Nine essays from UK-GBC on transforming the built environment

Leaders_newsThe UK Green Building Council has published its annual collection of essays from its prestigious Leaders’ Network. The nine essays, entitled A defining decade – radically transforming the built environment by 2025, reflect upon the Government’s industrial strategy Construction 2025 and its vision for the UK’s built environment over the next 10 years. It includes contributions from Nicholas Pollard of Balfour Beatty, Bill Hughes of Legal & General Property, Paul Hinkin of Black Architecture and Climate Change Capital’s James Cameron. In his foreword, UK-GBC Chief Executive Paul King writes: “The essays included in this year’s collection come from a hugely influential and diverse group of leaders from across the built environment who all share a sense of the scale of the challenges ahead.” To view the essays click here.

‘Big Data’ is shaping the human experience within buildings

The Changing Face of Smart Buildings: The Op-Ex Advantage, published by Jones Lang LaSalle, explains how bringing a Big Data analytics-based approach to facilities management can increase employee comfort, engagement and productivity; whether helping organisations adapt more readily to supporting flexible workplace practises or using sustainability as a hook for engaging employees. In one notable example; by adding smart building components to a major Empire State Building energy refit, real-time energy displays enable tenants to better monitor and control their energy consumption, and even compete with other tenants in the landmark building to achieve energy savings. World Green Building Council to quantify productivity benefits of sustainability

UK Green Building Council sets out future plans for sustainable futureIn an attempt to broaden the business case for sustainable building, the World Green Building Council has launched a new initiative to define the productivity and wellbeing benefits associated with low carbon and sustainable property.  The initiative, launched ahead of this week’s Ecobuild conference in London, will be steered by a group of experts who will produce a final report later in the year. The premise of the study is to show that, as well as cutting costs and improving environmental performance, green buildings have a beneficial effect on the health, wellness and productivity of occupants. According to the announcement, around 85 per cent of an average organisation’s costs are associated with salaries and other costs of employment so a modest improvement in productivity can have a huge impact.

UK Government urged to push ahead with zero carbon commercial buildings

light bulb turbine croppedThe UK’s Green Building Council has fired off its latest salvo in an ongoing battle with the Government over the implementation of environmental legislation for commercial buildings. A new report from the organisation’s Task Group urges the Government to push ahead with plans to ensure that by 2019 all new non domestic buildings will be built to zero carbon standards. The report claims that the implementation of appropriate regulations is hampered by a lack of clarity, including confusion over what zero carbon actually means as well as the government’s own stop-start  approach to the environment. The current 2019 commitment to zero carbon buildings falls a year ahead of the deadline specified in European Law, but a recent focus from the coalition on reducing relevant legislation has added to confusion about the overall approach.

UK workers exhibit split personalities when it comes to energy management

Dr_Jekyll_and_Mr_HydeA new survey has highlighted the disparity between how energy (and hence money) conscious British people are in their domestic and working lives. According to research carried out by Rexel UK we exhibit a ‘split personality’ when it comes to the ways in which we use energy. Just under half (48 percent) of those surveyed describe themselves as energy conscious at home, whereas only a fifth (20 percent) would say the same about themselves in the workplace. Over a third (70 percent) say that they are concerned about wasting energy at home, whilst only two-fifths (43 percent) worry about wasting energy at work. In addition people are actively choosing to charge electronic devices at work in preference to home and, while nearly all turn the lights off at home (93 percent), only 60 percent do so in the office.

Looming resource constraints go way beyond carbon, warns the Carbon Trust

Sustainability in business must expand to meet future demands on resources. These constraints will go way beyond energy management, but include water, waste and land-use; for example there could be a 40 per cent gap between available water supplies and water needs by 2030, and some critical materials could be in short supply as soon as 2016. Organisations that adapt their business models by assessing their exposure to such resource constraints can identify how to manage these risks and exploit commercial opportunities. In turn this will improve efficiency, strengthen long-term resilience, and drive business returns. So says the Carbon Trust’s new report, Opportunities in an resource constrained world, which has profiled four of its customers: Whitbread, BT, Stagecoach, and Bord Bia and sets out some of the steps they have taken on sustainability. Plans to slash environmental guidance

