Rental growth continues across UK’s core commercial property markets ⁰

The recent growth in prime headline office rents has continued across the UK’s regional commercial property markets with an average increase of 4.3 percent across the UK’s ‘Core 8’ markets in the 12 months to June 2015, according to a report from property consultants JLL. The Core 8 cities are the UK’s largest metropolitan economies and are a distinct group from the Government’s definition of core cities. In the JLL study they comprise Birmingham, Bristol, Leeds (above), Manchester, London, Cardiff, Edinburgh and Glasgow. Reflecting the solid outlook for demand and tight supply of new space, the report claims that headline rents are expected to continue on an upward curve with average growth of 2.9 percent per year in the Core 8 region over the period. One of the key drivers for rent growth remains a mismatch between demand and supply. (more…)

‘Climate smart’ cities could generate global savings of $17 trillion ⁰

Newly published research claims that investing in public and low emission transport, building efficiency, and waste management in cities could generate worldwide savings of US$17 trillion by 2050. The Global Commission on Economy and Climate, an independent organisation comprising former finance ministers and leading research institutions from Britain and six other countries, found climate-smart cities would spur economic growth and a better quality of life – at the same time as cutting carbon pollution. These investments could also reduce greenhouse gas emissions by 3.7 Gt CO₂e per year by 2030, more than the current annual emissions of India. With complementary national policies such as support for low-carbon innovation, reduced fossil fuel subsidies, and carbon pricing, the savings could be as high as US$22 trillion according to the report.

Five unconventional ways to attract and retain Millennial talent ⁰

Almost one third of millennial staff (29 percent) claim that a higher salary is the biggest contributor to their loyalty, despite only 20 percent of the broader American workforce reporting the same; the Staples Advantage Workplace Index, a study of office workers in the US and Canada claims. US office workers consider title and work responsibilities (38 percent) and work-life balance (30 percent) as leading contributors to their loyalty, but Millennials favour less traditional benefits including more flexibility; generous office amenities, such as gyms; a company which promotes and supports sustainable practices; a more sociable working environment with plenty of breaks; and finally, lots of positive feedback from their direct line manager. Unsurprisingly, unlike other generations of workers, Millennials say that the use of social media enhances rather than detracts from their productivity.

BSI revises design and construction standard for facilities managers ⁰

BSI, the UK based organisation responsible for developing and publishing standards for businesses, has revised BS 8536-1 Briefing for design and construction: Code of practice for facilities management (Buildings infrastructure). The standard has been included in the Level 2 BIM package which the Government expects companies to offer when tendering for Government contracts. The standard has now been brought into line with the principles of the Soft Landings Framework and Government Soft Landings (GSL) post occupancy evaluation and BIM requirement. Soft landings is designed to enable the transition from design and construction into operation. It advocates collaboration during briefing, design, construction and handover between the design and construction team and the operator, operations team or facilities manager.

That story about sexist air conditioning systems…roundly debunked ⁰

The main story of the silly season so far has been that one about the inherent sexism of air conditioning systems from a week or two back. Based on a study published in the esoteric journal Nature Climate Change, it appeared that standards for heating and ventilation in building systems were founded on the metabolic rate of an average man which suggested women were toiling away in unconducive, if not exactly unbearable, conditions. This was a compelling tale picked up worldwide by major media outlets including The New Yorker and The Daily Telegraph. There were only two problems with it all. Firstly, the original study was extremely flimsy, based on a tiny sample and ignorant of some basic facts. Secondly the science behind it has now been roundly rejected by ASHRAE, the main US body responsible for informing debate on such matters.

Neocon highlights four of the world’s most important office design trends

We live in the Global Village, Marshall McLuhan’s idea from 1962 of an electronically contracted world in which attitudes, cultures and our political, business and legislative framework begin to pull together. Yet each nation is shaped by little differences. That is why the comedy programme The Office found an audience on both sides of the pond, but one that needed Wernham Hogg in Slough to become Dunder Mifflin in Scranton, Pennsylvania for it to work for the local audience. The central idea of the show has a universal appeal but needs a local voice. And what is true for The Office with a big O is also true for the office with a small o. This was the takeaway conclusion of a series of events staged in London and Manchester last week by Milliken and Humanscale. The touchstone for these events was a debate about the main conclusions of of June’s Neocon.

