this case real estate. The plans include a canal, 20,000 trees and the provision that 75 percent of the City will be made up of green space.

Workplace design is increasingly interwoven with the dynamics of the city

The Workplace Strategy Summit, held near my adopted home town of Reading in June attracted some of the world’s most renowned experts on workplace design and management. As is the case these days, much of the talk focussed on urbanisation, both in its own right and in terms of its influence on the design of work and workplaces. One speaker, Andrew Laing of Aecom argued convincingly that the city is just as much a part of the modern workplace as the traditional office. ‘As we explore the future of work and place, we are beginning to see a shift towards an urban scale in how we frame the workplace problem,’ he said. ‘Our starting point is perhaps no longer the office but the city at large. And what we mean by the city may not be the bricks and mortar urbanism of the twentieth century, but a bricks and mortar urbanism imbued with digital information and connectivity: a powerful combination of the physical and digital.’

Sustainable buildings are not more costly to construct, finds report

The widely held belief that sustainable buildings are more costly to construct is dispelled in a new report which shows that achieving lower BREEAM ratings can in fact, incur little or no additional cost. Researchers from Sweett Group and BRE examined the actual costs and savings associated with a wide range of sustainable building strategies. The research team applied cost data from real construction projects to three case study buildings – an office, secondary school and community healthcare centre – to produce detailed capital and operational cost information. The report; Delivering sustainable buildings: Savings and payback also reveals the associated payback to be gained from reduced utility costs and finds that even where achieving higher BREEAM ratings incurs some additional costs, this can be paid back within two to five years through the reduced costs of operating a more sustainable building. There is a moral imperative to meet global standards in workplace performance

Many corporate organisations now operate on a global scale, with operations spread across a number of countries and continents. But while they are geographically diverse, they nevertheless have a requirement to meet measurable standards of performance, delivered on a consistent basis regardless of location. If something works well in one country, companies want to be able to replicate it in all others. Wherever standards relating to compliance, health and safety, sustainability, leadership or management are most rigorous, it makes good business sense to employ those same standards wherever they have a presence. But from the collapse of a building full of factory workers in Bangladesh to the death of hundreds of construction workers in Qatar, the need to promote and adhere to international standards is more than a matter of mere commerciality.

Corporate social reponsibility remains a vital part of the business armoury

There is now an unstoppable energy for radical change in the way that companies of all sizes conduct their Corporate Social Responsibility duties. There are compelling economic and social reasons for companies to construct new ways of thinking and practice around CSR that go way beyond just doing something worthy or nice, from building effective partnerships to attracting top employees. Some companies prefer terms like ‘corporate responsibility’, ‘corporate conscience’, ‘corporate citizenship’, ‘social performance’, ‘sustainability’ or even ‘future-proofing’ over CSR. But the core CSR principles are that a business voluntarily commits to embracing responsibility for its actions and to impacting positively on the environment, on society and on consumers, employees and other stakeholders. BIFM survey reveals lukewarm approach to sustainable facilities management

Sustainable facilities management A new report from the British Institute of Facilities Management reveals the lukewarm approach many UK organisations have to sustainable business practices generally and sustainable FM in particular. The study, based on online research carried out in the Spring with the University of Reading found that, while an overall majority (60 percent) of facilities managers think sustainability is effectively integrated in to their businesses, most operate on the ‘border of compliancy’. The report makes this conclusion based on the fact that its survey showed that over three quarters of respondents (78 percent) claimed that the main driver for the development of sustainability policies is corporate image and a similar proportion (77 percent). The report concludes that this ‘suggests a ‘box-ticking’ approach to sustainability instead of businesses embracing and investing in longer-term practices and the advantages of spending to save’.

