Green Sky Thinking to focus on designing in sustainability for London ⁰

Green infrastructure, social sustainability and intelligent design are the main themes for this year’s Green Sky Thinking event, which takes place between 20-24 April. The event includes a range of informal session and on-site talks that highlight what the organisers claim is best practice on how to ‘design in’ sustainability. The purpose of the programme, led by Open-City, is to enable those working within the built environment to see real life sustainable solutions, talking face to face with those responsible for designing, delivering and managing successful schemes. Its ultimate aim is to help them gain a holistic and cross-disciplinary understanding of how sustainable development is being practically applied across London, while understanding the current technologies, policy and thinking and how these translate into practice.

Central London occupiers prepared to pay more for upper floors and terrace ⁰

There is a growing trend for London occupiers prepared to pay more for upper floors, particularly with access to a terrace, as according to the latest research by Cushman & Wakefield (C&W), unprecedented rental rates are being paid for tower floors and roof gardens. Central London office leasing activity overall, was 2.4 million sq ft for the first quarter of 2015, which equals the same period in 2014, which marked the highest first quarter volumes since 2007. Momentum in the City of London office market has also continued, with a total of 1.8 million sq ft let, up 34 percent for the same time last year. The West End recorded a relatively quiet quarter, with leasing volumes down to just over 600,000 sq ft – the lowest level since mid-2013. However, this is against a backdrop of falling vacancy rates, leading to the increasing migration of commercial occupiers out of the West End.

Regular readers will know we’re not too fond of the F Word at Insight. This isn’t because we think there is nothing to talk about when it comes to the future (what else did you think we meant?) of work and workplaces. We just believe that the word is now routinely misapplied to justify an endless effluvia of simplistic nonsense, absurd generalisations, undisguised commercialism and wishful thinking. Not to mention the eternally tedious idea that the ‘office of the future’ can be defined in very specific ways based on a few supposedly cool but actually infantile features borrowed from primary schools. Fortunately, all this misdirection makes the informed, wise and sober reflections of Perry Timms all the more powerful when he spoke recently at TedX in Bucharest to outline the challenges and opportunities of the future of work.

One in three employees have experienced conflict at work, reports CIPD

As many as one in ten employees are leaving their organisation as a result of workplace conflict, research from the CIPD has revealed. One in three UK employees (38%) have experienced some form of interpersonal conflict at work in the last year – this includes one in four (29%) who have had isolated disputes or clashes and a further one in four (28%) who report ongoing difficult relationships. However, there appears to be a clear power differential at play, with employees being most likely to perceive a lack of respect, bullying or harassment from their boss or other superiors and as many as 1 in 4 said that their line manager actively creates conflict. Employees reported conflicts as being most often with line managers or other superiors (36%) rather than with direct reports (10%). This results in individuals feeling stressed and can lead to a drop in commitment or motivation.

Sino might: a review of the CIFF office design show in Guangzhou

Guangzhou, about two hours by train from Hong Kong, is China’s third city. It is a sprawling metropolis. Apart from a cluster of skyscrapers and the busy, broad sweep of the Pearl River which carves the city into districts, it has few redeeming features. Unlike the previous years’ office design shows hosted in Guangzhou, the heavy rain stayed away and the weather was hot and humid. It would probably have been sunny, were it not for the pall of smog which constantly shrouds the city. The 35th China International Furniture Fair is too large to be held at one time in the 430,000 sq. m. China Import & Export Fair complex, so it’s split into two, five day phases, held six days apart. Billed as the ‘Fabulous Furniture Fair’, Phase 1 concentrated on residential furniture. Phase 2 was for CIFF Office and for Interzum – the furniture materials and machinery show.

New UK Green Building Council Chief Executive lists challenges ahead

Julie Hirigoyen, the former UK Head of Sustainability for property consultants JLL takes over today as the new Chief Executive of the UK Green Building Council. Hirigoyen was previously Managing Director and founding partner of Upstream, a leading sustainability strategy consultancy, acquired by JLL in 2007. She said of her new role today: “Buildings and cities are at the heart of what we need to change if we are to achieve sustainable development. There’s been a huge increase in the importance of this agenda, since when I first started out, we were knocking on closed doors. But we must not kid ourselves – we are only at the early stages of the journey. We are still exceeding the limits of the planet, there are still very few genuinely net positive buildings or companies out there, and we are not achieving sustainability as a scientific concept yet – there is much more to do.”

