Focus shifts to refurbishment as new office building in London falls by half

The construction of new offices in central London has declined by half (50 percent) in six months as developers and occupiers shift their focus to refurbishment, according to Deloitte Real Estate’s latest London Office Crane Survey. The crane survey analysed office building data over the six months to 30 September, and included a poll of London’s biggest developers conducted at the end of September. The total office space under construction in central London is now 15.1 million sq ft. This is similar to the level recorded in the previous survey (15.3 million sq ft, the highest since 2002) as developments are now taking longer to complete. More →

Vitra to move London showroom from Clerkenwell to King`s Cross

After 20 years in their Clerkenwell showroom, global design brand Vitra is set to move into a new space in Rolling Stock Yard, Kings Cross, which will open in January 2021. The temporary Kings Cross space will host a working installation looking at new office solutions for more flexible working. Vitra will open a new permanent UK flagship showroom in the Summer of 2021 and will announce the location in the coming months. The move comes as Vitra’s lease on its current Clerkenwell space draws to an end. More →

Unused office space could cost London businesses almost £13 billion

Unused office space after coronavirus could cost London-based businesses almost £13 billion according to a new report by Space Three Two, a new office timeshare marketplace born out of lockdown. Central London office leases fall by over half in second quarter of 2020

According to research from DeVono Cresa, the second quarter of 2020 saw 1.2 million sq. ft of office space leased across central London – a drop of 57 percent on the previous quarter. With the market feeling the full effects of the COVID-19 lockdown, demand, availability and rents in central London all trended as predicted, but with the pace somewhat subdued. Q1 2009, at the time of the Global Financial Crisis (921,000 sq. ft leased), remains the lowest quarter of take-up. More →

Job market in London hit hardest by coronavirus pandemic

New analysis of online vacancy data suggests that parts of London are now the most economically at risk from the coronavirus pandemic. The analysis of the UK job market compares the number of people claiming unemployment-related benefits in each local area with the number of vacancies. It claims that the four areas with the highest number of unemployed per vacancy are London Boroughs – Lambeth, Haringey, Brent, and Barking and Dagenham – with more than forty claimants chasing each available job. More than a third of all areas with thirty or more claimants-per-vacancy are London Boroughs. More →

Londoners` demand for a healthier commute is redefining the office market

New statistics released by workspace provider The Argyll Club suggest that the main concern for London’s businesses post lockdown is whether employees can get to and from work safely. Also, in an encouraging sign for the City’s office market, 50 percent of businesses are already making enquiries into larger office space.