6 Bevis Marks, the Gherkin’s new neighbour, is ready for tenants

6 Bevis Marks – next to the Gherkin in the City of London – has been completed, with the first two tenants expected to take occupation in August. The mixed use building comprises 160,000 sqft (14,864 sqm) of office and retail space over 15 floors, and has been developed in a joint venture between AXA Real Estate and BlackRock. Located close to Liverpool Street, where the new Crossrail station is due to open in 2018, the building features a rooftop garden square, a ground floor business lounge, full on-site cyclist facilities and a private landscaped courtyard with access to the public realm surrounding the Gherkin. The development also features a 26-screen media wall in the reception, which is being used to host the Vivid Digital arts programme – a commission of young filmmaking talent supported by the developer. The building is BREEAM Excellent rated, with a range of sustainability features. (more…)

Green building design ‘goes mainstream’ in major US cities

Minneapolis – the home of US green building design

It’s not just Europe that is experiencing an explosion of interest in green building design. According to a new report from CBRE and Maastricht University, the past ten years have seen a transformation in the way the US corporate real estate market approaches the environmental performance of buildings. According to the National Green Building Adoption Index for 2014, produced by CBRE there has been a remarkable increase in the application of green building standards in the thirty most important regional commercial property markets in the US. Based on data from the US Green Building Council, the number of office buildings which are LEED* or Energy Star** certified has surged since 2005. The proportion of LEED certified buildings in America now stands at 5 percent, up from under 0.5 percent over the course of the survey period. The total proportion of office space which now has some form of green accreditation is just under a fifth.

EU sustainable building proposals will raise green credentials of property

EU proposals to raise the sustainability of new and renovated buildings by increasing resource efficiency and improving information on their environmental performance have been welcomed by the World Green Building Council. Under the proposals, set out in Communication “Resource efficiency opportunities in the building sector”, builders, architects, product manufacturers, or anyone wanting to rent or buy a building will have access to better information about its environmental performance. The Commission will develop a framework for assessing environmental performance with the aim of providing a tool which can be used across Europe, by both private actors and public authorities in the development of sustainable building stock. The first set of indicators should be available in two to three years. Efforts to recycle construction and demolition waste, and to re-use it when constructing new buildings or renovating existing ones, will also be made easier under the plans.

RIBA calls on next Government to put built environment centre stage

A new report from The Royal Institute of British Architects (RIBA) sets out a number of recommendations for the next UK Government and calls for greater economic leadership from English cities to rebalance the UK economy and take some of the pressure off London and the South East. RIBA’s report, Building Better Britain: A vision for the next Government, advises that by focusing on architecture and the built environment, the next Government will be better placed to address a sluggish economy, a shortage of new homes, an aging population and the effects of climate change. Building on the findings of the Farrell Review, the report is intended to provide policy makers with a greater understanding of the impact of how places are designed, planned and built and how they affect our day to day lives.

IFMA & BIFM to discuss work and place at Workplace Strategy Summit

Leading academics and experts in the fields of facility management and real estate are meeting to discuss the most innovative concepts to emerge in workplace strategy at the Workplace Strategy Summit, beginning this weekend at the Wokefield Park Conference Centre in Berkshire. The International Facility Management Association (IFMA), British Institute of Facilities Management (BIFM) and IFMA Foundation will come together from 8-10 June to discuss the themed “Innovation on the Edge.” The editorial team at Workplace Insight has produced a special issue of the Occupiers Journal, Work & Place featuring in depth articles, case studies and comments from some of the key speakers at the event. Paul Carder, publisher of Work & Place said: “As well as the journal’s obvious relevance to the creators and managers of places we were also keen to find subjects which are equally relevant to managers of the “work” process.”

New guidance published on greening the building supply chain

A major new report on the building and construction sector, “Greening the Building Supply Chain”, has been launched by the United Nations Environment Programme’s Sustainable Buildings and Climate Initiative (UNEP-SBCI). The report notes that while the need to understand and reduce energy consumption and greenhouse gas emissions from buildings during their operation has become increasingly recognized, efforts related to the resource use in the building supply chain appear to be less advanced. For that reason the scope of the report, co-authored by Skanska, UNEP and IMS Consulting, extends beyond the well-established benefits associated with green buildings themselves (such as energy efficiency). Instead it is intended to help stakeholders better understand resource use in the building and the construction supply chain as a whole, and identify opportunities to promote greater resource efficiency in the sector as well as and contribute towards wider socio-economic goals.
