Four-building Hammersmith office development acquired by AXA

Four building office development acquired by AXAA 193,000 sq ft (17,930 sqm) office property based in Hammersmith West London has been acquired by AXA Real Estate. 77 Fulham Palace Road comprises four buildings: Hamlet, Horatio, Ophelia and Elsinore and is currently let to 19 tenants. It has a wide range of floor sizes across the four buildings and unusually for Central London has 221 parking spaces. Given a current lack in supply of Grade A office space in West London, AXA has indicated that it will increase the current floor space at the property by 18,900 sq ft (1,755 sqm), and transform it into Grade A office space. This expansion would be undertaken alongside a planned refurbishment of some of the buildings, to enhance their overall functionality and design, adding to the current facilities on offer. Huw Stephens, Head of UK Transactions at AXA said: “At 77 Fulham Palace Road we have identified an opportunity, through a number of asset management initiatives, to add value to a core, well located asset in London. By utilising the expertise of our local asset management teams, we will be able to improve the tenant mix, whilst delivering investment performance to our clients.”

Over 50s have highest rate of long term unemploymentMore than a million people over 50 have been pushed out of the workplace a new report from The Prince’s Initiative for Mature Enterprise (PRIME) has revealed. Up to 1.5 million people aged 50-69 “involuntarily” left employment over the last eight years due to a combination of redundancy, ill health or “forced” early retirement. Of these, 1.1 million people would be willing to work. Yet if the employment rate of this 50–64 age group matched that of the 35–49 age group, it would boost UK GDP by £88 billion (5.6%). The report: ‘The missing million: illuminating the employment challenges of the over 50s’ was produced by PRIME, now part of Business in the Community, in collaboration with The International Longevity Centre (ILC), the leading think tank on longevity and demographic change. The report explores the employment challenges facing older workers and calls for urgent action from policy makers and employers to ensure that people over 50 remain in the labour market, for example through flexible working and retraining. No natural light in almost half of European offices, finds report

 

Almost half (42%) of European office employees have no natural light in their working environment, over half (55%) don’t have access to any greenery and 7 per cent have no window in their workspace. Yet according to the findings of The Human Spaces Report, commissioned by Interface and led by Organisational Psychologist Professor Sir Cary Cooper, European employees who work in environments with natural elements report a 13 per cent higher level of well-being and are 8 per cent more productive overall. With nearly two-thirds (63%) of EMEA office workers now based in either a town or city centre and spending on average 34 hours per week in the office, their interaction with nature is becoming increasingly limited. Yet despite city dominated lives, the research found workers have an inherent affinity to elements that reflect nature. Flexible working was a surprisingly low preference, with just 11 per cent of workers choosing a space that suits their needs as their productive way to work.. More →

half of women would consider remaining childless for their careersThe expansion of flexible working rights was not only intended to improve workplace wellbeing and productivity, but encourage mothers to remain in the workforce. But it seems there is much work to be done to convince women that work and motherhood can mix. New research from the Association of Accounting Technicians (AAT) has found that half of women believe that having a baby poses such a risk to their career that they would consider remaining childless. The survey among women of childbearing age also found that two-thirds of women (67%) are concerned about the impact that having children might have on their career and half of the women who don’t currently have children (49%) feel their current career doesn’t offer them the flexibility they would need to care for a family. Over half of mothers (55%) admitted that balancing childcare and work has been a barrier to staying in work, with one in five (20%) stating that a lack of support from their employer has made life as a working mum more difficult. Two new office developments worth £77m for construction firm

Two new office contracts worth £77m for construction firmConstruction group Galliford Try plc, has been appointed to two new major office contracts worth a combined £77 million. Its been selected as preferred bidder by Northamptonshire County Council to build its new headquarters in Northampton in a £38 million project. The new 17,600 sqm four-storey building is intended to consolidate the council’s existing offices in the town, and regenerate an area on the south side of the town centre. In addition to the office space, a café will be created together with extensive hard landscaping around the site. Galliford Try is also to deliver a new office building at Sutton in Surrey for offshore engineering company Subsea 7. The £39 million project creates a new 150,000 sqft Category A office space and associated facilities on the site of the former Brighton Road car park. Galliford Try Executive Chairman Greg Fitzgerald commented: “We have a strong reputation in the office sector and we look forward to providing these two clients with the first class facilities they require.”

Companies continue to neglect the strong business case for health and wellbeingThe Government must comprehensively reform its strategy if it’s to tackle the barriers that remain for many businesses in implementing health and wellbeing programmes. This is the message from the Health at Work Policy Unit’s first paper which was launched yesterday (21 October 2014) by Lancaster University’s Work Foundation at an event featuring Professor Dame Carol Black and Professor Sir Cary Cooper. The Way Forward: Policy Options for Improving Workforce Health in the UK examines why a large number of businesses have continued to neglect health and wellbeing given the strong business case and identifies the barriers facing employers at three main stages: planning, implementation, and evaluation of these policies. However, according to the lead author, Dr Zofia Bajorek, these barriers can be overcome by developing a health and wellbeing strategy which illustrates the potential for competitive advantage, investing in and executing evidence based outcomes which must then be measured and reported.   More →

