Serviced offices and coworking spaces boom in Manchester in response to growing customer demand
Rising demand from businesses for flexible working space has sparked a boom in the provision of coworking spaces serviced offices in Manchester in 2017, according to the latest office market snapshot by real estate advisors Colliers International. The report showed serviced office providers addressed the need for flexible working from small and growing operators by taking in excess of 100,000 sq ft of space in Manchester in the first three quarters of 2017. Major developments included global co-working specialist WeWork following the opening of its first office outside London at No 1 Spinningfields by adding another 44,000 sq ft at One St Peter’s Square and property developer Allied London launching its own co-working brand All Work & Social to operate alongside WeWork at Spinningfields.










The creative industries sector accounted for over a third 35 percent) of take-up in the regional office market in the first half of the year, with this sector in particular driving the co-working revolution and the provision of flexible office space. Latest figures in CBRE’s H1 2017 Property Perspective, which monitors the performance of ten regional cities, overall, the UK’s regional office markets saw continued demand in the first half of 2017, with office take-up reaching 2.8 million sq ft, only slightly lower than the five-year average. For the first half of 2017, several cities witnessed improved levels of take-up when compared with the first half of 2016, these include Aberdeen, Edinburgh, Leeds and Manchester. Select locations such as Reading, Maidenhead and Watford also saw a continuation of record rents being set during the first half of the year, which has largely been driven by the delivery of new developments.



There is growing sentiment among younger workers that flexible working is less a right – as outlined by the Government in 2014 – and more a ‘selective benefit’ for a choice group of employees. New research by 
Nearly three quarters of employers in a recent poll say retaining female talent in the workforce is the most important issue in HR in 2017, as changes to childcare funding could impact on the recruitment and retention of working mothers. The research, which was carried out by My Family Care and recruitment firm Hydrogen, found that most employers thought that flexible working and supporting working parents and carers was important to them but strikingly, nearly three quarters (70 percent) rate the issue of retaining female talent after parental leave as the most important issue. However, 60 percent of HR professionals said their company provided no form of coaching or training support for their employees going through the parental transition. When it comes to the success of their family friendly initiatives, flexible working proved to be the most successful, followed by their Childcare Voucher Scheme and then enhanced maternity or Shared Parental pay.