More evidence to dispel the idea that ‘sitting is the new smoking’

The apparently compelling idea that ‘sitting is the new smoking’ is given yet another shoeing by new research which confirms that long term standing at work can be harmful too, in both the short and long term. The study, “Long-Term Muscle Fatigue After Standing Work” is published in the journal Human Factors and available to read in full here. It found that prolonged standing is associated with a range of health issues including fatigue, leg cramps, and backaches, which can affect performance and cause significant discomfort in the short term and develop into something more in the long term. Over time, this type of sustained muscle fatigue can result in serious health consequences, according to the academics who carried out the research behind it. It confirms previous research which shows that health problems are associated with a lack of variation in working position, not a specific position.

Occupiers give big thumbs down to service levels from property sector

The property sector offers its customers pretty appalling customer service, according to a ‘damning’ new report from the British Council of Offices (BCO). The study, based on the experiences of just 64 occupiers claims that fewer than one in five (17 percent) rate their property management service as “good” or “excellent” and fewer than one in three feeling that their suppliers understood their business needs. The survey found that although customer service is lacking, satisfaction with the end product itself was high, with two out of three occupiers happy with the quality of their office and three out of four perceiving quality to have improved over the past 10 years. The report sets out a 10-point action plan to improve the service occupiers receive, including adopting a new definition of “building performance” set by the BCO and encouraging more transparency.

UK Government abandons zero carbon buildings pledges

The UK Government has today announced that it is to abandon its plans to introduce zero carbon buildings, including homes in 2016 and zero carbon commercial buildings in 2019. As part of a range of planning measures officially announced by the Treasury, it has been confirmed that the government ‘does not intend to proceed with the zero carbon Allowable Solutions carbon offsetting scheme, or the proposed 2016 increase in on-site energy efficiency standards’. Officials from the Department for Communities and Local Government (DCLG) have also separately confirmed that the zero carbon policy for non-domestic buildings will also be discarded as part of the new changes. The move has already been heavily criticised by the UK Green Building Council and senior figures in the construction sector, who are dismayed at the move by a Government that once claimed it was to be the UK’s ‘greenest ever’.

UK property industry ‘lags-behind’ customer service revolution says BCO

Only 1 in 5 office occupiers rate their property management service as ‘good’ or ‘excellent’, according to new research by the British Council for Offices (BCO). While two thirds of occupiers are happy with the quality of their office and three quarters perceive the quality of office space to have improved over the past 10 years, less than one in three occupiers feel the industry understands their business needs. This clear gap between customer expectation and customer experience has led the BCO to call on the industry to develop a better understanding of what a well-performing building looks like from an occupier perspective. The BCO has developed a new definition of building performance, which sets out to frame a more sophisticated approach for property owners and managers to engage with occupiers, focusing upon value and quality creation, rather than simply cost reduction.

Three ways in which the business case for green building design is moving on

The case for sustainable building design used to be based on two straightforward principles. The first was that buildings had to offer up some sustainable features to comply with the ethical standards of their occupiers. The second was that there was some financial benefit. Often these principles went hand in hand, especially when it came to issues such as energy efficiency. They remain the foundations of the idea of green building design and are applicable across a range of building accreditations such as BREEAM as well as standards relating to specific products and policies. Over the past couple of years, however, we have become increasingly aware of other drivers that might make us all re-evaluate how we approach sustainability. These drivers are based on a more sophisticated understanding of green building design and the benefits for all of those involved.

Is the environment now a non-issue for building occupiers and managers?

This week, I took part in a series of debates in London and Manchester. The discussions, led by Rob Kirkbride of the US workplace design trade journal Monday Morning Quarterback, focused on workplace trends in North America and Europe, based on the issues that dominated the recent Neocon show in Chicago. This in turn is based on the premise that what suppliers talk about when they present their products in public reflects what their clients are saying to them. However, one subject we didn’t cover in any detail was the environment, because nobody was talking about it very much at Neocon. Indeed nobody seems to talk about it very much at exhibitions anywhere these days. While few would deny that sustainability is an important subject, could it be that it is now something of a non-issue for building occupiers and their suppliers?
