Much anticipated BCO Specification Guide update for 2014 launched

BCO specification guideThe British Council for Offices (BCO) has launched the much awaited new edition of its Specification Guide. Last updated in 2009, the 2014 issue aims to cement the publication’s position as the ‘definitive guide to office development in the UK’. As well as its traditional subjects of occupier density and building infrastructure and services, the latest edition covers topics such as building information modelling (BIM) rights to light, updates to BREEAM and amended planning law and building regulations as well as topical issues such as the inexorable rise of the ‘coffee shop workplace’ and the provision of cycle parks.  Richard Kauntze, chief executive, claims the revised BCO Specification Guide represents a greater focus on the needs of end users.

Global launch of healthy buildings report announced for World Green Building Week

Green buildingWorld Green Building Week 2014 takes place next week (22 – 27 September) with the theme for this year of ‘Get up, Green up’. Created in 2009 to promote a more connected, more interactive, and more public conversation around the role buildings play in creating a sustainable future, this year’s WGBW will feature a range of events held around the world; including Australia, US, Hungary and the United Arab Emirates. On Monday 22 September, as part of WGBW, UK-GBC is hosting a webinar looking at the Ökobau.dat, the German National LCA database for construction, and on Wednesday 24 the global launch event of the WorldGBC ‘Health, wellbeing and productivity in offices: the next chapter for green building’ report, which looks at health, wellbeing and productivity in offices, following an extensive project involving over 50 industry experts from around the world.  (more…)

Key to success of BIM implementation is collaboration says RICSThe need for collaboration between all the professions working within the built environment was the overriding theme of a free seminar on BIM, hosted by RICS last week, reports RICS’ Schemes and Accreditation Manager Jon Klahn. The event featured speakers from quantity surveying, engineering and architecture, and was designed to help delegates learn more about BIM and RICS’ role in establishing BIM industry standards. Addressing the 80 plus attendees, Dr Anne Kemp FRICS, Director of BIM Strategy and Development at Atkins and Chair of ICE’s BIM Action Group said the various professions can no longer be driven by self-interest. BIM in itself is not the solution. But the change required to make BIM successful will ultimately allow for better construction, better buildings and a better environment. Successful BIM implementation requires a partnership of people, process and technology and for project teams to understand and appreciate each other’s roles as professionals. (more…)

Lack of regional commercial property could hamper UK growth

commercial propertyAlthough construction is on an upward trend, the development of commercial property lags behind, and the situation is particularly challenging in the West Midlands. According to JLL and Glenigan’s inaugural Commercial Construction Index, total construction starts by value, year end Q2 of 2014 were 15 per cent down compared to Q2 of 2013 at £2.03 billion. Graham Taylor, director of JLL’s Birmingham Buildings & Construction team, explained that the volume of commercial property being started has not risen substantially since the recession. Birmingham, Leeds and Manchester are already experiencing a shortage of Grade A office space – with much of the shortfall due to a drop in construction activity compared to the early to mid 2000’s. He said: “Rising corporate confidence means that many companies are looking to upgrade their workplaces. The corporate world is increasingly recognising that well-designed modern offices can be a key driver of productivity and staff retention, two major strategic concerns.”

Sustainable buildings are not more costly to construct finds reportThe widely held belief that sustainable buildings are more costly to construct is dispelled in a new report which shows that achieving lower BREEAM ratings can in fact, incur little or no additional cost. Researchers from Sweett Group and BRE examined the actual costs and savings associated with a wide range of sustainable building strategies. The research team applied cost data from real construction projects to three case study buildings – an office, secondary school and community healthcare centre – to produce detailed capital and operational cost information. The report; Delivering sustainable buildings: Savings and payback also reveals the associated payback to be gained from reduced utility costs and finds that even where achieving higher BREEAM ratings incurs some additional costs, this can be paid back within two to five years through the reduced costs of operating a more sustainable building. There is a moral imperative to meet global standards in workplace performance

International evolution in global standards of workplace managementMany corporate organisations now operate on a global scale, with operations spread across a number of countries and continents. But while they are geographically diverse, they nevertheless have a requirement to meet measurable standards of performance, delivered on a consistent basis regardless of location. If something works well in one country, companies want to be able to replicate it in all others. Wherever standards relating to compliance, health and safety, sustainability, leadership or management are most rigorous, it makes good business sense to employ those same standards wherever they have a presence. But from the collapse of a building full of factory workers in Bangladesh to the death of hundreds of construction workers in Qatar, the need to promote and adhere to international standards is more than a matter of mere commerciality.

