Demand in UK regional office markets beginning to outstrip supply

The latest report from property consultancy Savill’s looking at trends in the UK’s commercial property market paints a now very familiar picture of an increasingly healthy market driven by a number of sectors in general and the tech and media industries in particular, but also of growing confidence outside of London. It also highlights a marked shift away from public sector to private sector employment. Although the upsurge in demand is putting pressure on the supply of appropriate office space in certain parts of the country, a new report published today by KPMG also highlights the growing order books of UK construction firms and an increase in confidence amongst builders.

London, Dublin, Barcelona, Boston and Bristol have something in common – they’re smart cities that use intelligent technology to monitor their urban infrastructure. The data is used in a variety of ways; to save money, minimise waste, measure water usage and manage transport routes. Solutions range from utilising IBM’s ‘Big Data’ to analyse traffic congestion on Dublin’s public transport network, to monitoring greenhouse gas emissions from Boston’s buildings. The smart cities industry has been valued at more than $400 billion globally by 2020, with the UK expected to gain a 10 per cent share ($40 billion). Now the government has announced it is to set up a new Smart Cities Forum, chaired by Universities and Science Minister David Willetts and Cities Minister Greg Clark, with representatives from cities, business, and scientists. Why the serviced office sector needs to put more effort into its customer service

It’s National Customer Service Week, a week-long initiative set up to inspire businesses to take a step back, look at their customer relations and promote excellence in customer service amongst their teams. Across every business in every sector, excellent customer service is key to gaining and retaining custom, and this is particularly the case when it comes to the serviced office industry. Average customer retention rates are just eight months in the officing sector, so addressing this through improved customer service can have a huge impact on the bottom line. I believe the serviced office industry can do more. There is a danger that low retention rates cause companies to place a greater emphasis on winning new businesses, with existing clients’ needs coming second place. More →

New CIOB survey lifts lid on extent of corruption in UK construction

A new survey from the Chartered Institute of Building (CIOB) claims that the majority of professionals in the UK construction industry believe that corruption in the sector is commonplace. The survey, which can be downloaded in full here, found that over a third (35 percent) had personally been offered a bribe or some other form of inducement at some point in their career, while nearly two-thirds (65 percent) believed the offer of gifts and corporate hospitality to win contracts is commonplace. A similar proportion (38 percent) of respondents had come across anti-competitive practices on at least one occasion, and of those, 29 percent had experienced cartel activity in the year running up to the survey.

UK Green Building Council partners with Ecobuild to agree event programme

The UK Green Building Council has entered into a new long-term partnership with Ecobuild, the annual event for sustainable design, construction and the built environment. The agreement means the two organisations will work closely on the programme of events for Ecobuild to promote the business case for a greener and more sustainable built environment. UK-GBC Chief Executive Paul King, who already sits on the Ecobuild Advisory Board, said: “This partnership marks the start of a new and exciting chapter in our close relationship with Ecobuild, an event which has firmly placed sustainable construction on the UK and international agenda over the past ten years.” More →

New microsite shares sustainability knowledge with the built environment

One of the biggest design and construction firms in the UK, BAM Construct UK, has launched a sustainability microsite to share its green building knowledge. The website is broken into six key performance indicators: sustainable design; carbon; resource efficiency; sourcing responsibly; community; and health and wellbeing. BAM Director of Sustainability Nitesh Magdani said: “The sustainability team at BAM includes a range of professionals from site managers and environmentalists to architects. We advise our teams on issues including sustainable design; waste and environmental management; community engagement; LEED and BREEAM certification; Post Occupancy Evaluations; and air quality issues.” More →

Government unveils BIM initiative for SMEs as survey reveals small business concerns

The Cabinet Office has unveiled a new initiative which aims to promote the practice of Business Information Modelling (BIM) amongst smaller businesses in the UK construction industry. At the launch of the Construction Industry Council’s dreadfully named BIM4SME forum, Cabinet Office Minister Chloe Smith reiterated the Government’s commitment to use BIM on all Government construction projects by 2016. However new research from the Institution of Structural Engineers has revealed the problems facing small businesses in using BIM, including the fact that two thirds think the Government stance on BIM makes it harder for them to win work and three quarters believe it presents them with major cost challenges.

Winners announced for outstanding leadership in sustainable buildings awards

British Land, Spanish city Vitoria-Gasteiz and the City Green Court building in Prague, Czech Republic, have clinched the top spots in the inaugural World Green Building Council Leadership Awards – Europe Region. The awards, which were announced to coincide with World Green Building Week 2013 – honour leadership and best practice in green building policy, construction projects and corporate initiatives. British Land won the category for Business Leadership in Sustainability; Vitoria-Gasteiz picked up the award for Leadership in City Policy for Green Building award; and office building City Green Court, topped the Leadership in Building Design and Performance category for its sustainability features. Construction sector awarded £60m for development of more energy efficient buildings

£60 million to help the UK construction industry design and develop more energy efficient buildings is to be awarded by the Government’s Technology Strategy Board. The projects, which address the challenges of both new and existing buildings, are expected to leverage in an additional £60 million of industry investment and £30 million extra funding from across government and other agencies. The board has already invested £83 million of funding through the Low Impact Buildings Innovation Platform, (LIBIP). It aims to help the UK construction industry deliver buildings with a much lower environmental impact by investing jointly with industry and other funders in projects to bring innovative solutions to a growing market for more environmentally friendly buildings. Open-plan office workers need time out from the madding crowd

Open-plan offices are now the most popular workplace layout, primarily because they save on space, enable flexible working and, it’s argued, foster better communication and collaboration between employees. Yet open-plan still has some way to go to convince occupants of its merits. According to a recent study published in the Journal of Environmental Psychology, of over 42,000 US office workers in 303 office buildings, workers in private offices remain the most satisfied with their surroundings. However, what constitutes a satisfactory workspace differed, according to the employee’s current office layout. So while noise was the most important consideration for open-plan workers, light and ease of interaction topped the satisfaction list for those housed in cellular offices. More →

New standard published on costs of owning and operating buildings

A new standard is being published by BSI offering expert guidance on estimating the long term costs of owning and occupying a building. BS 8544 Guide for life-cycle costing of maintenance during the in-use phases of buildings extends the guidance already provided by the existing standard PD 156865:2008, for buildings which are already operational, allowing users of the existing guidance to develop the life-cycle plans into the operational phase. To launch the standard, BSI is running a free half-day event on Wednesday 18 September to explain what the standard’s all about and its benefits. CBI calls on Government to incentivise businesses to invest in energy efficiency

The Confederation of British Industry (CBI) has published a new report calling on the Government to adopt a more streamlined and integrated approach to energy efficiency policies, including those relevant for the UK’s commercial buildings. The report also addresses a range of related benefits and obligations for companies to help them cut costs, manage risk and open up commercial opportunities. The report argues that energy efficiency has been neglected for too long, despite the fact that Government figures show a domestic industry that is growing at 4 percent a year, is worth £17.6bn in sales and supports 136,000 jobs.
