Demand for flexible office space is set to grow in London's outer boroughsLondon’s office workers are looking for shorter commutes, demanding more collaborative and networking opportunities while at work and better access to green space, retail, leisure and wellness; all of which could present a huge opportunity for the less congested outer London boroughs, a new report suggests. According to Savills latest London Mixed Use Development Spotlight, as employers and employees alike demand more from their workplace and their work- life balance, London’s outer boroughs could reap the benefits by providing greater flexible office space and affordable homes at a variety of price points. According to Oxford Economics, employment in sectors that tend to occupy co-working spaces is set to rise by 20,000 people in the outer London boroughs over the next five years, which equates to a gross additional need of 1.6 million sq ft (148,644 sq m) of office space.

That is the key finding of a new report from Cushman & Wakefield. As the trend gains momentum, according to the study, developers are increasingly incorporating  the aesthetic and function of such flexible working environments into mainstream building design. However the main driver of uptake continues to be concern about the cost of renting offices in prime locations and it is no surprise that coworking is focussed on major globalised cities.

The number of British people working past 70 years old has increased markedly over the past four years. Poor pensions, personal choice, greater life expectancy and changes to pension laws have all been highlighted as factors behind the increase in the latest report on demographic trends from the Office of National Statistics (ONS). The largest increase was seen amongst women, with the proportion of women working into their seventies doubling from 5.6 percent in 2012 to 11.3 percent last year. Around 150,000 women over seventy are now thought to be working. Meanwhile, the number of men working past the official state pension age has also increased, but at a slower rate, from 10 percent in 2012 to 15.5 percent last year.

Employees demand less rigid structures and siloed working practisesEmployees would like more freedom and flexibility at work with over half believing that the structure and culture of their workplaces are holding them back from doing their job more effectively (55 percent and 53 percent respectively). That’s according to new research from ILM, which has launched a new report calling for workplaces across the UK to foster a more collaborative culture in order to boost business success. The research found that more than a third (34 percent) of UK employees felt they worked in a regulated and controlled structure. When asked how they’d like to change their company culture, the top answer was more freedom and flexibility (35 percent) followed by more innovation and creativity (32 percent). Three quarters (74 percent) of employees say they would like more freedom at work. Although employers tend to agree with the need for teams to have more freedom, with two in five (40 percent) saying they’d like a more flexible culture, more would prefer to champion innovation and creativity (46 percent), indicating a disconnect between the way that businesses and their people are keen to work.

Millennials are less likely to leave the security of their jobs this year as the events of 2016; terror attacks in Europe, Brexit, and a contentious US presidential election appear to have rattled their confidence. This is according to Deloitte’s sixth annual Millennial Survey of nearly 8,000 millennials from 30 countries, which found that the “loyalty gap” between those who saw themselves leaving their companies within two years and those who anticipated staying beyond five years has moved from 17 percentage points last year to seven points. The desire for security is also apparent in the finding that, while millennials perceive across-the-board advantages of working as freelancers or consultants, nearly two-thirds said they prefer full-time employment. Those in highly flexible organizations appear to be much more loyal to their employers and are two-and-a-half times more likely to believe that flexible working practices have a positive impact on financial performance than those in more restrictive organizations. Three-quarters of those offered flexible working opportunities say they trust colleagues to respect it, and 78 percent feel trusted by their line managers.

According to the latest set of findings from the ‘Definitive Study of the Self-Employed,’ commissioned by Intuit QuickBooks, the self-employed generated mean annual revenues of £32,623 (£5,000 more than the average UK salary), despite working 10 hours less per week. Of those who have been a salaried worker, two thirds (66 percent) claim to be financially better off or the same and 65 percent also feel better off in terms of ‘life satisfaction’. When the research considered nuanced reasons for choosing to work for oneself ;control of schedule (77 percent), more flexibility to work to one’s own terms (68 percent) and liking being one’s own boss (65 percent) were leading reasons, with not worrying about workplace politics (47 percent) also regularly referenced.

New research from recruitment app Coople, claims that British millennials are a generation of career jugglers, seeking ‘varied lifestyles and accelerated multi-skilled growth’. The survey of 2,000 employed millennials in the UK, carried out by OnePoll, claims that there is a growing “slash culture”, in which workers take on more than one job simultaneously. The new statistics claim that one in five (19 per cent) employed young people have two or more jobs, more than any other generation. Some of the main reasons cited by millennials for taking on multiple roles include to learn new skills (47 per cent) and for variety and experience (27 per cent). By comparison, older generations put more onus on increased earnings when stating their purpose for working within multiple roles. The study also claims one in three millennials (29 per cent) plan on changing industry within the next two years, 13 per cent intend to change industries within the next year and 45 per cent will be looking to move within three years.

The growth of flexible working practices coupled with the extension of parental leave tights to fathers is are partly intended to reduce the differences between levels of pay and career progression for men and women. Yet a study published in the European Sociological Review suggests that men and women experience different outcomes when given control of their working hours and may even lead to the reinforcement of traditional gender roles. The study  by Yvonne Lott and Heejung Chung of the Hans-Böckler Foundation, Düsseldorf and the School of Social Policy, Sociology and Social Research at the University of Kent respectively found that while the adoption of flexible working meant all people worked longer hours on average, only men enjoyed higher incomes as a direct result.

The news comes on the day the Government finally announces that BT is to divest its Openreach arm which looks after the nation’s broadband infrastructure. The timing is welcome news for broadband users who have been frustrated for years by the UK’s second rate technological infrastructure. According to the Brodband Genie study the majority of people who work from home believe it has a  positive impact on their happiness, work life balance, productivity and motivation. Yet while  90 percent rely on broadband in order to work from home almost a quarter of homeworkers are limited by slow connections.

More flexible hours, a more caring attitude from management, a welcoming office design and space away from the desk to take a break are much more effective ways to reduce workplace stress than expensive office overhauls or the provision of mindfulness classes, a new survey claims. A study into the measures that help reduce stress conducted by Cascade HR, explored what workers feel bosses can do to reduce their stress levels, and found that introducing flexible working hours (47 percent), early finishes on Fridays (39 percent) and a caring, friendly management style (38 percent) would have the biggest impact. The research also revealed the physical aspects of the workplace which employees believe employers could change or introduce to improve their occupational mental health. In fact, the workplace being clean and tidy was the factor that workers felt could go the furthest to reducing their stress (35 percent), while almost 1 in 3 felt having music playing would help to keep their stress at bay; as would simply having a space away from desks in which to chill out (29 percent) or to eat (27 percent) during breaks.