Campaign aims to help European employers manage work-related stressWork-related stress is the second most frequently reported health problem in Europe – with mental health disorders estimated to cost European employers around 240 billion euros per year. Psychosocial risks in Europe: Prevalence and strategies for prevention – published jointly by the European Agency for Safety and Health at Work (EU-OSHA) and the European Foundation for the Improvement of Working and Living Conditions (Eurofound), reveals that although fewer people report working long hours, job insecurity has increased across Europe, and in some countries work intensity has risen in companies struggling in the economic crisis. Work-related stress is also seen as a ‘sensitive’ or ‘difficult’ area — a perception that may however differ from one country to another. The publication of the report coincides with the theme for the 2014 European Week for Safety and Health at Work, (20 to 24 October) – Healthy Workplaces Manage Stress. All this week, EU-OSHA and its community of partners aims to get Europe talking about stress and how the psychosocial risks in the workplace can be tackled together. More →

Nearly three quarters of workers report the office temperature affects performanceA workplace’s design may divide occupiers’ opinions, but is not usually a source of conflict. However, when it comes to the temperature of the office, tempers can flare. Legal guidance is sketchy, as health and safety law demands that workplaces must not fall below 16C, but doesn’t set an optimum temperature. This leaves the ‘ambient’ office temperature very much open to interpretation. Earlier this year, researchers from Lancaster University advised that the average office temperature of 22 degrees C was way too high, and that simply turning down the thermostat and asking occupants to don another layer could do much to address global warming. Now over 70 per cent of workers have reported their ability to work is compromised by the temperature in the office. In a survey conducted by Business Environment, two thirds admitted to getting annoyed when a colleague changed the air con to a setting they were not comfortable with and this annoyance can escalate, with 58 per cent admitting that rows have broken out over the office temperature. Americans would still prefer a male boss to a female boss

Amercians would prefer male boss to female bossThe news that Facebook and Apple are to offer US-based female employees the option of freezing their eggs for future use, in an effort to attract more women on to their staff, has raised quite a debate on both sides of the Atlantic on whether women are being actively discouraged to put off having children. Now a new poll suggests that far from entering a brave new world, attitudes towards women in charge haven’t moved on a great deal. There is still a disappointingly high level of negativity towards female bosses, with US Americans more likely to say they would prefer a male boss (33%) to a female boss (20%) in a new job, according to a Gallup poll. And in an age when women are told to “lean in” to get positions of power at work, even women are more likely to prefer a male boss to a female boss. Although 46 per cent say it doesn’t make a difference to them, the percentage of women who would prefer a female boss has never surpassed 30 per cent since Gallup’s annual work and education poll, was launched back in 1953. Work begins on 'living laboratory' to test eco-build productsAccording to Constructing Excellence, buildings collectively account for around half the UK national output of carbon dioxide. To help address this, work has begun on the construction of a new £1.4 million ‘living laboratory’ at the Eden Project in Cornwall, where new eco-build products can be installed, tested and monitored. The Green Build Hub (GBH), is designed as a training centre that encourages inward investment by specialist green suppliers by enabling them to showcase and test innovative products. The project, by the Cornwall Sustainable Building Trust (CSBT), made possible by an investment of £1.1 million from the European Regional Development Fund Convergence Programme, aims to deliver a BREAAM ‘Outstanding’ building that acts as a resource of specialist green building knowledge. The GBH design team includes Gilbert & Goode Ltd, Ward Williams Associates, PBWC Architects, Hoare Lea, CDEC Ltd and TClarke Ltd; with an expected completion date of June 2015. More →

Generational shift means Gen Y women best suited to take a seat on the board

female-c-suiteOrganisations that persist in appointing all-male boards were named and shamed last week by UK Business Secretary Vince Cable and Lord Davies, who published the ground-breaking Women on Boards report. Now a new piece of research by Hudson has found that Generation Y females – those in their twenties and early thirties – are the natural leaders of the future. Generation Y women top the charts when it comes to being ‘socially confident’, ‘helpful’, ‘organised’ and ‘meticulous’, compared to their Gen Y male counterparts. Far removed from ‘traditional’ leadership skills (persuasion, confidence, extraversion), they bring a completely different, and more relevant, set of skills to the business environment of today – and tomorrow. Interestingly, when compared to Boomer males, (some of whom we’d assume must be well represented on current boards) the difference in skill areas are most acute: Generation Y females ranked 16% higher on people skills, 22% higher on social confidence, 22% higher on altruism, 16% higher on optimism and 21% higher on ambition. Huge increase in Glasgow and Edinburgh office leasing activity, as demand grows

GlasgowGlasgow and Edinburgh have both seen more than 80 per cent growth in office leasing activity in the past year. A comparison of Scotland’s two major cities to other major cities on the continent at a recent JLL Research Seminar revealed that leasing activity in Glasgow increased by more than 120 per cent between July 2013 and June 2014, in comparison to the same period from 2012-2013. The increase in leasing activity placed Glasgow at the top of the list of forty comparable European cities. Edinburgh is fourth in the list with an increase in activity of around 80 per cent. The office markets of Edinburgh and Glasgow are expected to see continued high levels of occupier demand, an increase in investment activity and a strong performance from business parks. However, Edinburgh’s weakness is a lack of scale, and Glasgow’s is flat population growth; and though leasing markets in both cities are showing very strong recovery, vacancy rates are falling and Grade A space remains scarce.
