green buildingsA new study from researchers at Harvard claims to establish a link between those standards for green buildings with an indoor environmental quality (IEQ) component and the wellbeing and productivity of employees. The study, The impact of working in a green certified building on cognitive function and health, has been published in the journal Building and Environment. Based on a study of 109 subjects in ten ‘high performing’ buildings compared to staff from the same firm in uncertified buildings, it found that respondents enjoyed a 26.4 percent uplift in cognitive performance, a 6.4 percent increase in sleep quality and 30 percent fewer symptoms. The accreditations used in the study were LEED New Construction 2009, Green Star Office v3, BREEAM New Construction 2012, BCA Green mark for new non-residential buildings v4.1 2013, and DGNB New Office v2012

Built environment urged to help summit meet climate change commitmentsDelegates from across the World are gathering in Morocco this week for the 22nd global climate change summit, known as the Conference of the Parties (COP22), where they will focus on the implementation of the Paris Agreement. This historic agreement was reached last December at COP21 in Paris, France, when for the first time, 191 nations committed to collectively addressing the effects of climate change. The Paris Agreement aims to keep the global temperature rise well below 2 degrees Celsius and to limit the temperature increase even further to 1.5 degrees Celsius. It was signed by all negotiating countries and has thus far been ratified by 75 member states. However, despite the fact that the agreement entered into international law on the 4th November, the UK is yet to ratify it, which according to the UK-GBC’s Campaigns and Policy Director, John Alker, is “pretty poor. We cannot afford to be dragging our heels on this; not only is there a moral imperative to tackle climate change, but the economic case for action is huge.“

uk-gbc-hqBy achieving the lowest embodied carbon footprint ever recorded for an office refurbishment in the UK, the new headquarters in Central London for the UK Green Building Council is designed to inspire and encourage employers, landlords and occupiers alike to set the bar high when upgrading their office spaces, according to the organisation. It claims that the project is an exemplar for sustainable office refurbishment and features a range of wellbeing measures. UK-GBC says it hopes that this landmark project will also demonstrate that even a 160m² floorspace can deliver commercial, social and environmental value if each decision is challenged and scrutinised. Wellbeing measures have been incorporated into the design in order to improve staff satisfaction, productivity and overall health and wellness. These measures include: a living wall with over 1,500 plants; an innovative ventilation system, which has delivered a 750 percent increase in background fresh air; an automated low-energy LED lighting system; and products and finishes that minimisepollutants from the air.

slide-image-3Digital Built Britain, the latest stage of the UK’s BIM Task Group programme, has officially been launched at the ICE BIM 2016 conference by Mark Bew, chair of the BIM Task Group. The launch comes in the wake of the publication of the Government commissioned Farmer Report into the state of the construction industry which laid out in stark terms the structural problems that suggest the sector risks terminal decline without innovation and cultural change. The report, subtitled Modernise or Die, suggests that the UK’s construction industry faces ‘inexorable decline’ unless longstanding problems are addressed. In particular, the review highlights the sector’s dysfunctional training model, its lack of innovation and collaboration, and a non-existent research and development (R&D) culture. First announced in the 2016 budget, Digital Built Britain aims to deliver reductions in the whole-life costs and carbon emissions of buildings, while improving productivity and capacity by using intelligent building information models, sensing technology and secure data and information infrastructure.  Digital Built Britain will also continue the work of the BIM Task Group programme, set up in 2011 to deliver a projected 20 percent saving on the costs of major projects.

The office was also recognised as the Best Corporate Workplace in the UK, joining a list of six other award winners recognised for excellence in office space. The BCO’s National Awards programme recognises top quality office design and functionality and sets the standard for excellence across the office sector in the UK.  The University of East Anglia’s The Enterprise Centre was praised by judges for showcasing low carbon and sustainable design at its best. Judges commented that the workplace offered a wide range of highly flexible accommodation with incubation and collaborative spaces for new and developing businesses in a building equipped to deliver for the 21st century.

green-transparency-sustainable-regulationsThe level of transparency in the reporting of the environmental performance of commercial real estate is growing across the world, but the pace of new sustainable building regulations remains slow. That is the key finding of JLL’s Real Estate Environmental Sustainability Index, which measures the availability of a range of environmental transparency tools in 37 countries. Whilst 17 countries have improved their overall scores since the last survey two years ago, 13 have remained static and three have declined. Half of all country index improvements have been driven by the introduction of voluntary minimum energy efficiency standards for existing buildings. This year France topped the Index for the first time, thanks to the consistent roll-out of mandates to transition to a low carbon economy. Japan has moved up from the transparent group to join France, Australia and the UK in the highly transparent group.

masdar-green-cityA much publicised but occasionally troubled green city in the United Arab Emirates without light switches or water taps has much to teach people around the world about saving energy and precious resources, claims a new study from researchers at Birmingham University. With its low-rise and energy efficient buildings, smart metering, excellent public transport and extensive use of renewable energy, the 2,000 citizens of Masdar City in Abu Dhabi, are living in a place which is a ‘green’ example to city planners around the globe, claims the report. There are no light switches or water taps in Masdar City. Movement sensors control lighting and water in order to cut electricity and water consumption by 51 percent and 55 percent respectively. Masdar is a mixed use development that is the world’s first city designed to be ‘zero carbon’ and ‘zero waste’. Masdar City is a large-scale mixed use development which lies 17 kilometres south-east of the city of Abu Dhabi.

global-sustainabilityThe global real estate market is showing signs of improvement across all areas of environmental, social and governance performance (ESG) including a 1.2 percent reduction in energy consumption, 2 percent reduction in GHG emissions and close to 1 percent reduction in water use. It is also placing greater focus on occupant health and well-being. This is according to the latest data compiled by GRESB, a benchmarking organisation for real estate companies and funds which evaluates sustainability practices in the global real estate sector. In the results for the 2016 GRESB Real Estate, Developer and Debt assessments, which analyses the sustainability performance of more than 1,100 real estate portfolios of both private equity and listed companies, Australian entities outperformed all other regions with an average score of 74, which is 14 points above the global average; and office companies and funds outperformed other property types with an average score of 66.

Smart citiesGlobal law firm Osborne Clarke has released its fourth research report on smart cities and the future of the built environment. The new edition addresses a number of key issues related to the built environment and poses what it suggests are the two  key questions: How can the built environment become smarter? And what are the challenges and obstacles that might prevent this from happening? The report looks at case studies cross Europe and interviews experts in an attempt to discover how smart built environments ‘leverage data, new technology and innovative and collaborative thinking to deliver services that benefit citizens’. The report concludes that a fundamental  shift in thinking is already well underway but it is patchy and still faces a large number of major obstacles, not least a silo mentality in decision making which restricts the ability of organisations to innovate and achieve results across a broad base of objectives.

Sustainable real estateThere is an urgent need for more action and greater leadership in tackling sustainability requirements in commercial real estate. Just a handful of large companies are meeting sustainability challenges, according to Bilfinger GVA’s sixth Green to Gold survey on the risks of rising sustainability pressures and market demands, with the progress being made not as strong as expected. Although 84 percent of respondents acknowledged that they have a sustainability strategy in place, there are still huge gaps that need to be filled in order to meet appropriate standards. Only 50 percent admitted to assessing operational energy efficiency, whilst 63 percent are not assigning specific figures for the costs or benefits of sustainability issues in investment appraisal calculations. Added to this, 43 percent are yet to assess their portfolio’s risk profile with regards to Minimum Energy Efficiency Standards. This means the industry now finds itself with more to achieve in significantly less time.
