JLL sets out the five key corporate real estate trends for next year

A new analysis from JLL claims to highlight how global occupiers are rethinking corporate real estate as a strategic tool for talent, culture and performanceA new analysis from JLL claims to highlight how global occupiers are rethinking corporate real estate as a strategic tool for talent, culture and performance rather than treating it purely as a cost. The report identifies five priorities expected to influence workplace strategy in the year ahead, reflecting continued pressure on portfolios alongside rising expectations for employee experience and sustainability. JLL says organisations are increasingly shifting to more flexible “elastic portfolios” as they look to balance cost control with growth. Office utilisation remains well below target levels, prompting a move away from long, fixed leases in favour of portfolios that can expand or contract according to market conditions, workforce needs or new business opportunities. The firm argues that portfolio management is now closer to a continuous process than a periodic exercise.

Designed by MVRDV for developer LSI, the scheme occupies a long and narrow site beside the railway line and rises to 61 metres, with commercial uses at ground level and a restaurant and event space on the upper floors. Landfill tax will do nothing for the circular economy, trade body claims

The landfill tax will make construction projects unviable. The National Federation of Builders (NFB) has released a short report titled ‘Going full circle: Making a circular economy work for builders’ which compares how other nations deal with waste in construction and makes eight recommendations for the UK Government to move toward and enable a circular economy. It makes eight recommendations in total, including the creation of digital records for buildings, the introduction of stronger incentives to reward recycling and reuse, an increase in landfill capacity, tougher action against waste crime offenders, and the retention of the existing disposal permit system. Too often, clients have paid contractors for the design and delivery of a smart building whilst ignoring the operational sideFor my book, The Smart Building Advantage, in which I tracked the evolution of the recent built environment, I trawled through more than a decade’s worth of data. I wasn’t short of material. I studied the Salesforce Tower in San Francisco, 22 Bishopsgate in London and NEOM in Saudi Arabia, amongst many extraordinary examples of how buildings and technology can work together. According to the 2025 State of Digital report by Unit4, just over half of UK public sector organisations now require employees to be fully office-based, compared with only 7 percent in 2023. The proportion operating fully remote models has dropped from 37 percent two years ago to 15 percent, while hybrid arrangements have fallen from 93 percent to 49 percent. (more…)

A survey by HR software provider Ciphr suggests that improved access to flexible working is likely to be the most difficult provision to manage. In a poll of 300 HR decision-makers across the UK, 22 percent said that changes to flexible working arrangements—making it the default where practical—would present the biggest challenge in terms of time, resources and cost. Respondents also raised concerns about stronger legal protections for workers involved in industrial action (21 percent) and the extension of the employment tribunal claim window from three to six months (17 percent).
