Government framework win for BW includes HMRC contract

Fit out and refurbishment firm BW has been awarded a position on the government framework agreement for the Southern lot of the UK Government Hubs Fit-Out Framework. One government department to use the framework will be HMRC; their current estate of 140 offices will be re-orientated into 13 modern regional centres. This is a 4-year framework that covers the South of the UK (South of Peterborough and Birmingham inclusive) for projects with a construction value of under £25m. Anthony Brown, Sales and Marketing Director at BW, says: “Alongside the City University framework, this appointment further underpins our determination to secure several significant formal frameworks, taking the BW business to the next level.”

biophilic designBRE have launched The Biophilic Office project, a ‘groundbreaking’ office refurbishment in test conditions that will seek to provide quantified evidence on the benefits of biophilic design on health, wellbeing and productivity of office occupants. The project centres on a 650 sq. m. 1980s office building on the BRE campus in Watford, which will be refurbished according to biophilic design principles. BRE are partnering with architect and interior designer Oliver Heath, who will lead on the design element of the refurbished building.

recyclable materialsA few years ago, the most commonly recognised symbol of humankind’s impact on the environment was the image of a solitary polar bear, adrift on a rapidly shrinking ice floe. Google a term like ‘melting ice caps’ even now, and you’ll still derive a host of variations of the same meme. More recently a new and even more unpleasant series of symbols has emerged for a similarly environmentally catastrophic phenomenon, carried worldwide on the tide of social media. This time, they are not about the way we pollute the atmosphere but also the land and seas, particularly with plastic. Social media feeds are packed with images of the corpses of seabirds, their flesh rotted away to expose the amount of plastic they have consumed. This is the new face of environmental disaster. This is not just an issue that affects birds, however. Barely a day passes when we cannot see a new image of turtles malformed after getting caught up in plastic netting or six pack rings, whales beached after choking on dozens of discarded plastic bags they’ve mistaken for food, clogged waterways and oceans, piles of rubbish and beaches that consist in large part of plastic eroded to the size of sand grains. Most recently Sky ran a heartbreaking documentary about a whale that had died with a stomach full of plastic rubbish.

Excitingly, the workforce is becoming increasingly diverse. However there’s more talk about millennials in the workplace than anyone else. In stark contrast to popular belief, the reality is that the British workforce is getting older on average which means that office design must now consider a new set of workplace requirements. The challenge for designers is to create inclusive environments that address the needs of highly skilled and experienced older workers, while still providing productive environments for all users, ensuring the entire multigenerational workforce is engaged, happy and productive. International bodies are already worried about the fiscal impact of an older workforce, in May the World Economic Forum (WEF) said that a looming fourfold rise in over-65s by 2050 is the financial equivalent of climate change. With people born today having a life expectancy of more than 100, WEF warned of more years in the office to provide financial security in later years, as well as a creeping retirement age heading towards 70. This ageing population and workforce will certainly need consideration when it comes to supporting their health and wellbeing.

Most FMs would tell you that the state of the workplace toilets is often one of the main determinants by occupants on how well the facilities department is doing its job. So it’s disturbing to learn that according to a new survey a significant number of employees have cause to complain about the state of their workplace toilet facilities. The research, carried out by the Association of Plumbing & Heating Contractors claims that 16.5 percent of people are unhappy at work due to the condition of their employer’s toilets which is having a negative impact on their levels of engagement. Their research found 43.8 percent of the people surveyed felt their workplace toilets needed to be better maintained. And when asked if their workplace toilets require updating or refurbishing, 44.4 percent said they did. London seemingly has the worst workplace toilets with 50.9 percent of workers surveyed believing they need to be better maintained and require refurbishing.

