Flexible office demand in Paris almost double the global average

Demand for flexible office space in Paris is almost double the global average, according to a report by Instant Offices. With demand for office space on the rise in Paris, serviced offices have seen a 26 percent increase while hybrid space has seen a 23 percent increase. While the city ranks fourth globally by the size of supply, Paris is considered to be one of the largest flexible office markets in Europe and ranks among the top 10 best start-up cities in the world. Alongside New York, San Francisco and London, Paris also remains one of the most expensive places to rent a desk. Despite this, demand in the city is on the rise as more large businesses choose flexible offices over conventional leases. (more…)

Flexible office revolution shows no signs of slowing

The latest research from JLL, Disruption or distraction, where next for the UK flex market sector, claims that the real revolution of flexible office space lies in the variety of solutions now on offer and that the market has seen more changes over the last three years than the previous 30 combined as it continues to grow and evolve. JLL’s research claims that over the next five years more than 10m sq ft will be added to the stock in the key UK cities and flex space will account for over 8.5 percent of the total office stock by 2023. The case for a shorter working week

UK employees have the longest working week compared to other workers in the European Union. But, despite the long hours, recent studies have shown this does not make the UK a more productive nation. An analysis by the Trade Union Congress on working hours and productivity found that, while UK full-time staff worked almost two hours more than the EU average, they were not as productive as staff in Denmark who worked fewer hours in the average week. Coworking is now the key driver of change in property market

Having disrupted the property sector over the last decade, coworking continues to impact investors, developers and end users as the concept appears to be the dominant force in the commercial sector. Coworking can trace its roots back as far as the 1980s when Regus (now part of IWG) popularised the idea of a serviced office, by taking on leases of office buildings, subdividing the available space and leasing it out to small business, fully furnished and ready to rent. Coworking is reshaping office market in London

The flexible office and coworking markets have grown rapidly over the last five years, with more than 4 million sq ft leased to flexible office providers in Central London, according to a new report from digital office broker Hubble in partnership with JLL. Despite WeWork dominating the headlines and pioneering the uptake of coworking, the London market remains highly fragmented, with more than 150 providers offering some form of flex or coworking space in more than 650 separate locations. Flexible offices are projected to grow to a 11 percent share of overall office stock in London by 2023. At the end of 2018, flexible offices had a 6.3 percent share of the Central London market (14.7 million sq. ft.) and this number is set to keep growing. (more…)

Working lives dominated by stress and overwork

Over-work, stress and poor work-life balance are undermining attempts to improve the quality of working lives in the UK, new research from the CIPD claims. Over 5,000 people were surveyed for the UK Working Lives Survey, an annual assessment of job quality across seven different categories including pay and benefits, contracts and employment terms, and voice and representation. Coworking disrupts office design ⁰

In his book How Buildings Learn, the author Stewart Brand outlines the process whereby buildings evolve over time to meet the changing needs of their occupants. He describes each building as consisting of six layers, each of which functions on a different timescale. These range from the site itself which has a life cycle measured in centuries, through to the building (decades), interior fit out (years), technology (months), to stuff (days). The effectiveness of a design will depend on how well it resolves the tensions that exist between these layers of the building, and this is one of the benefits of coworking that isn’t discussed enough.

Come for the rent, stay for the experience of coworking

When attending last year’s CoreNet Global Summit in Boston, there was a poll of the real estate executives gathered to discuss the key trends affecting the world of commercial property. During the event we were asked about our attitudes to coworking by the event organisers and Cushman & Wakefield. What emerged was a portrait of genuine revolution in real estate thinking. The number of employees from the respondents’ organisations using coworking space had doubled in the previous two years and now stood at around 11 percent of all employees. (more…)

The new normal of flexible work transforming workplaces

Digital innovations, and in particular, cloud computing is enabling increasing numbers of employees to work remotely and flexibly. This means the central company workspace is rapidly becoming an administrative hub, rather than a traditional central focus where everyone gathers during set hours. This is according to Condeco’s new research paper, The Modern Workplace 2019: People, places & technology (registration) which claims that 41 per cent of employers already offer remote working, while 60 per cent now allow employees to set their own flexible hours. Working fathers struggle to find time for parenthood

A study of working fathers aged 25 to 40 claims that while the vast majority are closely involved in day-to-day parenting with many sharing responsibility equally with their partner, their employers routinely fail to create a working culture that reflects their needs. According to the report, The Millennial Dad at Work, published by DaddiLife and Deloitte, fathers have to make excuses to get away from their places of work to fulfil their duties and spend time with their children and families. Working from home up more than a quarter in decade

There are 374,000 more employees working from home than 10 years ago, new TUC analysis published today to mark Work Wise UK’s National Work from Home Day implies. The analysis suggests a 27.7 percent increase in the number of homeworkers in the last decade. But not enough bosses are giving their workers the option of homeworking, which could help people to see more of their family and improve work-life balance. (more…)
