More construction developments required to solve office supply shortage

Construction Index warns of short supply of commercial office spaceThe development of new workplaces, shopping centres and industrial facilities is playing an increasingly important role in the UK’s economic recovery, according to the inaugural Commercial Construction Index by JLL and Glenigan. But the report raises concerns that the development of commercial space is still lagging behind the UK’s booming economy. Although the quarterly index reveals that work began on £22.7bn of commercial projects over the 12 months to June 2014, an increase of 6.6 per cent on the previous 12 months, Jon Neale, Head of JLL’s UK Research team warns that: “despite these positive trends, the volume of commercial space being started has not risen substantially since the recession and is still significantly behind the position before the crisis. There is evidence of an increasing supply shortage, particularly in the office market, and the amount of development needs to accelerate if this is not to hamper longer term recovery.” More →

RIBA announce Stirling prize shortlist for best new building 2014

The Shard in the City of London, the Library of Birmingham, the Manchester School of Art, the London School of Economics, the Everyman theatre in Liverpool and the London Aquatics Centre have been named in the shortlist for the 2014 RIBA Stirling Prize for the best new building. The six shortlisted buildings will now go head-to-head for architecture’s highest accolade, to be awarded by the Royal Institute of British Architects (RIBA) on 16 October 2014. The six buildings will be judged by the same criteria: their design excellence and their significance in the evolution of architecture and the built environment. Stephen Hodder, RIBA President said: “The RIBA Stirling Prize is awarded to the building that has made the biggest contribution to the evolution of architecture in a given year. Every one of the six shortlisted buildings shows what great public architecture can do: it can transcend mere construction to something quite poetic.” More →

Spending on office furniture becomes a US political football

Uncle Sam MoneyWe’ve mentioned this before but when it comes to riling those who see public sector spending as inherently wasteful, nothing gets their backs up quite so much as the buying of lightbulbs and office furniture. You can come up with your own theories on why that might be (and I hope you do), but it’s been proved yet again as Fox News and other right wing commentators and media in the US have risen up in moral indignation at the news that the Internal Revenue Service has spent $96.5 million on office furniture and refurbishment during the last five years of the Obama administration. Now of course, this is just the touchstone for griping about government spending in general and Barack Obama in particular, but the US is clearly not alone in having an issue with office furniture purchases and you have to wonder exactly why this is.

New NHS purchasing framework announces list of appointed firms

NHS procurementDetails have been announced of the firms appointed to a new NHS purchasing framework designed to provide best value and improved service levels across a range of procured services including architecture, quantity surveying, health and safety, environmental management, project management, mechanical & electrical and building consultancy. The procurement division of NHS Shared Business Services (NHS SBS), claims to have redesigned the existing construction consultancy framework which was originally only open to architects and quantity surveyors, to cover a total of 11 different disciplines and covering 12 different regions. The new framework, which was first announced last month, will apply to all 600 NHS Trusts and their commissioning organisations as they procure consultancy services for new build and refurbishment works for buildings.

Ska rating is shaping the future of sustainable office design

t-cmg-01-sideWe all know the ways in which we can ‘do our bit’ at home – turn off the lights when you leave a room, only boil as much water as you need, recycle as much as you can. At work however, it can be all too easy to forget and ignore the impact we have on our environment. Intelligent and inspired office design can not only increase productivity and employee wellbeing, but also be sustainable and provide financial benefits as a result. Although there were established tools for assessing the environmental impact of whole buildings, such as BREEAM and LEED, the certification of fit-outs, especially on existing buildings, had previously been unsatisfactory. To address this, the Ska Rating method was developed by the Royal Institution of Chartered Surveyors.

RIBA submits plans for new offices near its landmark Art Deco HQ

The Royal Institute of British Architects (RIBA) has submitted a planning application for the creation of new high-quality new offices near its London headquarters. 76 Portland Place, London W1, which currently houses the Institute of Physics is being designed by a team led by award-winning architects Theis and Khan and is next door but one to RIBA’s Art Deco landmark building at 66 Portland Place. Built in 1958, it was designed by Howard V Lobb and Partners and had a ground floor extension added in the mid-1990s. The planning application includes the complete refurbishment and alterations of the existing office building to create office spaces and meeting rooms for around 180 staff – located over five floors; including first to sixth in the main building and first and second in the mews building. Largest single office floor plate unveiled in Leeds as demand for space increases

No 1 Whiteall RiversideThe largest single office floor plate currently available in Leeds city centre has been unveiled, following the completion of a £1million refurbishment programme at one of the city’s landmark office schemes. The NFU Mutual insurance firm, which owns No 1 Whitehall Riverside, has refurbished 34,000 sq ft of space within the building to transform the 4th and 5th floors. In a first for the Leeds office market, 100 per cent LED lighting has been installed on both floors, to provide low maintenance, good quality lighting which will reduce CO2 emissions for future occupiers. Joint letting agents Jones Lang LaSalle and DTZ say that the building, which provides 127,731 sq ft of office accommodation over eight floors, helps to meet increasing demand for quality office space in the centre of Leeds. UK Green Building Council partners with Ecobuild to agree sustainable event programmeThe UK Green Building Council has entered into a new long-term partnership with Ecobuild, the annual event for sustainable design, construction and the built environment. The agreement means the two organisations will work closely on the programme of events for Ecobuild to promote the business case for a greener and more sustainable built environment. UK-GBC Chief Executive Paul King, who already sits on the Ecobuild Advisory Board, said: “This partnership marks the start of a new and exciting chapter in our close relationship with Ecobuild, an event which has firmly placed sustainable construction on the UK and international agenda over the past ten years.” More →

Norway’s tallest tower named as one of the winners of the Nordic Built Challenge

Urban mountain front 1Schmidt Hammer Lassen Architects has been announced as one of the five winners of the Nordic Built Challenge with plans for Urban Mountain – the tallest tower in Norway.  Nordic Built Challenge is a design contest based around the refurbishment of existing buildings. The objective of the competition is to encourage the sustainable refurbishment of some of the most common building types in the Nordic region by showcasing innovation in major projects across the region. The other four winners of the competition were Ellebo Garden Room in Denmark, Cape Green in Iceland, Fittja People’s Palace in Sweden and Equlibrium in Finland. One of the most common reasons for large organisations to move to new offices is a consolidation of an extensive and disparate estate that has developed over a long period of time. But what happens when the benefits of the move are scuppered because the organisation finds it impossible to get rid of its old buildings? That is the question facing Newham Borough Council as it emerges that it may have to quit the controversially swanky £110 million offices it moved to in 2010 and back into some of the 26 properties it left at the time and has struggled to unburden itself of since.

CBI calls on Government to incentivise businesses to invest in energy efficiency

carrot incentiveThe Confederation of British Industry (CBI) has published a new report calling on the Government to adopt a more streamlined and integrated approach to energy efficiency policies, including those relevant for the UK’s commercial buildings. The report also addresses a range of related benefits and obligations for companies to help them cut costs, manage risk and open up commercial opportunities. The report argues that energy efficiency has been neglected for too long, despite the fact that Government figures show a domestic industry that is growing at 4 percent a year, is worth £17.6bn in sales and supports 136,000 jobs.
