constructionDespite substantial investment in new technology over recent years, the construction industry is struggling to realise the full benefits of key technologies including advanced data and analytics, mobility, automation and robotics. That’s the main finding from Building a technology advantage – Global Construction Survey 2016, the annual state-of-the-industry report from KPMG International. Of the 200-plus senior construction executives who took part in the survey, just 8 percent of their companies rank as “cutting edge technology visionaries,” while 64 percent of contractors and 73 percent of project owners rank as “industry followers” or “behind the curve” when it comes to technology. Two-thirds of survey respondents believe project risks are increasing. BIM Level 2According to a new survey from research firm Timetric’s Construction Intelligence Center (CIC), momentum is growing towards the universal implementation of Building Information Modelling across the construction industry worldwide, with the highest percentage of respondents claiming that it will be the future of the industry. In related news, the UK BIM Alliance will be launched in October and will take over from the UK BIM Task Group as the emphasis is now on making Building Information Modelling the standard approach to construction. The industry alliance has been set up to respond to the UK Government’s challenges in meeting Level 2 requirements. The group will be branded the UK BIM Alliance, and is planned to be officially launched this October. The challenge now faced is to transform from industry mobilisation for Level 2 to make BIM, the standard approach to construction for the entire UK Construction Industry. More →

BrexitUncertainty about the consequences of a possible UK vote to leave the EU is having an adverse effect on the country’s construction pipeline, according to the Markit/CPS survey of activity in the market. According to the study, new building orders declined during May for the first time in three years although at 51.2, the index remains above the neutral 50 threshold which indicates that the trend remains positive. The May study specifically asked respondents how their work had been affected by the Brexit vote with one third saying it had had a negative effect. Meanwhile, an April study from CBRE found that demand for office space in London had remained robust through the first quarter despite fears that uncertainty about the market and the wider economy related to the referendum would dampen demand. Meanwhile, a new survey from the IEMA claims that two-thirds of members believe environmental issues will be given lower priority if the UK leaves the EU. More →

Deloitte's Crane surveyOffice construction in the Capital is at its highest level for eight years, according to Deloitte’s latest London Office Crane report, which measures the volume of office development taking place across central London. Recognising that the low supply of available office space across central London offers a limited choice for tenants, developers have responded by starting a record number of new schemes since the last survey. The latest results show that the volume of office construction has increased by 28 percent over the past six months to 14.2 million sq ft the highest level since the beginning of 2008. In just 18 months activity nearly doubled from 7.7 million sq ft in 2014. The financial sector has leased the largest share of office space under construction in the latest results, accounting for 2.3 million sq ft, or 39% of the let space while currently accounting for 38 percent of the space let, the TMT sector is a leading occupier group. The FoundaryLondon has reached the highest level of commercial construction since 2008, with activity totalling £7.4 billion. According to JLL and Glenigan’s latest UK Commercial Construction Index the level of speculative office development under construction in Central London totalled 8.3 million sq ft at the end of Q1 2016, well ahead of the long term average (5 million sq ft) indicating that developers are continuing to respond to London’s burgeoning requirements for new office floor space. In the West End office market alone, construction started speculatively on nine schemes in the first quarter of this year totalling 596,997 sq ft; the highest level of commencements since the end of 2014. The largest starts were at Brunel, W2 at 241,000 sq ft, which is scheduled to complete in 2019 and The Foundry, W8, a refurbishment planned to complete by the end of this year totalling 110,000 sq ft. BIMThe British Institute of Facilities Management (BIFM) has launched its new ‘Operational Readiness Guide: A guide to ensuring long term effectiveness in the design and construction process’. The guide aims to ‘equip facilities management professionals with the skills, knowledge and guidance to effectively engage at each stage of the design and construction process to deliver greater value to the end user organisations that occupy the buildings.’ Its launch coincides with the first day that centrally procured public sector projects in the UK will require the implementation of Building Information Modelling (BIM) at Level 2. The authors claims that in order for FMs ‘to deliver long term effectiveness and relevance for the end user facilities management professionals need to be engaged from the start and learnings and insights from operators applied to close the gap between building design and performance’. Construction sectorThe construction industry has returned to growth after six months of contraction, according to figures released by industry analysts Glenigan. Its latest Index also found that the value of projects starting on site are higher than a year earlier for the first time since March, fueled by growth across the industry; with housing, civil engineering and non-residential building sectors all up on a year earlier. Non-residential starts as a whole were up 4 percent on a year earlier, as growth in private sector activity offset continued weakness across the public sector. Industrial, office, retail and hotel and leisure starts all registered growth. Although UK construction has moved back into growth, it is the English regions outside of the Capital which are seeing most activity. London, Wales and Scotland last saw growth in March this year and South West England hasn’t recorded a rise in starts since May 2014. More →

