New London hotspots emerging as affordable office space runs dryFlexible working initiatives such as hot-desking and home working have done little to dampen demand for the right office space, finds Cluttons in its latest London property outlook guide, which reveals very few areas of central London are now able to offer good office space for less than £40/sq ft. Echoing research by JLL earlier this week Cluttons reports that for the third quarter of this year current office letting activity was 17 per cent above the long-term average with more than almost 9m sq ft already acquired this year. Occupiers are showing a taste for larger offices, with a total of 21 transactions so far this year measuring upwards of 50,000 sq ft, accounting for a quarter of the space acquired. This is further eroding the supply pipeline, and is leading areas such as Aldgate and Whitechapel, Bethnal Green in the east, and Vauxhall in the south, to emerge as the next peripheral hotspots for those requiring offices on a more affordable basis.

The already intense levels of competition for prime Central London office space look set to increase. New data by JLL reports that leasing figures in the Central London office market are set to top those reached in 2013, with City lettings showing potential to reach over 7 million sq ft for the second year in a row and the West End on track for 3.3 million sq ft by the close of 2014. Strong take-up in these markets, combined with a resurged market in the Docklands, will see Central London take-up figures on track to exceed last year’s total of 11 million sq ft. While consolidation and lease expiries have been main drivers up to now, a buoyant economy means occupiers expansion plans are bringing new requirements to the market. Amazon’s recent decision to take a 400,000 sq ft pre-let at mixed-used development Principal Place at Shoreditch, is an early example of this and it’s expected more occupiers will follow suit.

RICS Scotland officially opens its new Edinburgh offices

New HQ for RICS ScotlandRICS new Scottish headquarters were officially opened this week at Edinburgh’s iconic Princes Street by Minister for Local Government and Planning, Derek Mackay, MSP. The new, state of the art offices, located at 125 Princes Street, will also host Planning Aid Scotland, Built Environment Forum Scotland and the Scottish Arbitration Centre, with the idea being to create collaborative built environment hub in the heart of Scotland’s capital city. Explained Sarah Speirs, Director RICS Scotland: “Throughout this process we have been very keen to recognise and utilise the professional skills and expertise of our members, including the talents of our building surveying members, who we have now been working on the design and fit out of our transformational space at 125 Princes Street for the past couple of months.” The new open plan offices, which benefit from views of Princes Street Gardens and Edinburgh Castle were designed using BIM technology as a best practice example for the sector. Why a more flexible approach to where and when we work is long overdue

Virgin's flexible work initiative makes sense when you learn average British commute is increasingAs Virgin boss Richard Branson throws his considerable influence behind flexible working, with the revelation that his personal staff can now take time off whenever they want for as long as they want; new research published for National Work Life Week illustrates why we need a more flexible approach to where and when we work. The average British one-way commute has increased in the last couple of years, at nearly half an hour (29.6 minutes) compared to 26 minutes two years ago. Employees in large firms appear to endure the longest commutes, clocking up a one-way average of 39 minutes. The knock-on effect means over-crowded trains, roads and buses and an increasingly stressed workforce more prone to stress and ill-health. Branson has promised to extend the policy if, as he notes in his blog, it results in similar productivity gains as Netflix, which has pioneered this approach. (more…)

Over half of employees blame failing eyesight on workplace screensOne of the potential hazards of the incursion of digital devices into our lives is the fact that the average person’s screen time has increased since a generation ago, when watching too much TV was said to be bad for our eyes. However, workers still blame their working environment and the rather anachronistic tool, the VDU for any resultant eye troubles. According to new research more than half of UK employees say their current working environment has had a negative impact on their eye health. In Westfield Health’s recent survey of 7,000 UK workers, conducted just ahead of this week’s National Eye Health Week, fifty three per cent of respondents say their current working environment has affected their eye health, or their vision has got worse as a result of work. Headaches, blurred vision, eye strain and dry eyes are just some of the eye related problems employees associate with their jobs. (more…)

Much anticipated BCO Specification Guide update for 2014 launched

BCO specification guideThe British Council for Offices (BCO) has launched the much awaited new edition of its Specification Guide. Last updated in 2009, the 2014 issue aims to cement the publication’s position as the ‘definitive guide to office development in the UK’. As well as its traditional subjects of occupier density and building infrastructure and services, the latest edition covers topics such as building information modelling (BIM) rights to light, updates to BREEAM and amended planning law and building regulations as well as topical issues such as the inexorable rise of the ‘coffee shop workplace’ and the provision of cycle parks.  Richard Kauntze, chief executive, claims the revised BCO Specification Guide represents a greater focus on the needs of end users.

Global launch of healthy buildings report announced for World Green Building Week

Green buildingWorld Green Building Week 2014 takes place next week (22 – 27 September) with the theme for this year of ‘Get up, Green up’. Created in 2009 to promote a more connected, more interactive, and more public conversation around the role buildings play in creating a sustainable future, this year’s WGBW will feature a range of events held around the world; including Australia, US, Hungary and the United Arab Emirates. On Monday 22 September, as part of WGBW, UK-GBC is hosting a webinar looking at the Ökobau.dat, the German National LCA database for construction, and on Wednesday 24 the global launch event of the WorldGBC ‘Health, wellbeing and productivity in offices: the next chapter for green building’ report, which looks at health, wellbeing and productivity in offices, following an extensive project involving over 50 industry experts from around the world.  (more…)

Availability of office space in central London fallen a fifth since last yearIncreased pressure on London rents are being predicted as the latest figures by DTZ show the availability of office space in central London is now 20 per cent lower than the same period in 2013, and 30 per cent below the 10 year average. While London office take up rose by 17 per cent over the same period in 2013, all Central London markets, except the South East fringe, are seeing year-on-year decreases in supply of at least 15 per cent. The North West fringe, the Docklands and the West End have seen the biggest falls in availability over the past 12 months (down 53%, 36% and 30% respectively) with availability in the City falling by 17 per cent over the same time period. A significant development has been the availability of second hand space falling by a third (33%) to 5.6 million sq ft over the past 12 months – 47 per cent below the ten year average. (more…)

The modern workplace has to work harder than ever before. It must reflect corporate values, express something of the organisation’s brand, allow people to work to the best of their ability as well as look after their wellbeing, keep touch with the pace of changing technology and meet the demands of an ever changing legislative environment and keep costs down. All of these issues conflate around the challenge of providing a sustainable, comfortable and productive working environment in buildings that are filled with an increasing number of people and computers. It is estimated by the Building Research Establishment that even in a typical office each person and their technology will generate some 1500 W of energy per hour, the equivalent of the sort of fan heater that the EU is now keen to ban outright.

Key to success of BIM implementation is collaboration says RICSThe need for collaboration between all the professions working within the built environment was the overriding theme of a free seminar on BIM, hosted by RICS last week, reports RICS’ Schemes and Accreditation Manager Jon Klahn. The event featured speakers from quantity surveying, engineering and architecture, and was designed to help delegates learn more about BIM and RICS’ role in establishing BIM industry standards. Addressing the 80 plus attendees, Dr Anne Kemp FRICS, Director of BIM Strategy and Development at Atkins and Chair of ICE’s BIM Action Group said the various professions can no longer be driven by self-interest. BIM in itself is not the solution. But the change required to make BIM successful will ultimately allow for better construction, better buildings and a better environment. Successful BIM implementation requires a partnership of people, process and technology and for project teams to understand and appreciate each other’s roles as professionals. (more…)
