office building and constructionThe construction of new offices in central London has declined by half (50 percent) in six months as developers and occupiers shift their focus to refurbishment, according to Deloitte Real Estate’s latest London Office Crane Survey. The crane survey analysed office building data over the six months to 30 September, and included a poll of London’s biggest developers conducted at the end of September. The total office space under construction in central London is now 15.1 million sq ft. This is similar to the level recorded in the previous survey (15.3 million sq ft, the highest since 2002) as developments are now taking longer to complete. More →

Workplace design and fit-out specialist Area, has completed a 30-week refurbishment of the Colmore Row, Birmingham offices for Mills & Reeve, one of the UK’s top law firms. With six floors in constant operation and located in a prime area of Birmingham’s business district access was tight, timescales tighter and work had to be undertaken without disruption to the day-to-day running of a major law firm. The design concept reflects the Mills & Reeve brand but is tailored to the Birmingham location, embracing the history of the area and the architectural features of the building.

uk-gbc-hqBy achieving the lowest embodied carbon footprint ever recorded for an office refurbishment in the UK, the new headquarters in Central London for the UK Green Building Council is designed to inspire and encourage employers, landlords and occupiers alike to set the bar high when upgrading their office spaces, according to the organisation. It claims that the project is an exemplar for sustainable office refurbishment and features a range of wellbeing measures. UK-GBC says it hopes that this landmark project will also demonstrate that even a 160m² floorspace can deliver commercial, social and environmental value if each decision is challenged and scrutinised. Wellbeing measures have been incorporated into the design in order to improve staff satisfaction, productivity and overall health and wellness. These measures include: a living wall with over 1,500 plants; an innovative ventilation system, which has delivered a 750 percent increase in background fresh air; an automated low-energy LED lighting system; and products and finishes that minimisepollutants from the air.

Insight_twitter_logo_2WPP, the world’s largest advertising and marketing services group, is investing in a landmark building in Amsterdam as a new base for its operating companies in the city. The agencies will move into a redevelopment of the well-known Rivierstaete building located in the centre of the city on the banks of the Amstel River. The new office will bring together some 30 companies and approximately 1,500 people in 19,000 square metres of space. The Amsterdam office is the latest in a series of WPP co-locations, including Madrid (more than 40 companies and 2,500 people) also being designed by BDG which continues their long standing relationship with WPP Real Estate and further showcases both parties track record, expertise and commitment to revitalising large, awkward inner city buildings through their innovative programme of ‘Evidence Based Design’.

Last week we reported that the shortage of office space in London was driving up demand within the UK’s regional office markets. Now a new report claims there is under a year’s supply of Grade A space available in the regions which will result in rental inflation. Bristol and Cardiff are predicted to see largest rises at 12 percent and 9 percent respectively. According to Savills’ Regional Office Market Review & Outlook report, average take-up across the UK is currently at 4.6 million sq ft, and availability down 18 percent on 2007 levels. Although speculative development has risen by 129 percent over the last year to approximately 3.5 million sq ft, with 28 percent pre-let it is expected that this will largely be absorbed in first two quarters of 2016. This lack of available space has driven demand for value-add office opportunities to help plug the gap, with January 2016 marking the forty-first consecutive month of refurbishment activity.

First ever office building to meet new BREEAM Refurbishment and fit-out standardAn office at Bristol’s Aztec West Business Park has become the first building to be certificated under the new BREEAM UK Refurbishment and Fit-Out standard. Legal & General Property’s building at 740 Waterside Drive has been awarded design stage ‘Very Good’ ratings against Parts 2 and 3 of the scheme for the refurbishment and fit-out of its core and local services. The £5 million, 51,000 square feet project took 30 weeks to complete and includes an extensive range of refurbishments and improvements. These include fully replacing the mechanical and electrical systems, installing photovoltaic panels on the roof, enhancing the airtightness of the building and improving its EPC rating to achieve an EPC A. BREEAM UK Refurbishment & Fit-Out 2014 has been developed to assess a wide range of project types.

BREEAM consults on new scheme for refurbishment and fit-out projects

Newham CC new officesA draft of the part of the BREEAM sustainability assessment schemes which deals with refurbishment and fit-Out, has been published for consultation. Launched this week at MIPIM, the consultation will close on 10 April 2015. The draft document can be downloaded from the BREEAM website here. All interested parties, buildings owners and investors, designers, construction industry professionals, BREEAM assessors and other stakeholders are invited to send their comments to breeam@bre.co.uk with the subject: “Comments on draft BREEAM International RFO 2015”. The draft publication of of the scheme comes four months after the launch of the UK Refurbishment and Fit-Out 2014 scheme. BRE claims that this has been adapted for an international market to take account of a range of local and regional standards, conditions and climates.

Adobe completes refurbishment of central London offices

16032580231_ba3a7024e0_zAdobe has completed a refurbishment of the reception of its central London offices. The project includes new stone-clad walls and floor coverings to give the space an industrial feel by complementing the existing concrete floors and exposed internal pillars. Similarly, new carpet was specified in a ‘distressed’ finish. Bespoke elements of the design include the specially made reception desk and graphical manifestations on walls and meeting room partitions that range from the corporate to the abstract. “Adobe is the world’s biggest digital marketing company in an industry that is serious and creative, and we wanted our new reception to reflect this.” said Mike Walley, EMEA site operations manager for Adobe. The lighting in particular has transformed the space.” The project was carried out by K2 Space.
