BREEAM consults on new scheme for refurbishment and fit-out projects

Newham CC new officesA draft of the part of the BREEAM sustainability assessment schemes which deals with refurbishment and fit-Out, has been published for consultation. Launched this week at MIPIM, the consultation will close on 10 April 2015. The draft document can be downloaded from the BREEAM website here. All interested parties, buildings owners and investors, designers, construction industry professionals, BREEAM assessors and other stakeholders are invited to send their comments to breeam@bre.co.uk with the subject: “Comments on draft BREEAM International RFO 2015”. The draft publication of of the scheme comes four months after the launch of the UK Refurbishment and Fit-Out 2014 scheme. BRE claims that this has been adapted for an international market to take account of a range of local and regional standards, conditions and climates.

Best performing office buildings included in the annual BREEAM awards

Publication1A Grade A listed building at London’s King’s Cross; a former industrial warehouse complex in London’s Clerkenwell and an office building off Paris’ Champs-Elysées were among the award winners for best performing buildings assessed under sustainable buildings standard BREEAM. Over 50 green projects from across Europe were shortlisted with eight awards going to UK-based projects and four others shared equally between France and Norway. Winner of ‘offices new construction’ is One Pancras Square, a Grade A office building based at the gateway to the King’s Cross development. ‘Offices in use’ winner Washington Plaza is a 47,097 sq.m office building, at 42 rue Washington 75008 Paris. ‘Offices refurbishment and fit-out’ winner Morelands sits at the junction of Old Street and Goswell in London’s Clerkenwell area and comprises a cluster of warehouse buildings built around a U-shaped courtyard.

Key role for property sector in promoting 'green infrastructure' says UK-GBCThe property industry can play a leading role in protecting and enhancing national features and biodiversity. That is according to a new report by the UK Green Building Council Task Group which presents the business case for “green infrastructure”, the term used to describe natural and semi-natural features ranging from street trees and roof gardens to parks and woodland. Demystifying Green Infrastructure finds that introducing green infrastructure into the built environment offers a range of business opportunities, including an increase in the value of land and property, as well as social and environmental benefits. Aimed primarily at developers and occupiers, the report also identifies risks from failing to incorporate adequate green infrastructure into projects, such as delays in planning, increased costs and reputational damage.

Smart city systems will substantially reduce CO2 emissions, claims report

London trafficA new report from Juniper Research claims that traffic management and parking systems in the new generation of smart cities will reduce global carbon dioxide emissions by some 164 million metric tonnes (MMT) over the next five years, equivalent to the emissions of 35 million vehicles annually. The report also claims that this will transform the lives of those who live and work in cities as it manages the 700 million vehicles that will travel around the world’s cities in 2019. The report, Smart Cities: Strategies, Energy, Emissions & Cost Savings 2014-2019, claims that high levels of city traffic congestion combined with advancements in ‘Internet of Things’ sensors and software solutions has driven plans to reduce high traffic levels through smart initiatives.

Green manifesto challenges next government to deliver low-carbon economy

Alliance issues green manifesto for the next governmentOn the eve of the Autumn Statement, an influential business-led coalition of businesses, NGOs, industry associations and cross-party politicians has called on the next Parliament to tackle a range of environmental challenges affecting the UK economy and the built environment. The Aldersgate Group Manifesto identifies six target areas it says the next government must meet to build a growing, sustainable and resilient UK economy. It must accelerate the move to a competitive low carbon economy; prioritise energy and resource efficiency; improve our understanding and the state of our natural capital; equip the UK’s workforce with the right skills to benefit from the opportunities offered by the transition to a sustainable economy; increase financial flows towards low carbon and other environmental projects; and ensure the UK continues to benefit from progressive European environmental standards whatever the UK’s future relationship with the EU. Next ten years will see a surge of activity in new smart cities era

fs_gfx_smart-cities-concepts-v1Researchers Frost & Sullivan are promoting a study of the world’s smart cities which predicts that the global market will be valued at US$1.565 trillion by 2020. The report also claims that there will be a minimum of 26 smart cities worldwide  by 2025 with more than half in Europe and North America. By 2025, nearly three fifths of the world’s population, or 4.6 billion people, will live in an urban setting and in developed regions, this figure could run to over 80 percent. This new era of urbanisation will force planners to radically rethink how they create cities, develop digital infrastructure and provide services to residents  in a sustainable manner across a range of key parameters. The report defines smart cities as those built around ‘smart’ and ‘intelligent’ solutions and technology that lead to the adoption of at least 5 of 8 key parameters—energy, building, mobility, healthcare, infrastructure, technology, governance and education, and citizen.

