The real definition is about a new method, idea, product, i.e. some form of technological innovation. Often ‘innovation’ is more to do with the Emperor’s clothes than an effective new method or a radical product that changes a manufacturing process or reduces carbon, or just makes life and work more efficient. The challenge in Silicon Alley is providing the right quantity and quality of office space

M4 Silicon AlleyNews emerges from BNP Paribas that the most dynamic occupiers in Western European property markets belong to the technology, media and telecoms (TMT) sector and that the most important market in the region is London. This comes as no surprise given the plans of Google to move to its new home in King’s Cross and the focus on developments in Tech City. But the same hothousing of TMT businesses is also evident in the area Prime Minister David Cameron has referred to as Silicon Alley, a cluster of businesses running alongside the M4 originally clustered between Reading and Swindon but now extending as far as Bristol. Companies that have found a home in the area include the likes of Cisco, Microsoft, Oracle, Ericsson, Vodafone, O2, Citrix, Dell, Huawei, Lexmark, LG, Novell, Nvidia, Panasonic, SAP and Symantec not to mention the countless other smaller businesses, consultants and freelancers that share this hothouse.

Design Museum sale paves way for resurrection of Commonwealth Institute

Commonwealth InstituteDeskheads of a certain vintage may have viewed the news that Zaha Hadid had bought the Design Museum’s London home for £10 million in a somewhat different light to much of the media that reported the sale. While journalists succumbed to the apparently irresistible pull of architectural headline magnet Zaha, to some of us the interesting part of the story was that the sale finally freed the Design Museum to move to the long empty Commonwealth Institute building in Kensington. The building is one of the most architecturally important modern buildings in London and has a long association not only with The Commonwealth Institute educational charity but as a venue for cultural events and exhibitions of design, not least the now defunct Prima and Spectrum exhibitions which did so much to promote commercial interior design in the UK.

New study to investigate effectiveness of UK carbon reduction policies

carbon-dioxide-molecule-Deloitte has been commissioned by the Green Construction Board and the Green Property Alliance to carry out a study into the effectiveness of the UK Government’s policies for carbon reduction as the it seeks to meet its commitment  to reduce the country’s carbon emissions by 80 percent by 2050. Inevitably buildings, which reportedly are the largest source of CO2 including some 17 percent from non-domestic property, have been targeted to make significant contributions. With the much vaunted Green Deal in the news for all the wrong reasons – either because of its low take-up as well as new fears that it could lead to homes overheating –  the survey will gauge how policies aimed specifically at commercial property such as Energy Performance Certificates and the Carbon Reduction Commitment have fared in spite of their own difficult gestations.

One day, news will emerge from Dubai of a new development that doesn’t break some record or other, or at least one that isn’t solely about the size of a building. The latest example of the Emirati obsession with scale is the plan by developers DMCC, the people who brought you the Jumeirah Lake Towers, to create the world’s largest commercial office building as part of a 107,000 sq m development of their business park. Although still in the development stage, the developers have their eyes on usurping the current holder of the tallest office crown, Taipei 101, the 509m-high building which was the world’s tallest tower of any sort until the Burj Khalifa came along in 2010. In their press announcement the developers claim the new tower will act as a magnet for multinationals, although not everybody is quite so enamoured of the idea that tall is best. More →

New Construction strategy focuses on sustainability and efficiency

An industrial strategy for construction‘Construction 2025’ is being launched by the Coalition Government today which aims to tap into the considerable growth opportunities predicted for the global construction market. The strategy has been developed in partnership with the new Construction Leadership Council, jointly chaired by Business Secretary Vince Cable and Sir David Higgins, Chief Executive of Network Rail, formed to help oversee the delivery of the action plan and its strategic priorities. The strategy’s vision to 2025 includes ambitions for a 50 per cent reduction in greenhouse gas emissions in the built environment, and an equal reduction in the trade gap between total exports and total imports for construction products and materials. Govt incentives needed to promote energy efficiency for non-residential buildings

