Facilities management is about great service, not trying to do everything

Heath RobinsonAn article in The Guardian newspaper once sought to lift the veil on the extent to which Serco is entangled in the running of infrastructure in the UK and overseas. One of the questions posed was: Is there any limit to the fields they work in? Serco’s response was: “We operate in a range of markets and geographies, which means we are well placed to bring a wide range of experiences and knowledge to help customers with the challenges that they face.” Now, that’s the sort of phrase that will be familiar to anyone who has visited the website of a service provider or has written a bid in response to a tender for a contract. It is the way that providers wish to sell themselves. We can do more. We can do everything. We can do it anywhere. And if we can’t, we’ll get someone else to do it in one of our uniforms in the hope you won’t notice. We’ll save money. We’ll do it for less. We’ll do it with fewer people.

But if you often feel like a voice in the wilderness when speaking to anyone other than a fellow workplace professional, you are not alone. For many if not most senior executives, their facilities are a necessary evil that always cost too much. That reality frustrates me as much as it does you. So my colleague Paul Carder and I conducted two extensive research projects in 2012 and 2013 aimed at making the case (mostly to FM professionals themselves) that facilities and workplaces are incredibly strategic – and very poorly understood. And while we’ve gotten a lot of positive feedback about the work, we haven’t seen much change in mindsets, management practices or outcomes.

flexible workingA friend of mine went for a job recently and asked about flexible working. They were informed that: “we don’t like to allow people to work from home as we can’t keep our eye on them.” This attitude is a disincentive to job applicants and existing staff, and makes employers who take this attitude look at best old-fashioned and at worse foolish. Even the UK’s pro-employer government extended the right to request flexible working to anyone with over 26 weeks service this June, which illustrated how ‘mainstream’ flexi-work has become. A new piece of research reveals there is currently something of a global shift in culture towards a ‘Flex Work Imperative’, described as a perfect storm of employee demand, improving job market, and legislation that is shifting flex work from job perk to an employee’s right. Latest lettings underline Cambridge’s growing reputation as a centre of technologyIn the largest office letting in Cambridge in over a decade, technology developer CSR plc has agreed with The Crown Estate to establish an expanded, 100,000 sq. ft. global HQ at Cambridge Business Park. Further lettings of a combined 11,000 sq. ft., to the multi-national computer technology company, Oracle, and to JDR Cable Systems, means that the 320,000 sq. ft. Business Park is now fully let, with over 2,000 people set to be working on site once these tenants move in. These latest lettings underline Cambridge’s growing reputation as a centre of technology – where its success this sector has even led to it being referred to as the “Silicon Fen”, the UK’s equivalent of California’s Silicon Valley. There are compelling economic and social reasons for companies to construct new ways of thinking and practice around CSR that go way beyond just doing something worthy or nice, from building effective partnerships to attracting top employees. Two thirds of UK managers complain of unethical demands by employers

Employee’s beliefs can differ from that of their employers, and that can cause them to face an ethical dilemma. Take yesterday’s news reports of an ex-CIA operative who alleges that the data-gathering centre GCHQ circumvented the law to gain information on UK citizens, or the recent (rejected) claims by three British Christians to the European Court of Human Rights in Strasbourg who argued their religious rights where being violated by their employers. Following the banking scandals, public expectations on business ethics have risen over the past few years, but are CSR policies being put into practise? It seems doubtful, as new research by the Institute of Leadership & Management (ILM) and Business in the Community (BITC) reveals that nearly two thirds (63 per cent) of managers have been expected to behave unethically at some point in their career.

British Land on track to meet targets on green building efficiency

British Land on track to meet sustainability targets

British Land says it is on track to meet many of its 2015 targets on managing buildings efficiently, developing sustainable buildings and reducing carbon emissions. In its Corporate Responsibility Report for 2013, the real estate investment trust, which owns and manages a portfolio of commercial property worth £16.4 billion reiterates its commitment to sustainable property management: “There are increasing indications to support our view that sustainability, and particularly energy efficiency, grow income and grow value in the longer term. We are convinced this will be proven over time. Green buildings are also less at risk of obsolescence, thus further protecting and growing capital value over the medium to long term.” More →
