The UK remains the preferred region to invest in commercial real estate despite seeing a slight dip in popularity since Brexit, according to the latest BrickVest commercial property investment barometer. In March 2017 nearly one in three (30 percent) selected the UK as their preferred commercial real estate investment location, down slightly from 31 percent in March 2016. BrickVest’s quarterly survey of 3,000 investors found that a quarter (25 percent) of respondents favour Germany as their second location of choice for commercial real estate opportunities, the same as last year. Less than one in five (18 percent) selected the US which represents a fall from 21 percent last year. The same number (18 percent) also selected France although this is an increase from 14 percent in 2016.

Australia can justifiably claim to lead the world in thinking about office design and management right now, but it may be coming at a cost as rents surge for high rise office space in its major cities. The cost of renting office space in the skyscrapers of Sydney and Melbourne (pictured) is rising faster than in any other major global city, as a lack of space pushes up rates. The costs of space have yet to hit the heights of tall buildings in cities like Hong Kong, but Knight Frank’s Skyscraper Index claims that the cost of renting space in the upper floors of skyscrapers in Melbourne had risen by 11 per cent to £40.98 per square foot per year in the six months to the end of last year, while those in Sydney had risen 10.1 per cent to £78.39 per sq ft.

Fresh concerns have been raised about the levels of investment by the UK’s local authorities in commercial property. New figures published by CBRE suggest that councils spent around £1.3 billion on commercial property in 2016, most of it borrowed from a Central Government scheme not designed for that purpose. The news is certain to raise alarm across the UK and especially in Westminster. In November of last year, a report from the Public Accounts Committee warned that the increasing scale of commercial activity taken on by local authorities carried a high level of risk and that the council employees and councillors making decisions often lacked the skills and knowledge needed to take on such projects. At that time, the Government put the level of activity at around £1 billion. The fact that this figure is now significantly higher and mostly borrowed money is sure to increase concerns.

Despite its reputation as the most expensive office location on Earth, commercial property investment in London’s West End has hit a record high of £1.93 billion in the first quarter of 2017,  according to Cushman & Wakefield. The figure is up by 22 per cent on the five-year first quarter average, surpassing the West End’s previous record of £1.8 billion in 2013. The report suggests that interest from overseas investors and several large deals had boosted the figures, including the sale of the Facebook Campus and One Kingdom Street. Across the whole of central London, the total volume invested hit £4.18 billion – up from £3.7 billion in the same period last year and approaching the 2015 level of £4.6 billion. The City also enjoyed a strong first quarter, with total transaction volumes increasing nine per cent on the year prior to £2.25 billion.

commercial property LondonSmall businesses are poorly served by London’s current commercial property market, claims a new report from the think tank Future of London. The Workspace That Works report calls for local government, developers and landlords to address the threats this poses to the capital’s economy. The report claims that SMEs make up 99 per cent of all businesses and 41 per cent of employment in the capital, in line with the rest of the UK, but London faces a number of unique structural challenges such as the growing number of offices being converted to residential use, high rents and a general lack of suitable development sites. The report highlights the growth of shared spaces as a key factor in providing dedicated space for niche firms with significantly reduced costs for small businesses and start-ups.

Higher levels of uncertainty blamed for drop in UK commercial construction activity

Commercial construction activity in the UK for the 12 months to the end of 2016 fell to £16.7 billion, down 14.1 percent on the previous quarter, according to JLL and Glenigan’s Q4 2016 UK Commercial Construction Activity Index. In London, activity declined in a quarterly comparison but increased 2.7 percent compared to the same period a year ago. Construction started at 22 Bishopsgate in London City which will provide a total of 1.3 million sq ft of office space, and is scheduled to complete in 2019. The 70,000 sq ft office refurbishment of 33 Gutter Lane also commenced in Q4 with completion scheduled for the second half of the year. Elsewhere it was a mixed picture across the regions with commercial construction activity increasing in the North East, South West and Wales, albeit from a relatively low base; but activity was more subdued in other regions, particularly in Yorkshire and the Humber were the level of construction activity fell 22.0 percent y-o-y.

