The data shows that hybrid work remains the dominant arrangement and has not significantly declined, even as political and organisational pressure grows to increase in-person attendance. The survey finds that just over half of employees who can work remotely are now in hybrid arrangements. The flexible office market across Europe, the Middle East and Africa is shifting into a new phase, according to new data from Colliers. The region’s flex workspace footprint grew by more than 348,000 square metres in 2024, despite difficult economic conditions and reduced capital availability. The firm’s Flexpansion: The Architecture of Agility report charts a 4.4 percent year-on-year increase in flexible space across 46 EMEA markets. The total now stands at 8.3 million square metres. The majority of organisations have already reduced their real estate footprint – but the pace of office downsizing is slowingA new report from Leesman claims that the sharp reductions in office space seen in last five years may now be levelling off. According to the Focus Forward study, which draws on data from 132 senior corporate real estate (CRE) leaders worldwide, the majority of organisations have already reduced their real estate footprint – but the pace of office downsizing is slowing. The report states that 68 percent of organisations surveyed had downsized over the previous 18 months. However, only 49 percent said they intended to reduce space in the next 18 months. Of those, just 11 percent anticipated what the report refers to as “considerable” reductions. (more…)

But this initial impression is simply not backed up by the statsAt the start of the Shining, the seminal horror film of the 1970s, the fantastically unsettling orchestral score provides the clue that this happy family of the opening scene is going to end very, very badly. Workspace Made Easy by Kursty Groves and Neil Usher offers a step-by- step-guide through the complexities of creating and implement a workplace strategy from first principles through to occupying a space and changing it over timeThere’s a dog-eared, yellowing paperback on my bookshelf called Understanding Offices. Written by Joanna Eley and Alexi Marmot, it dates from 1995. It is a handbook for everybody who needed to know how to develop a workplace strategy during the infant phase of the digital and cultural revolution of the late 20th Century. I used to refer to it all the time, but now it serves mainly as a reminder of how much has changed over the past thirty years, and also how little. (more…)

It’s common to hear people say that the boundaries between the traditional workplace and the outside world have become blurred but it might be closer to the truth to say that in a growing number of cases they have been eradicated and that the evolution of cities and offices is informed by a two way exchange of DNA. Whatever you might hear, these times are far from unprecedented. History has lessons for us both in terms of how we view the events of 2020 and how we might respond to them, including how we progress as a species and make our lives and the world a better place. In 1832, there was an epidemic of cholera in the UK’s towns and cities. In those with a population of 100,000 or more life expectancy was just 26 years. The reasons for this were picked up on by a government official called Edwin Chadwick as a member of the Poor Law Commission.   (more…)

That is certainly the case with Nigel Oseland who I have known for many years, know to be from Wolverhampton and who studied psychology and computer science at Keele University in my home town. The survey of more than 1,000 people, undertaken by hybrid working firm International Workplace Group, suggests that three quarters (75 percent) reported a dramatic reduction in burnout symptoms, defined as a syndrome resulting from chronic workplaces stress, since moving to a hybrid model.