Commercial Property LondonDemand for office space in London continues to overwhelm its availability and in spite of record levels of construction, according to two new reports. The latest CBRE Monthly Index claims that rents in Central London’s booming office market grew by 10.3 percent in the year to October 2015, the first time annual growth has hit double digits since April 2008. Despite rapidly rising rents, take-up of offices in Central London continues to outpace the 10 year average. The capital saw 1.1 percent growth in October, with 3.6m sq ft of space snapped up by businesses in the third quarter of 2015, with a further 3.8m sq ft currently under offer and expected to complete before the end of the year. Change could be on the way however as the latest biannnual London crane survey from Deloitte claims that the amount of office space being built in central London has risen by a fifth in six months, the highest level  for seven years. BIMBSI, the UK based organisation responsible for developing and publishing standards for businesses, has revised BS 8536-1 Briefing for design and construction: Code of practice for facilities management (Buildings infrastructure). The standard has been included in the Level 2 BIM package which the Government expects companies to offer when tendering for Government contracts. The standard has now been brought into line with the principles of the Soft Landings Framework and Government Soft Landings (GSL) post occupancy evaluation and BIM requirement. Soft landings is designed to enable the transition from design and construction into operation. It advocates collaboration during briefing, design, construction and handover between the design and construction team and the operator, operations team or facilities manager. More →

stride-wiltshire-ch-085The UK Government, in conjunction with construction industry data specialist Barbour ABI, has published a full detailed list of around £118 billion of publicly funded building projects scheduled for the next five years. You can find the pipeline as a spreadsheet here, with the data broken down by sector and including some basic data for each project. The Government has also introduced a dedicated website with details of the projects with updates to the raw data available via both the central government website and at data.gov.uk. The government construction pipeline is now updated twice a year which the Government claims will ‘extend its reach beyond the major construction spending departments and improve the integrity of the data’  and demonstrate its commitment ‘to continuous engagement with industry and government clients on current use and future improvements’. UK's greenest commercial buildingMorgan Sindall has completed construction of what is claimed to be the UK’s greenest commercial building, the Enterprise Centre at the University of East Anglia. The building boasts record-breaking sustainability credentials including both BREEAM Outstanding and Passivhaus accreditations. It has been designed to maximise the use of low embodied carbon materials over a projected 100-year life span. The building incorporates an innovation lab, a 300-seat lecture theatre, flexible workspaces, teaching and learning facilities, as well as business ‘hatcheries’ and incubator units for small businesses and start-ups in the low carbon sector. The developers believe that by placing like-minded academic and private sector occupiers side by side, the centre will foster innovation, stimulate smarter ways of working, promote industry standards and create new sustainable supply chains. London-cranes-3The total level of office construction in central London has increased over the past six months, fuelled by the greatest volume of new space to start since 2011, the latest Deloitte London Office Crane Survey has revealed. With a rise of 24 per cent over the past six months, a new wave of office construction in central London is under way across almost all submarkets. This comes at a time when the level of available office space is at its lowest for seven years, with current market conditions still suggesting a short-term supply shortage. However, the ramping up of new developments over the last six months has come too late to significantly alter the delivery of new space in 2015. TMT and the financial sector are driving up demand for more office space. More →