London Mayor names Business Energy Challenge Gold award winners

ExCelLondon mayor Boris Johnson has presented RICS, JLL, EC Harris LLP, ExCeL London (above), Intu, and Linklaters LLP, with Gold awards at the Business Energy Challenge awards, which celebrate private sector businesses that have made the biggest cuts to their energy consumption and use cleaner, greener sources of energy. Fifty-nine participants had submitted data over a six week period and were assessed on the carbon intensity per square metre of their properties; with 27 of the most successful being given a Bronze, Silver or Gold award to recognise their efforts when compared against their baseline 2010/11 energy usage. Around 75 per cent of London’s carbon dioxide (CO2) emissions come from buildings, with workplaces accounting for 42 per cent of total emissions. With 80 per cent of London’s buildings likely still to be operational in 50 years’ time and with much of that estate being energy inefficient the Mayor has set out a building retrofit programme. The Business Energy Challenge aims to challenge the commercial sector to take action and improve its energy efficiency to help save on operational costs. More →

Commercial property market sees significant shift in attitudes to green building

commercial propertyThe UK commercial property market is experiencing a major attitudinal shift towards green buildings according to GVA’s fifth Green to Gold report. The biannual survey questions commercial property investors on their understanding of market perceptions of the value of sustainability criteria and gauges their attitudes towards regulation and related issues. The latest edition of the study published this month claims that the market ‘no longer views sustainability as a nice to have’ with more than half of those questioned considering green building credentials as a key driver of investment performance. Perhaps unsurprisingly this belief strengthens with regard to longer term investments. The research also found that nearly all (94 percent) of those surveyed now had a sustainability policy in place at either the organisational or fund level and 59 percent of respondents said that three quarters of their portfolios have been assessed against sustainability criteria, compared with just a quarter in 2012.

EU institutions are not implementing their own green building policies

Green building at the EUAccording to a report on EU news site euractiv.com, the various institutions of the European Union have been ‘unambitious’ in terms of delivering energy efficiency as part of their own buildings strategies. That is the key finding of a new study from the European Court of Auditors. which claims that green building standards and initiatives developed and promoted by the EU are not consistently employed for new buildings or as part of major renovation projects carried out by bodies such as the European Commission, European Parliament, EU Council and other institutions. The special report reveals shortcomings in the approach of these bodies, calls on the EU Commission to propose a common policy for reducing the carbon footprint of EU institutions and bodies and proposes the setting of an overall reduction target for greenhouse gas emissions by the year 2030. The report claims that it is through the design processes of a new building, or for a major renovation, that the greatest impact can be made on its energy performance and this should be the focus of its proposed new approach.

Built environment argues economic benefits of meeting climate change challenge

Leaders of built environment argue economic benefits of climate changeFollowing the publication of the latest Intergovernmental Panel on Climate Change (IPCC) report, warning about the effects of global climate change; the chief executives and senior leaders of 18 major businesses in the construction and property sector have written an open letter, published in The Daily Telegraph to highlight the economy opportunity presented by climate change and to defend the UK’s ground breaking Climate Change Act. In the letter, which includes signatories from Land Securities Group, BAM Construct and Balfour Beatty, the leaders warn that “undermining of the Climate Change Act is deeply unhelpful, and creates uncertainty”, and that “it should continue to be the central framework against which to deliver clear and consistent policy. It states: “Our businesses are convinced that Britain can and should be a world leader, and that far from being a burden to UK Plc, clear commitment to tackling climate change will open up opportunities for businesses both at home and abroad.”
