SmartCities_Icon_SBAccording to a new report from Navigant Research, the total number of identified smart city projects worldwide has grown from 170 in the third quarter of 2013 to 235 today. The report examines the current state of global smart city development, covering the related aspects of the smart energy, smart water, smart transportation, smart buildings, and smart governments sectors, segmented by region. The authors of the report claim that, as the benefits of smart cities become clearer, the number of projects and partnerships supporting the cause is rapidly increasing. In the last few years, city leaders, central government ministries, and technology and service suppliers have announced a range of new smart city initiatives, incentives, and product and service offerings, while more cities are moving from one specific technology interest to a broader range of solutions that have multiple applications.

Manchester city centreThe UK’s regional commercial property market has continued to improve on last year’s record levels of occupational take-up, with 9.6 million sq ft transacted in the Big Nine city centre and out-of-town markets during 2015, 20 percent above the five year average. According to Bilfinger GVA’s quarterly review of the regional office occupier markets this is the fourth consecutive annual increase in take-up and compares to an average of 6.6 million sq ft during the downturn years of 2009 to 2012. Take-up over the year was well above average in Birmingham and Manchester in both the city centre and out-of-town markets. Other markets where activity was well above average include Cardiff and Leeds city centres and the suburbs of Glasgow and Edinburgh. Fourth quarter take-up was dominated by above average activity in most city centres and a number of large deals in Edinburgh out-of-town.

Paris-Eiffel-Tower-1Competition for office space and investment assets in Paris remains strong, on the back of healthy economic growth, with GDP in the country expected to grow by 1.1 percent this year, and a further 1.4 percent in 2016, after three years of subdued growth. Following a relatively weak performance in the first quarter of 2015, office leasing in Île-de-France recovered in the third quarter, with annual take-up forecast to again exceed 2 million sq m.  Though demand remains high, rents have been left unaffected, further increasing the desirability of the market. Limited development will continue to restrict occupier activity – the development pipeline for the next two years has reduced, with much of the new stock likely to be pre-leased before completion. Heena Kerai, International Research Analyst at Knight Frank, commented: “Occupier and investor confidence will remain positive and despite stock limitations, we can expect both markets to put in a strong performance in the coming quarters.”

Freelance US workersNearly one in four employees freelance in some capacity, a recent study of office workers in the US claims. Overall, twelve percent of US employees work as freelancers as their primary source of income, and the same percentage freelance in addition to their primary job. The Staples Advantage Workplace Index reveals that employees freelance for a variety of reasons, including the flexibility to make their own hours (37 percent), make more money (39 percent), and achieve a work-life balance (32 percent). Businesses also benefit from this arrangement by getting access to highly skilled workers needed for special projects. Freelance workers need temporary access to IT services and equipment, designated work spaces, open communication with co-workers, and the right supplies to help deliver projects. As a result, finds the report, smart, collaborative technology is becoming more ‘mainstream’, in helping establish efficient team structures and collaboration models.

consultA New Year and a new chance for some people to heap more fresh corporate bullshit onto the already steaming pile. No matter how often writers like the ever excellent Lucy Kellaway mock and deride the propensity of people in organisations to apply cliches and nonsense in lieu of thought and imagination, we have to face an annual fresh tide of drivel and lazy thinking. So predictable is this yearly onslaught, that it appears to now be a subject for trendspotters, as a recent feature in The Telegraph highlighted. Of course, this is just general corporate speak and does not even begin to scratch the surface of what we have to endure in the more parochial world of workplace design and management. Which is why I have produced the latest update to my continually expanding lexicon of regrettable workplace terminology.  You can read parts one and two here and here.

European property marketEuropean office take-up will rise by 10 percent in 2016 with this rise in office demand expected to encourage increased development over the next 12 months, according to the Knight Frank European Commercial Property Outlook 2016. Development activity is likely to be shaped by the current polarisation of office demand, with occupier interest most strongly focused on prime city centre space, while older and less well-located offices will struggle to attract tenants. With prime commercial space in short supply in cities such as London, Paris, Dublin, Frankfurt and Madrid, occupiers seeking large centrally-located offices currently have very limited choices. However, in cities such as Amsterdam and Brussels, vacancy rates remain relatively high for Grade B offices and secondary locations, so as a result, the European commercial property market will step up the redevelopment of such properties.

Herman Miller workplaceWhether we like it or not, we all have to work for some, or more usually, most of our adult life. During this time, many of us will work in an office, which is a place that has changed immensely – not only in the last ten years or so, but almost entirely since the start of the twentieth century. The management structure and style of companies, the tools available to the workforce, and the places within the office buildings have been changing and evolving. There has been a shift from hierarchical management structures to a more diverse and organic model. The tools of work have changed from the humble typewritten letter and Bakelite telephone to 24/7 access to emails though laptops and smart phones. And finally the workplace itself has evolved from one with enclosed offices for the senior managers, or a sea of cubicles to workplaces that encourage creativity and collaboration.

Future ProductivityAcas has published its Workplace Trends 2016 report, which identifies workplace bullying, pay, the new trade union bill and productivity as key trends that will have an impact on employment relations in 2016. In this report, thought-leaders discuss leadership, improving productivity, the art of communication, giving voice to a better way of working, encouraging positive behaviours in tackling bullying at work and the psychology of productivity. Writing in the report, Acas Chair Sir Brendan Barber says that productivity is a real concern for the UK economy. He warns if we were able to match the productivity of the US then this would equate to around £21,000 per annum for every household in the UK, making it an issue that will remain high on the agenda in 2016. The report also features commentary from Steve Elliott, Chief Executive of the Chemical Industries Association, Dr Makani Purva, Anti-Bullying Tsar at Hull NHS Trust and Frances O’Grady, General Secretary of the TUC.

How to compile your own Top Ten list of the World’s Coolest Offices

facebook1The year draws to an end and making a list of what you claim are the world’s coolest offices or making claims about what makes an office cool is a great way of generating some much needed fin de siecle PR. That’s presumably why there are so many features about what constitutes a cool office. You can find them everywhere including in the Telegraph, Fortune, EsquireInc and Forbes. Or, like search engine Adzuna, you can openly boast about how much PR you’ve generated with your list and then do it again every year. If you want to tap into this meme,  the great thing about it is that you don’t even have to know anything about or even visit the offices you deem cool enough to make your top ten. You can even choose offices from other people’s lists. All you have to do is follow a number of simple and interrelated criteria to come up with a list that is pretty much the same as all the others and say the same things about them.