The UK Green Building Council has condemned Prime Minister David Cameron’s pledge to scrap realms of environmental guidance. In a speech to the Federation of Small Businesses earlier this week, the Prime Minister said that by March 2015 Defra will have slashed 80,000 pages of environmental guidance, saving businesses around £100 million per year; “to make it vastly easier and cheaper for businesses to meet environmental obligations.” However Paul King, Chief Executive at the UK Green Building Council, branded the move utterly reprehensible. He said: “The Prime Minister’s boasts of ‘slashing 80,000 pages’ of environmental guidance is. It is the same poisonous political rhetoric from Number 10, devaluing environmental regulation in a slash and burn manner. These words are not only damaging and irresponsible, but misrepresent the wishes of so many modern businesses, both large and small.”  (more…)

Commercial property sector must take a city scale view of retrofit projects

Commercial property needs to 'up its game' on urban retrofit

Some 70 per cent of commercial properties will still be standing in 2050, which is why retrofitting, or re-engineering, a city’s built environment and infrastructure is so essential. However, research led by Professor Tim Dixon of the University or Reading’s School of Construction Management and Engineering  has found that despite examples of ‘light touch’ retrofit (such as LED lighting, improved building services and building management systems), the rate of retrofit in the sector is low; being hampered by complexity, fragmentation and conservatism. And crucially, the commercial property sector does not take a city scale view of retrofit projects and so is ‘city-blind’ to retrofit opportunities, which is also slowing progress. (more…)

SkyCycle. Great idea, but how realistic is it really?

Cycling in London

 A cycle lane in the sky is a brilliant concept. The very name conjures up visual images of 21st century transport networks that HG Wells might have been proud of. But wedged above the Enfield Town to Liverpool Street line or its equivalent it seems very unlikely. So let’s assume this is an exercise in marketing, making use of good research and creative design as a means to kick start the debate about how we get to work and how we can accommodate more different and more sustainable methods of commuting. And let’s not restrict this to London either. The capital might have more obvious issues, more publicity; a larger than life Mayor; plus too many cycling fatalities, but they are problems shared across the UK.

New SkyCycle route proposed to ease Capital’s transport network congestion

SkycycleDemand for London-based workplaces is increasing, but the capital’s transport network is at capacity and ill equipped for a predicted population growth of 12 per cent over the next decade. Despite the Mayor’s efforts to encourage more cycling in the capital, a recent series of accidents has raised concerns about its safety. Architects Foster + Partners together with Exterior Architecture and urban planners Space Syntax have come up with a proposed solution, the SkyCycle network. This consists of a wide, secure deck constructed above the existing suburban railway corridors, to provide over 220 kilometres of safe, car free cycle routes which can be accessed at over 200 entrance points. Each route can accommodate 12,000 cyclists per hour and will improve journey times by up to 29 minutes. (more…)

PWC refurbishment wins highest every BREEAM

PwC’s nine-storey headquarters at One Embankment Place in London has surpassed all BREEAM scores to date for both new build and existing structures. The 450,000 sq ft commercial office building located at Charing Cross station in London has achieved a milestone 96.31 per cent BREEAM Outstanding score, including a 100 per cent score for materials, transport and management. Built in the early 1990s, the structure, which comprises a basement below the station and nine floors of office space above it, has had a complete office refit and refurbishment as well as full central plant replacement in the basement areas, roof and terraces. Achieving a high BREEAM rating and EPC score was a priority of the refit, which was achieved while some 2,000 staff remained in occupation. (more…)

Advice to Government to stick to carbon reduction budget welcomed by UK-GBCThe Coalition must stick to agreed targets to dramatically reduce carbon dioxide emissions, the government has been told. The Committee on Climate Change (CCC), the statutory body set up to advise the government on meeting long-term carbon goals says there has been no change in the circumstances upon which the fourth carbon budget (2023 – 2027) was originally set in 2011 that would justify lowering current proposed levels of emissions cuts. Responding to Chancellor George Osborne’s request to review the carbon budget, the committee said if anything, changed circumstances point towards a tightening of the budget. Its findings were backed by the UK Green Building Council, which says that the construction and property sector has been plagued by Minister’s shifts in energy management policies.