Plans for the new Astra Zeneca facility in Cambridge by Herzog & de Meuron

Three of the most talked about UK office developments have been given the go ahead within the space of a few days. The Government has finally announced that the new construction headquarters for HS2 will be in Birmingham, rather than London. Meanwhile, following all of the wrangling about its proposed takeover by Pfizer, Astra Zeneca has announced that the controversial move of its research facility from Cheshire to a new base in Cambridge will involve the creation of a new £330 million complex designed by Swiss architects Herzog & de Meuron.  Finally, planning consent has been granted for the  4.9 million sq ft Wood Wharf development in docklands including nearly 2 million sq ft of office space which the developer claims will be aimed at the thriving London technology, media and telecommunications (TMT) sector.

Corporate Social responsibilityThere is now an unstoppable energy for radical change in the way that companies of all sizes conduct their Corporate Social Responsibility duties. There are compelling economic and social reasons for companies to construct new ways of thinking and practice around CSR that go way beyond just doing something worthy or nice, from building effective partnerships to attracting top employees. Some companies prefer terms like ‘corporate responsibility’, ‘corporate conscience’, ‘corporate citizenship’, ‘social performance’, ‘sustainability’ or even ‘future-proofing’ over CSR. But the core CSR principles are that a business voluntarily commits to embracing responsibility for its actions and to impacting positively on the environment, on society and on consumers, employees and other stakeholders. RIBA announce Stirling prize shortlist for best new building 2014

The Shard in the City of London, the Library of Birmingham, the Manchester School of Art, the London School of Economics, the Everyman theatre in Liverpool and the London Aquatics Centre have been named in the shortlist for the 2014 RIBA Stirling Prize for the best new building. The six shortlisted buildings will now go head-to-head for architecture’s highest accolade, to be awarded by the Royal Institute of British Architects (RIBA) on 16 October 2014. The six buildings will be judged by the same criteria: their design excellence and their significance in the evolution of architecture and the built environment. Stephen Hodder, RIBA President said: “The RIBA Stirling Prize is awarded to the building that has made the biggest contribution to the evolution of architecture in a given year. Every one of the six shortlisted buildings shows what great public architecture can do: it can transcend mere construction to something quite poetic.” (more…)

Strong demand for Edinburgh office space likely to slow until referendum result

Office occupier take up in Edinburgh continues to show strong demand, with total occupier take up over 470,000 sq ft, significantly ahead of the same period last year (301,000 sq ft) according to new research by JLL. Over 225,000 sq ft was transacted in Q2 (April – June), slightly less than the Q1’s figure of 245,000 sq ft. However JLL anticipates a slow down over the summer period in the run up to the Scottish referendum, a result of the holiday period and companies delaying decisions until the outcome is clear. Despite this, JLL predicts that year end take up will remain above the five and 10 year average. Activity was characterised by a greater number of smaller deals, with only 4 transactions over 10,000 sq ft.  Enquiries continue to focus on offices which are well connected into the public transport network and offer good facilities for staff.

EU sustainable building proposals will raise green credentials of property

sustainable buildingEU proposals to raise the sustainability of new and renovated buildings by increasing resource efficiency and improving information on their environmental performance have been welcomed by the World Green Building Council. Under the proposals, set out in Communication “Resource efficiency opportunities in the building sector”, builders, architects, product manufacturers, or anyone wanting to rent or buy a building will have access to better information about its environmental performance. The Commission will develop a framework for assessing environmental performance with the aim of providing a tool which can be used across Europe, by both private actors and public authorities in the development of sustainable building stock. The first set of indicators should be available in two to three years. Efforts to recycle construction and demolition waste, and to re-use it when constructing new buildings or renovating existing ones, will also be made easier under the plans.

First female President in RICS’ history will focus on diversity

RICS' first female president in 146-history to focus on diversityThe Royal Institution of Chartered Surveyors (RICS) has confirmed the first female President in the Institution’s 146 year history. New President of RICS Louise Brooke-Smith will give her inaugural speech today (1 July) during RICS’ Governing Council meeting in London. Alongside her presidency of RICS, Brooke-Smith will continue to be involved with the Birmingham based planning and development consultancy, Brooke Smith Planning. RICS accredits over 118,000 qualified professionals across the globe in land, real estate, construction and infrastructure. She succeeds outgoing RICS President, Michael Newey and during her year-long presidency, will focus on three core areas; diversity, Africa and her professional specialisms, planning and land economics. Commenting on her diversity plans for the year Louise Brooke-Smith, RICS President said: “Chartered Surveying is a globally recognised profession, and we must ensure that it is open to all, whatever their background, or gender.