The £10 million new headquarters of Wolverhampton beer and pubs group Marston’s has been named as the Best Corporate Workplace at the British Council for Offices’ annual Midlands and Central England Property Awards. The refurbishment was led by interior design firm Newman Gauge. Centre City, in Birmingham, gained the award for best commercial workplace following a redevelopment by owner Bruntwood. The judging panel said the 1975 building had been brought back to life by the refurbishment. Energy Systems Catapult, a workspace lab based at Cannon House won the award for best fit out of a workplace, with judges praising the company ethos to stimulate innovation in energy technologies.

Overbury delivers new head office for iconic British brand Fred Perry 0

Fit out firm Overbury has completed the interiors of a new head office and showroom for iconic British brand Fred Perry in Clerkenwell, London.  The refurbishment of 27,000 sq ft in a historic Victorian warehouse supports Fred Perry’s move from its long-term address in Covent Garden to a fashionable corner of London. In 2015, the company leased two 19th century warehouse buildings on the corner of Mount Pleasant and Warner Street, opposite a former Royal Mail Sorting Office. Working with architects Buckley Gray Yeoman, Overbury delivered the fit out of seven floors, which included the installation of new floors, ceilings, walls and mechanical and electrical systems. Following a four month programme, the result is a space that reflects the brand’s British identity and brings the brand’s head office and showroom under one roof.

The British Council for Offices has announced the six winners of regional property awards for London and the South East of England. The winning entries, announced at a lunch at the Park Lane Hilton were Sky Central (main image), 8 Finsbury Circus, The Estée Lauder Companies, 20 Eastbourne Terrace, 67-71 Beak Street and Sea Containers House by BDG architecture + design. The prestigious BCO awards programme claims to recognise ‘the highest quality developments and sets the standard for excellence in the regional and national office sector.’ The winner of the Best Commercial Workplace was 8 Finsbury Circus while Sky Central took home the prize in the Best Corporate Workplace Category.

Almost a third (28 percent) of those working from home have been distracted by a crying child whilst on a work call, reports Morgan Lovell. In solidarity with Robert E. Kelly, a professor of political science whose Skype interview by the BBC was unexpectedly interrupted by his children, workplace design, fit out and refurbishment specialist Morgan Lovell commissioned a OnePulse poll to find out the biggest disruptions when working from home.
In the survey, a third (33 percent) of respondents working from home stated that the biggest distraction was their children. Other interruptions that featured highly were: pestering pets (18 percent), flatmates (18 percent) and noisy neighbours (16 percent). Of those unable to work from home, 9 percent opted not to because of distractions and a further 44 percent were not allowed to by their bosses.

London-based architecture practice Jump Studios has designed the first UK office for tech firm Cloudflare in London. The company, headquartered in San Francisco, is one of the fastest-growing start-ups in the world and is classified as a Unicorn1 company. The new office is a refurbishment of a former paper factory in London’s Southwark area. The refurbished 7,000 square foot office includes around 100 desks with large social areas connected to the outside terrace space. The central area of the office is a form of ‘spine’ constructed from OSB (Oriented-strand board). This spine maintains physical and visual connectivity throughout the floor and forms walls, rooms, storage and shelving units for Cloudflare to display tools, gadgets, books and awards. Informal meeting spaces sit within and around the spine for employees to relax and hold meetings in throughout the day.

Higher levels of uncertainty blamed for drop in UK commercial construction activity

Commercial construction activity in the UK for the 12 months to the end of 2016 fell to £16.7 billion, down 14.1 percent on the previous quarter, according to JLL and Glenigan’s Q4 2016 UK Commercial Construction Activity Index. In London, activity declined in a quarterly comparison but increased 2.7 percent compared to the same period a year ago. Construction started at 22 Bishopsgate in London City which will provide a total of 1.3 million sq ft of office space, and is scheduled to complete in 2019. The 70,000 sq ft office refurbishment of 33 Gutter Lane also commenced in Q4 with completion scheduled for the second half of the year. Elsewhere it was a mixed picture across the regions with commercial construction activity increasing in the North East, South West and Wales, albeit from a relatively low base; but activity was more subdued in other regions, particularly in Yorkshire and the Humber were the level of construction activity fell 22.0 percent y-o-y.