Demand for commercial property in the UK continues to grow even as the country prepares to leave the European Union, according to the latest quarterly Royal Institution of Chartered Surveyors (RICS) market survey. The report for Q4 2016 suggests that a large proportion of the increase was linked to the attractiveness of UK commercial property for foreign investors. But there are signs of trouble ahead, as the report acknowledges some negative expectations for London commercial property values amid fears the capital will bear the brunt of any Brexit-led departure of firms. Over the fourth quarter, overall investment enquiries were flat in the London office sector. Although the UK market has largely recovered from its post-Brexit slump, London has underperformed the wider market, with some projects being put on hold, property companies cutting rental growth forecasts and rents beginning to stagnate.

According to the latest figures from JLL, despite take-up in Central London being subdued in the lead-up to and immediate aftermath of the referendum, City take-up has surged during the last quarter, and is expected to reach 5.3 million sq ft by year end, just 6 percent below the long term average. This is offset by strong take-up in East London, where the recent deal to the GPU at Canary Wharf propelled take-up to 8 percent above its long term average level. The most notable deals of 2016 included – The Government Property Unit (GPUK) took 542,000 sq ft at 20 Cabot Square, E14 which was a sub-lease from Barclays; Apple pre-let 500,000 sq ft at Battersea Power Station, SW8 and will be paying a rent in the high £50 per sq ft; Thompson Reuters acquired 315,362 sq ft at 5 Canada Square, E14, paying a rent of £40 per sq ft; 33 Central, EC4 was pre-let to Wells Fargo who took the entire building, totalling 227,689 sq ft and New Look pre-leasing 127,096 sq ft at R7 Handyside Street, N1C for £77.50 per sq ft.

This is expected to benefit the UK market, where high levels of transparency and stable legal structures make real estate a safety play, according to a report from real estate advisor Savills. The firm unveiled its predictions for UK real estate at its annual cross-sector briefing this week, taking a detailed look at the commercial property, residential and agricultural markets. The overall story for UK real estate is one of slower growth. In the commercial market, average total returns on UK property investments are likely to be approximately 5.6 percent per annum during 2017-2021, with a 1.6 percent five year capital growth forecast for office values and a 4.4 percent growth forecast for office income returns. The report claims that there will be a fall of around 30 to 40 percent overall, and possibly up to 50 percent in Central London.

london-brexitThe recent warning that the major banks are planning to leave the Capital following the Brexit vote has understandably caused some concern within the commercial property sector;  so it’s cheering to hear that three in ten (30 percent) institutional investors actually believe Brexit will either increase or significantly increase European commercial real estate investment opportunities. A further one in four (23 percent) institutional investors believe that Brexit will have no impact on commercial real estate investment opportunities. According to a new study by BrickVest, following the UK’s decision to leave the European Union, nearly two in five (38 percent) institutional real estate investors cited London as the top European city to invest in commercial real estate, ahead of Berlin (36 percent), Munich (31 percent) and Paris (22 percent). However, one in five (21 percent) cited both Dublin and Hamburg and a further 16 percent selected Frankfurt, highlighting a clear positive trend towards German commercial real estate. Indeed 40 percent of the top ten European cities were German.

london-commercial-property1The UK’s commercial property market remains robust in the wake of the vote to leave the European Union, although a weaker economic outlook may see some prices dip over the next two years, ratings agency Moody’s claims in a new report. The news comes as commercial property fund Standard Life announced that it has reopened trading, which was suspended in the immediate aftermath of the Brexit vote.  Moody’s said that the June 23 vote still has the potential to create significant uncertainty in the longer term, but that the fundamentals underpinning the UK commercial property market remain sound. Much will depend on the country’s broader economic prospects, Moody’s claims. If unemployment remains low and jobs growth continues, these two factors will do much to maintain demand for both domestic and commercial property although London’s market may be affected even if the national economy is robust, as firms may choose to relocate anyway.