New safety regulations to affect even routine building maintenance tasks

Any organisation which intends to contract for construction work could risk fines or imprisonment if they do not comply with new legal safety regulations covering site management. Pinsent Masons, the law firm behind Out-Law.com is warning that The Construction (Design and Management) (CDM) Regulations, which come into force on 6 April, will affect all construction work in the UK. The regulations give ‘clients’, meaning anyone for whom a project is carried out, a greater role. Once in force, the regulations will require commercial firms to appoint a principal designer and principal contractor whenever any work involves more than one contractor – even where the work involved is very limited and over quickly. The scope of ‘construction work’ under the regulations is wide, covering everything from major infrastructure projects to installing new showers.

The European Display Screen Equipment Regulations were introduced in 1992 as a way of improving the posture and wellbeing of people working on computers in the office. That’s a long time ago. Too long, in fact. Here’s a list of thing that have happened since then – 1. The Internet. Actually, we can stop there. Any piece of workplace legislation that predates the Internet almost certainly won’t be fit for purpose, not least one that is based on how we should work with computers. Yet there it all is on the Health and Safety Executive (HSE) website. It’s all so hopelessly out of date, it’s like starting a farm using an Altamira cave painting as your guide. At the most straightforward level, you can take an image from one of the published guides such as this (below) and play a little game of spot the anachronism.

Driverless cars will transform the UK economy by 2030, claims report

A new study from the Society of Motor Manufacturers and Traders (SMMT) and KPMG claims that the development of connected and autonomous vehicles will help generate 320,000 jobs in the UK and deliver huge benefits to society and the economy. The first ever comprehensive analysis of the opportunities provided by the new technology claims that by 2030 driverless cars will deliver a £51 billion boost to the UK economy, reduce congestion and carbon emissions and cut serious road traffic accidents by more than 25,000. By that time all new cars will incorporate some form of connectivity, according to the report’s authors. It also predicts that the UK will be a global leader in the production of this next generation of vehicles, with the support of Government including financial backing. The study was presented at last week’s SMMT conference in London.

MIPIM demonstrated how property industry is moving with the times

In its 26th year, the colossus conference that is MIPIM was back in full flow. With 93 countries were present, 4, 500 investors and 22, 000 registered delegates there were numerous developments presenting opportunities around the world. And crucially, there were more people apparently buying than selling, meaning that strong investment activity will follow. A dumbfounding prediction from property agent Cushman & Wakefield, that global real estate investment could rise 11% to 1.2 trillion euros – an indication of just how much healthier the market is. However, the renewed positivity isn’t simply a return to the ‘good times’, it is apparent that the pain the recession brought in 2008 hasn’t been forgotten and we are seeing a revised formula for property that includes sustainability, collaboration and – crucially – people.

Wellbeing continues to improve despite static pay levels, claims ONS

The overall wellbeing of the UK population continues to improve despite ongoing concerns about pay levels and job security, according to a new report published today by the Office for National Statistics. The latest analysis includes an assessment of changes in national wellbeing for the first time and finds that year on year 33 percent of indicators had improved, 42 percent showed no overall change, 21 percent were not assessed and 5 percent deteriorated. The proportion of people in the UK giving the highest ratings for each aspect of personal wellbeing measured by the report increased significantly in the financial year ending 2014. The report defines wellbeing as a measure of “how we are doing as individuals, as communities and as a nation, and how sustainable this is for the future” based on 41 metrics.

Workplace services provider to pay all staff the living wage

Services and facilities management group Sodexo has announced it is to join the Living Wage’s Service Provider Scheme and in future will report on and address the gender pay gap. It is part of its Public Service Pledge, an ethical manifesto for its contracts and conduct that includes a set of commitments aimed at ‘achieving a fairer and better society’. The Pledge also details ways in which it will step up reporting on its public sector contracts to increase transparency and accountability. Chief among these are pledges to publish the savings produced for Central Government through its contracts, and to publish annually how it has contributed towards Government clients’ stated target outcomes. Sodexo employs 34,000 employees in the UK and Ireland, with over half of those working on Government contracts, in justice, defence, healthcare and education.
