Kinnarps report highlights the borderless and liquid nature of the diverse workplacePredicting the office the future is not an exact science, but sometimes a report comes along which does a decent job of cutting through the fog and pointing us in the right direction. The Kinnarps’ Trend Report 2015, published this week by the firm’s future labs workshops, draws out some important themes for the new diverse workplace; the borderless and liquid nature of modern working life, how co-working clusters are now a mature trend, why designers need to consider the introvert as well as the collaborative extrovert worker; wellness as the new sustainability and the fact that people will and should be allowed, to modify the environment in which they work. Five key trends were identified in the report, the impact these have on working life are examined and suggestions made on how designers can apply them in their workplace design strategies.

RIBA calls for next Parliament to focus on the built environment

The Royal Institute of British Architects (RIBA) has called on all parliamentary candidates to focus on the built environment in the forthcoming general election.

The Royal Institute of British Architects (RIBA) has called on all parliamentary candidates to focus on the built environment in the forthcoming general election. Along with a renewed focus on building more quality homes and schools, RIBA is campaigning for improving the planning process; developing flood-proof communities; delivering energy efficient buildings and retrofitting those that are not; and providing a good quality built environment to accommodate an ageing population and encourage more people to become healthier. The #BuildaBetterBritain campaign is based on RIBA’s report and recommendations, Building a Better Britain: A vision for the next Government. RIBA has created a campaign website to enable architects and constituents to find and make contact with their candidates.

Latest figures show record last quarter for UK commercial property investment

Latest figures show a record quarter for UK commercial property investmentInvestment in the UK commercial property sector totalled £20.5bn in the final quarter of 2014 – a 26 per cent increase on the previous quarter and the highest quarterly performance on record. The demand for Central London offices was a key driver for this as in the final quarter of the year, investment in this sector more than doubled from the previous quarter. The latest edition of Lambert Smith Hampton’s UK Investment Transactions report reveals that investment in the UK regions increased overall by 41 per cent to £21.1bn for the year as a whole – the second highest figure on record.  Overseas investors continue to be the largest buyers of UK commercial property, with investment from the US more than doubling year on year and interest from the Far East also increasing significantly. New Hammersmith mixed-use scheme to accommodate 2,000 workers

mixed-use schemeLegal & General has appointed Land Lease Property to develop a £75 million mixed-use scheme on London’s Hammersmith Road. The development, designed by Sheppard Robson, will feature 242,000 sq ft of Grade-A office space over 10-storeys, which can house up to 2,000 workers. The office space has been designed to maximise natural daylight and features outdoor roof terraces. The entire 350,000 sq ft site retail frontage will be stepped back from Hammersmith Road, with a new landscaped plaza at the front that leads through to a podium garden. A business lounge and café will form part of the retail element, which totals 13,000 sq ft, to help enhance the public areas and encourage social interaction for workers. Construction is set to start in early January 2015 with completion expected in summer 2017.

Aging workforce driving uptake of flexible working in UK firms

older UK workforce flexible workingA growing number of employers see flexible working arrangements as an important tool for meeting the needs of their aging workforce, according to a new report from insurance industry trade association Group Risk Development (GRiD). The report highlights how changing attitudes, demographics, longer life expectancy and the abolition of the UK’s Default Retirement Age three years ago have encouraged employers to look at how to foster the wellbeing and meet the needs of older employees. Over a quarter (27 percent) of the 500 UK businesses who took part in the study had introduced flexible working specifically to meet the needs of their ageing workforce and many (22 percent) of employers said dealing with an ageing workforce was among their top three wellbeing issues.

City of London office market reaches the highest volume of lettings for 15 years

05Central London leasing activity hit the highest volume since 2007 last year, while the office market in the city reached its highest volume for 15 years. Take up of central London office space totalled 12.4 million sq ft, when 12.7 million sq ft was let; which is 15 per cent ahead of 2013 totals. According to the latest research by Cushman & Wakefield, while all areas of the capital saw an upturn in activity during 2014, the City of London market recorded the highest volume of lettings for 15 years, with 7.2 million sq ft of transactions completed compared to 7.4 million sq ft in 1998. West End lettings reached 4.0 million sq ft; on a par with the last peak in 2007.  Even Docklands saw take-up double in comparison to 2013 to exceed 1.0 million sq. ft for the first time since 2010; and the serviced office sector is thriving.

