Sheppard Robson release details of new mixed-use scheme in Clerkenwell

5278-68-86-Farringdon-Road-2Architects Sheppard Robson have released more details of their design for a major mixed-use project in the Clerkenwell district of London. The site is currently occupied by a multi-story car park and the new scheme, developed alongside Endurance Land will include a 3,900 sq m office development aimed predominantly at SMEs, particularly those in the media, technology and creative industries for which the area is known. The scheme includes a hotel and retail spaces at ground level. Sheppard Robson claims that ‘all elements of the development in-keeping with the vibrancy of Clerkenwell and nearby Exmouth Market, whilst also acknowledging the history of the site which is adjacent to two conservation areas’. The hotel will be operated by Premier Inn, and include a touchdown cafe open to guests and the public.

TfL to occupy first commercial property at International Quarter

The Transport for London Building at The International Quarter Stratford 3 commercial propertyConstruction is to begin this summer on the first of a number of office buildings planned for the second stage of the International Quarter, a £2.1 billion mixed-use development in Stratford in East London. Transport for London (TfL) has signed a pre-let with Lend Lease and London and Continental Railways (LCR) to occupy all of the space in the 265,000 sq ft commercial property. An estimated 3,000 TfL workers will relocate to the International Quarter’s new offices and, once completed, an estimated 25,000 people will work at and visit the site each day. The developers claim they are in discussions with other tenants about moving to The International Quarter – which, at a total of four million square feet, will be one of the largest new commercial property developments in the capital.

Developers must take a responsible approach to the design and build of London's towersThere are currently over 260 new towers either proposed, approved or under construction in Greater London, a 12 per cent increase on last year. There has been much debate and concern about the impact of the design and build of so many new towers on the capital and in particular the visual impact. The Skyline Campaign was launched last year with signatures from over 80 public figures hoping to halt the ‘destruction’ of London’s skyline. London is a busy city, on a small island with limited space. Towers allow us to create residential and commercial property using a minimal amount of land. However it is vital that new buildings that are tall enough to have a visual impact have the right design, are in the right place, and are built at the right time.

Bulliit Centre - sustainable buildingsThe American Institute of Architects (AIA) and its Committee on the Environment (COTE) have selected what they claim are the nation’s top ten examples of sustainable architecture and ecological design projects. The COTE Top Ten Awards program, now in its 19th year, claims to be the profession’s most rigorous recognition program for sustainable buildings. The program highlights projects that are the result of an “integrated approach to architecture, natural systems and technology … which make a positive contribution to their communities, improve comfort for building occupants and reduce environmental impacts through strategies such as reuse of existing structures, connection to transit systems, low-impact and regenerative site development, energy and water conservation, use of sustainable or renewable construction materials, and design that improves indoor air quality.”

Widespread belief BIM will be de facto standardIncreased workloads that limit the time available to implement new working practices is one of the reasons why the reported awareness and usage of BIM (Building Information Modelling) has fallen for the first time in five years. The fifth NBS National BIM Report, which looks at how UK building design professionals are adapting to the use of BIM, found that awareness and usage has fallen from 54 percent last year to 48 percent. However, out of 900 respondents to the survey, most believe BIM will become the ‘de facto’ standard for the design process within three years, as 92 percent expect to be using it within that timespan – and 95 percent within five years. With just months to go until the mandated use of Level 2 BIM on public sector projects in 2016, this year’s report looks at the built environment’s readiness.

Winners of BCO Scotland awards programme are announced 0

GDFSuez-Aberdeen workplaceAt last week’s British Council for Offices’ awards dinner the regional prize for best corporate workplace in Scotland went to the headquarters of energy firm GDF Suez in Aberdeen. Judges said the 40,000 square foot development showed what can be achieved by a “clear vision that puts the needs of the occupier centre stage”. Opened last October, the five-storey building is home to the development and operations teams of the firm. The Grade A office accommodates up to 200 people and provides the company with the required space to grow operations in support of existing, and, new exploration and production projects.  The facilities include ‘state-of-the-art office accommodation and meeting rooms, all supported with IT and audio-visual infrastructure and was designed to achieve a BREEAM Excellent score, making it one of the first buildings in Aberdeen to achieve this rating.

RBS to save £18 million a year with office consolidation plans 0

RBS GogarburnThe Royal Bank of Scotland (RBS) is to close four of its offices in Edinburgh as it moves to consolidate its operations at its Gogarburn headquarters. The change is expected to divest around 344,000 sq. ft. of space at the four existing sites in the centre of Edinburgh, saving some £18 million a year when the move is completed by 2017. By then some 6,000 employees will be working at the HQ in the rural district of Gogar, doubling the number of existing employees on the site. In addition to the consolidation, RBS is opening up the building to new and existing businesses to promote their growth. The plans involve the creation of a centre for entrepreneurs and small businesses which will allow them access to expert advice and finance, develop relationships with RBS and also encourage them to collaborate and share ideas with each other.

CIBSE launches updated guide to environmental building design

environmental building designThe Chartered Institution of Building Services Engineers (CIBSE) has published the latest edition of Guide A: Environmental Design which the organisation claims is ‘the premier technical reference source for designers and installers of building services, especially low energy and sustainable buildings’. As well as updates to legislation and new research, the edition includes a completely new chapter which identifies specific requirements for achieving quality in environmental building design: adopting a holistic approach as well as a system to assure the quality of design calculations and decisions. The other chapters deal with a specific aspect of design including criteria such as comfort and ambient weather and methods of calculation for performance, heating and ventilation systems, methods for thermal comfort evaluation, energy demand and so on.

What the colonisation of new domains tells us about how we work

40-Leadenhall-StreetHeadlines about the world’s accelerating taste for skyscrapers tend to be dominated by the big numbers. This is a world in which size is important, but get behind the focus on height and you find some very interesting data about the rapid and significant changes in what these tall buildings are actually for and how this chimes with broader changes in the way we create and use workplace and shared spaces. According to the most recent annual report on the world’s skyscrapers from the Council on Tall Buildings and Urban Habitat, last year was a record breaker with 97 new skyscrapers completed globally. The devil here is in the detail. While the world’s tallest new building was One World Trade centre in New York, the overwhelming majority of new skyscrapers are to be found in Asia generally and China in particular.
