Investor confidence in commercial property highest in five years

The news this week that work is to begin on the former Lumiere site in Leeds is a clear indicator of how investor confidence in commercial property has reached its highest level since Q2 2008, according to Jones Lang LaSalle. Its latest UK Real Estate Investor Confidence Survey, which canvassed the views of nearly 100 principals and lenders in the UK commercial property investment sector, found investor confidence has jumped by 7 per cent in the second quarter of 2013 compared with Q1, a 63 per cent increase on Q2 last year.  The report’s findings also showed even greater competition for assets amongst property investors is anticipated with 61 per cent of respondents expecting more buyers than sellers, up from 42 per cent last quarter. A stream of surveys published over the past few weeks have indicated a deep rooted sense of unease and lack of job security amongst UK workers. Now yet another poll reveals that far from being keen to discuss career progression opportunities, many employees are reluctant to bring up personal development and career progression with their bosses because they think it will put them at a disadvantage at work. According to the new research from Badenoch & Clark, this growing communications gap between employees and managers could lead to lack of engagement and lower productivity within the workforce. Work to begin at last on major mixed use development in Leeds City Centre

Leeds Central SquareWork is to begin on the development of the troubled former Lumiere site in the centre of Leeds after it was acquired by new owners. As we reported back in March, planning permission was granted as a way of resurrecting the site for a 195,000 sq. ft. mixed-use scheme including over 130,000 sq. ft. of commercial space, which will at a stroke increase the supply of available office space in Leeds city centre by more than half. The original plans to build Europe’s tallest residential tower on the site fell through in 2008 in the wake of the economic slump.  The new Central Square scheme will consist of two new building up to 11 storeys high which will create an initial 130,000 sq. ft. of office space with outline consent for 64,000 sq. ft. for either office or hotel use.

UK Government making slow progress on commitment to spend more with SMEs

DollsThere is no doubt the UK Cabinet Office has been responsible for some commendable improvements in the Government’s approach to property and procurement. Yet, like most government departments it is also prone to fudging or spinning the outcomes of projects that don’t quite cover the department and its initiatives in glory. One of the sure signs of this is that the head of the department, Francis Maude, is busy doing other things on the day mixed reports and bad news come out. And sure enough, a new report from the Cabinet Office which shows that Central Government is already way off course in its aim to spend 25 percent of its budget with SMEs by 2015, has been released quietly, in August and fronted by a junior minister.

New report urges UK’s large organisations to adopt more flexible working

Omnicorp logoThe UK’s large organisations are missing out on some of the opportunities presented to them by mobile working methodologies according to a new survey from Deloitte and (what else?) telecoms provider EE. The Upwardly Mobile report questioned more than 1,000 employees of firms with more than 1,000 staff including Kier, Royal Mail, Oxfam and BP and found that this situation would change as Generation Y employees assumed the power needed to introduce a more flexible working culture. The report goes on to predict that by 2016, at least one FTSE 350 company will have a Gen Y CEO at the helm.

Wellness theme for this year's World Green Building Week from 16-20 September

The UK Green Building Council has published a calendar of events for this year’s World Green Building Week (WGBW) which takes place from 16-20 September 2013. The theme is ‘Greener Buildings, Better Places, Healthier People’, emphasising the value of green buildings to people – whether higher productivity for office workers, improved learning outcomes for students, healthier workplaces for nurses and teachers, or better homes for people. The key messages are that green buildings make better places to live, work and play; that improving indoor and outdoor environmental quality help us to create healthier places to live and work, and that green buildings can improve well-being and quality of life for everyone in the community. CBI survey gives suppliers chance to have say on UK public sector procurement

OLYMPUS DIGITAL CAMERAThe Confederation of British Industry (CBI) is offering private sector firms the chance to take part in a survey detailing their experience of working with UK public sector. It follows a largely damning 2012 report from the same organisation which found that only 7 per cent of firms believed the public sector procurement function was effective. However the same report did find that around 80 percent of respondents were in favour of the UK Government reform programme and so the latest survey is a chance to see whether recent initiatives such as the recent Public Administration Committee report into procurement failings  and the setting up of the Crown Commercial Service have had any impact on private sector confidence in the way the UK public sector goes about its business.

Rise in temporary jobs as employment rates show modest increase

The latest employment figures from the Office for National Statistics (ONS) reveal that unemployment fell by just 4,000 in the three months to June. At 7.8 per cent, the overall rate remains unchanged since the previous quarter. The figures don’t reveal how many people are working on temporary, rather than full time contracts. According to TUC data, UK workers are increasingly taking involuntary temporary jobs, with almost half of the rise in employment since 2010 being in temporary work. Today’s ONS figures also show that wages grew by 1.1 per cent over the past year, which, when bonuses are included meant wages grew by 2.1 per cent,  the highest annual growth since June 2011. But UK wages still lag behind those of EU workers. (more…)

Worldwide space standards moving closer to UK norm, claims new report

ShrinkingWorldwide office space standards are now moving closer to the norm seen in the UK according to a new survey from CoreNet Global. According to the CoreNet survey of real estate managers, the average amount of space per office worker globally has dropped to 150 sq. ft (14 sq.m.) , from 225 sq. ft. (21 sq.m.). This is still well outside the standards from the British Council for Offices Specification Guide which reported a fall to 11.8 sq. m. in 2009 and which will be revised downwards even further with the publication of the new guide which has been promised soon.  Even this figure might be seen as high and makes assumptions about the relevance of such space standards given the way some firms now work.

Unilever extends BT partnership to further sustainable and flexible working plan

Unilever, one of the world’s largest consumer goods companies, which includes Wall’s Ice Cream, Dove beauty products, Lipton and Knorr brands has announced a three year extension to its IT outsourcing contract with BT. It’s part of the firm’s Sustainable Living Plan to grow its business, while reducing its environmental footprint and increasing its social impact. BT, which first won its first contract with the Anglo-Dutch company in November 2002, delivers a fully integrated network providing voice, data, video and mobility services to the company’s 173,000 employees across nearly 100 countries. This includes the delivery of collaborative services such as audio-conferencing and video-conferencing, which is helping Unilever introduce more sustainable ways of working. (more…)

Effective recycling is about good management as much as it is materials and design

We all like to think we are discerning about what we will and won’t put in our trolleys at the supermarket. Not any old salty, fat-saturated gloop will make the cut these days. That’s why the producers of food like to proclaim its healthiness on packaging, regardless of the nature of the product within. ‘Lower fat’ doesn’t mean low fat. Companies in other sectors follow suit. The office products market is one in which some manufacturers don’t mind a splash of green on product labels. This doesn’t do the customer or the buyer any good and can breed cynicism in the market, undermining the efforts of those suppliers who actually take a sophisticated approach to the environmental performance of their products.

Arup helps ensure tallest tower in Latin America is earthquake resistant

Arup has disclosed it is currently working on five tall buildings in Mexico City, the most notable of which is the Torre Reforma, a mixed use building, which will be the tallest tower in Latin America. According to the tower’s architect Benjamin Romano, one of the greatest challenges has been in ensuring the building is designed for Mexico City’s high seismic activity. When completed in late 2015  the building will be able to withstand a 2500yr seismic event while achieving a life safety performance level; making it one the most secure buildings in the region.  (more…)