CIPD claims 2015 should be a ‘rollover year’ for workplace productivity

workplace productivityThe UK labour market will continue to expand at a strong rate in 2015 but there are unresolved issues relating to levels of pay and how best to increase workplace productivity to drive further growth, according to Mark Beatson, chief economist for the Chartered Institute of Personnel and Development (CIPD) in a new report. While the report argues that the ongoing economic recovery and improvements in the labour market are good news for jobseekers and good news for businesses, it also considers it unlikely that we’ll see any real increase in wage growth until 2016. The author also warns that the UK’s steady growth remains vulnerable to developments in Europe and that the UK’s ‘workplace productivity puzzle’ is an urgent issue for policy makers and businesses to address in order to sustain growth.

Market for smart cities set to triple worldwide over next five years

According to a new report, the global market for smart cities will grow by nearly a factor of three from $411.31 billion in 2014 to $1,135 billion by 2019. The not so snappily titled report, “Smart Cities Market by Smart Home, Intelligent Building Automation, Energy Management, Smart Healthcare, Smart Education, Smart Water, Smart Transportation, Smart Security, & by Services – Worldwide Market Forecasts and Analysis (2014 – 2019)”, has been published by MarketsandMarkets, and claims to define and segment smart cities into various sub-segments of technologies, solutions, services and regions with in-depth analysis and forecasting of revenues. The authors also claim that the report identifies drivers and restraints of this market with insights on trends, opportunities, and challenges.

Revised plans approved for development of iconic BBC Television Centre

Revised plans for former BBC television centre buildings approvedNew office space aimed at occupiers in the creative sector is included in Stanhope and Mitsui Fudosan’s planned redevelopment of the former BBC Television Centre in west London. The London Borough of Hammersmith and Fulham have granted planning permission for the revised plans for the mixed use development of the iconic building; to include the demolition of the existing Stage 4 and 5 office buildings and their replacement with a more sustainable and efficient new ten storey office building with improved facades, designed by architects AHMM. A change in use from residential to commercial has also been approved for a new nine storey office building fronting Hammersmith Park on the site of the old BBC restaurant block, with an overall increase in office accommodation across the site from 350,000 sq ft to 519,000 sq ft.

Barclays converts underutilised offices into free co-working spaces

co-workingSocial enterprises, business start-ups and community groups will be offered free co-working space by Barclays as part of an initiative called Hatch, developed  in partnership with charity 3Space. The programme aims to transform underutilised Barclays’ properties into office space for social entrepreneurs, early stage local businesses and community groups, charities  and other qualifying organisations. The first Hatch project has opened its doors in Oxford (above), with a further three set to open in 2015. 3Space claim that Hatch will provide for a unique combination of creative, social and community needs, helping more people get their business ideas off the ground, experiment and share ideas as well as access advice on business and technology. The spaces should also provide a central hub for communities, hosting local events and meetings.

The Aldersgate Group Manifesto identifies six target areas it says the next government must meet to build a growing, sustainable and resilient UK economy. It must accelerate the move to a competitive low carbon economy; prioritise energy and resource efficiency; improve our understanding and the state of our natural capital; equip the UK’s workforce with the right skills to benefit from the opportunities offered by the transition to a sustainable economy; increase financial flows towards low carbon and other environmental projects; and ensure the UK continues to benefit from progressive European environmental standards whatever the UK’s future relationship with the EU. Next ten years will see a surge of activity in new smart cities era

fs_gfx_smart-cities-concepts-v1Researchers Frost & Sullivan are promoting a study of the world’s smart cities which predicts that the global market will be valued at US$1.565 trillion by 2020. The report also claims that there will be a minimum of 26 smart cities worldwide  by 2025 with more than half in Europe and North America. By 2025, nearly three fifths of the world’s population, or 4.6 billion people, will live in an urban setting and in developed regions, this figure could run to over 80 percent. This new era of urbanisation will force planners to radically rethink how they create cities, develop digital infrastructure and provide services to residents  in a sustainable manner across a range of key parameters. The report defines smart cities as those built around ‘smart’ and ‘intelligent’ solutions and technology that lead to the adoption of at least 5 of 8 key parameters—energy, building, mobility, healthcare, infrastructure, technology, governance and education, and citizen.