Energy efficiency for built environment needs incentives to work Govt warned

The Government should conduct a comprehensive assessment of non-residential low-carbon policies to ensure they work effectively said the Committee on Climate Change (CCC) in its latest annual progress report to Parliament today. Progress in implementing some of the measures required to meet carbon budgets was limited in 2012, it warned, while the simplification of the CRC energy efficiency scheme beyond the CCC’s original recommendations has further eroded the incentives to improve energy efficiency it set out to provide. John Alker, Director of Policy and Communications at the UK Green Building Council, said: “Just one day before the release of official statistics on the Green Deal, the CCC’s report is a timely reminder that the Coalition’s flagship energy efficiency policy needs to be further incentivised to encourage take-up.”

US corporate occupiers changing the size and type of office space they demand

America’s corporate occupiers are not only reducing the amount of office space they use, they are changing their requirements too according to the latest Office Occupier View report from CBRE. Not only did overall demand for commercial space fall during the first quarter of 2013 compared to the last of 2012, the average amount of space allocated to each worker is falling below 225 sq.ft. (21 sq.m.) , and occupiers are demanding more open, ‘creative’ working environments in Class A buildings with large floor plates. Occupiers are also looking for space that is ideally located  in central business districts (CBDs) with easy access to transport links and amenities and offers them flexible terms.

It’s sunny side up for office furniture designs at this year’s Neocon

Landing “sunny side up” in Chicago is always a pleasure. While we’re here for work, the city has so many additional benefits for the seasoned international business traveller including a deep-rooted jazz culture, a beach, restaurant service to die for and – the reason we were there in the first place – the Neocon expo, amongst other things an exhibition of the finest new American and international office furniture trends which takes place every year at the enormous Merchandise Mart in the centre of Chicago (above). Quite a lot “snapped my celery” this year, and while, under normal circumstances I find the Milan furniture fair is the front-runner in terms of defining trends while the rest of the world slowly catches up, This year it was refreshing to see Neocon marking those trends right on the button.

Consultation opens on 'managing facilities to enhance organisational performance’

Facilities and property managers worldwide are being asked to help shape a ‘Strategic Facilities Management Guidance Note’. Once established, the note – spearheaded by a RICS-led working group – aims to help drive professionalism and enable benchmarking across the sector by creating greater consistency in the delivery of FM services. The guidance forms a key part of RICS’ wider campaign to improve understanding and recognition from businesses for the performance efficiencies that strategic FM can deliver. The call for global feedback follows RICS’ initial UK consultation last year which has resulted in the publication of the draft guidance, ‘Managing facilities to enhance organisational performance’.

Neocon 2013 announces comprehensive list of awards winners

It might sound like a Republican convention but in fact Neocon is the annual workplace exhibition at the giant Merchandise Mart in the centre of Chicago. And when we say ‘workplace’, we mean largely ‘office furniture’.  It attracts around 700 exhibitors and 40,000  of visitors from all over the world and so can help to disseminate ideas that spring up in the US to influence design on a global scale.  Many of the themes apparent at this year’s show will be familiar around the world. As well as the fact that everybody is talking about the environmental credentials of the products, the themes are direct reflections of the concerns and priorities of office occupiers and specifiers. By custom, the first day of the show is when they dish out the awards.

British Land on track to meet targets on green building efficiency

British Land on track to meet sustainability targets

British Land says it is on track to meet many of its 2015 targets on managing buildings efficiently, developing sustainable buildings and reducing carbon emissions. In its Corporate Responsibility Report for 2013, the real estate investment trust, which owns and manages a portfolio of commercial property worth £16.4 billion reiterates its commitment to sustainable property management: “There are increasing indications to support our view that sustainability, and particularly energy efficiency, grow income and grow value in the longer term. We are convinced this will be proven over time. Green buildings are also less at risk of obsolescence, thus further protecting and growing capital value over the medium to long term.” More →
