Quality coffee tops the list for the most important office featureThe quality of the coffee is the most important feature for office occupants, with two thirds of workers saying a decent flat white or cappuccino is an essential for a productive and engaged workforce.  Research by coworking developer Areaworks also found that being closer to the outdoors, and the ability to work from a balcony or roof terrace was an important factor for 64 percent. Hanging chairs, bean bags and flexible spaces are a must for most, as half of office workers want to ditch fixed desks in favour of casual seating and hot desking, making it a top five most favoured feature. the office gimmicks failed to feature on most people’s workplace bucket list. The installation of office gimmicks such as fireman’s poles and ball pits all failed to feature on most people’s workplace list, but slides did make the list, while the majority (66 percent) included a fridge complete with beer and prosecco among their choice items.

UK employers need to improve working conditions to increase workforce satisfactionEmployers in the UK need to improve working conditions, as the UK’s workforce pride is trailing behind other European countries, a new report claims. The survey from Cornerstone OnDemand and IDC found just a 48 percent approval rating by UK workers, with just 52 percent of respondents “completely agreeing” that they are proud to work for their organisation – a steep drop compared to countries such as Italy (59 percent) and Norway (66 percent). While UK work satisfaction is falling behind the rest of Europe, it is however ranking higher for employer recommendations. Almost half (47 percent) of Brits “completely agree” that they would recommend their current employer to others, versus 43 percent in Sweden and 41 percent of respondents in the Benelux regions. When it comes to employer attractiveness, only 47 percent of UK respondents “completely agree” that their organisation is an attractive place to work, in comparison to 51 percent of Spanish respondents and 56 percent of Finnish respondents. So while the UK is ahead in some criteria, the findings suggest there’s work to be done if British employers want an improved result.

London pledge to make all new buildings operate at net zero carbon by 2030

London pledges to make all new buildings zero carbon by 2030London has joined 18 other cities around the world, including Paris, New York and Tokyo, in a landmark commitment to make all new buildings operate at net zero carbon by 2030. Regulations and planning policy will also target existing buildings to make them net-zero carbon by 2050. Net zero carbon buildings are buildings which reduce all energy use as far as technically possible, with remaining demand met through renewables. The commitment has been orchestrated by C40 cities, a global group of major cities committed to delivering on the most ambitious goals of the Paris Agreement at the local level. As city authorities do not have direct control over all the buildings in their area, the commitment includes a pledge to work together with the private sector as well as state and regional governments to drive the transformation. This pledge from cities is part of the World Green Building Council’s Net Zero Carbon Buildings Commitment for businesses, cities, states and regions.

Major tech firms continue to acquire large London offices, despite Brexit concernsThe repercussions of a no-deal Brexit are being hotly debated but there are some indications that it’s yet to impact the Capital’s commercial property sector. A number of leading tech and creative companies have continued to acquire large volumes of office space across London. According to figures from CBRE, take-up of Central London office space stood at 1.2m sq ft in July 2018, above the 10-year monthly average of 1.0m sq ft. The increase in July was largely down to two Facebook deals at 11/21 Canal Reach, N1 and Building P2 Handyside Street, N1, where in total 600,600 sq ft of office space has been filled. The creative industries sector led July take-up at 679,400 sq ft, representing 61 percent of the space taken; with the business services sector acquiring 17 percent of space, with 133,200 sq ft going to flexible office providers. In the past 12-months, business services has been the principal sector, accounting for 31 percent of take-up ahead of the creative industries (25 percent) and banking and finance sector (16 percent).

This is why the increasingly sophisticated ways in which workplaces can be monitored; from the footfall in the washrooms to the level of desk usage has been welcomed by employers, but a new survey suggests digital data gathering is making staff feel uneasy. A new report published today by the TUC looks at the phenomenon from the perspective of workers’ experiences and found that 6 in 10 workers fear that greater workplace surveillance through technology will fuel distrust. The study reveals that most UK workers (56 percent) believe they are currently monitored by their boss at work and worry that this ‘surveillance data’ will be used by bosses to set unfair targets, micromanage them and take away control and autonomy.

Strong growth in office investment helps bolster European real estate marketTotal real estate investment in Europe decreased by 8 percent in the second quarter of this year, but there has been strong growth in the offices sector, with volumes totalling €29bn, compared to €24.1bn for the same period last year. Office investment for the first half of the year was also up 11 percent on the same period last year. Furthermore, investment into other areas, including healthcare and student accommodation, remained resilient, with volumes on par with that of last year and 6 percent up on the first half of 2017. Following a more subdued start to the year, the UK posted a strong second quarter. Total investment in Q2 2018 reached €19.9bn, driven by a record quarter for London City office investment. Jonathan Hull, managing director of Investment Properties, EMEA at CBRE commented: “Despite ongoing political uncertainties, the UK remains an attractive destination for European and global capital.”

It sets out a series of critical steps for knowledge-based businesses to revolutionise the workplace – and thereby aid employee performance. The report argues that traditional silos, from IT and HR to facilities, need to be broken down to integrate the management of the workplace as part of a ‘one-team’ approach; doing so will ensure companies can deliver a streamlined workplace experience which supports employee productivity.

CBI counsels a common-sense approach to managing staff in heatwaveAt the risk of stating the obvious, with the Met Office suggesting temperatures could reach their peak on Friday (27 July) in some areas of the UK, Britain’s largest employer organisation is encouraging companies to consider ‘a range of measures to keep employees comfortable during the heatwave’. Matthew Fell, CBI Chief UK Policy Director, said: “While the current hot spell has provided welcome fillip for consumer-facing sectors, large numbers of employees are feeling the heat as they carry out their day-to-day tasks, especially those working outdoors. Responsible employers take the welfare of their employees very seriously, particularly during this unusual weather. Companies can help keep their employees cool by considering a range of measures, from flexible working to help those with punishing commutes to relaxed dress codes, so staff feel more comfortable in their place of work. Ultimately a common sense approach is needed, as some employees will have less flexibility than others, for example those wearing safety equipment on construction sites. In all cases, staff should have easy access to drinking water as temperatures soar to help keep them healthy and productive.”

RICS and IFMA launch Procurement of Facilities Management statement to address “race to the bottom”

The Royal Institute of Chartered Surveyors (RICS) has today launched its first professional statement to ‘reduce risk, increase transparency and further trust’ in procurement in facilities management. The RICS Procurement of facility management, RICS professional statement, UK 1st edition, was worked on in collaboration with IMFA, and also the Chartered Institute of Purchasing and Supply (CIPS). RICS says it will be looking to make this a global professional statement in due course. All RICS regulated professionals (mandatory from the 1 October 2018) will be expected to follow this guidance, but according to RICS, adoption of the framework would be competitively beneficial for all property professionals involved in the procurement of FM services, including those acting for landlords and occupiers, FM suppliers procuring services from sub-contractors and investors and public and private occupier organisations.
