How will Crossrail impact the office landscape of London and beyond?

We are now just a few months away from the grand opening of the central section of Crossrail, the 118km long railway line spanning London and the South East which will, once completed, will deliver a direct connection between all of London’s main employment centres; linking Heathrow with Paddington, the West End, the City and Canary Wharf. This ambitious redevelopment plan will bring huge positive change to the City and is estimated to generate over 850,000 new jobs in the Capital, as well as making the lives of those already working in London easier and more efficient.

Strong growth in office investment helps bolster European real estate market

Total real estate investment in Europe decreased by 8 percent in the second quarter of this year, but there has been strong growth in the offices sector, with volumes totalling €29bn, compared to €24.1bn for the same period last year. Office investment for the first half of the year was also up 11 percent on the same period last year. Furthermore, investment into other areas, including healthcare and student accommodation, remained resilient, with volumes on par with that of last year and 6 percent up on the first half of 2017. Following a more subdued start to the year, the UK posted a strong second quarter. Total investment in Q2 2018 reached €19.9bn, driven by a record quarter for London City office investment. Jonathan Hull, managing director of Investment Properties, EMEA at CBRE commented: “Despite ongoing political uncertainties, the UK remains an attractive destination for European and global capital.”

New analysis sets out to define fastest growing sectors in London in 2018

A new analysis from Instant Offices sets out to identify the largest business sectors driving London’s economy. It claims that the three most prominent are information and communication, financial and insurance, and professional, scientific and technical services. The UK Business Register and Employment Survey (BRES) showed distinct trends in growth for specific sectors, in London and in the UK as a whole.

RICS and IFMA launch Procurement of Facilities Management statement to address “race to the bottom”

The Royal Institute of Chartered Surveyors (RICS) has today launched its first professional statement to ‘reduce risk, increase transparency and further trust’ in procurement in facilities management. The RICS Procurement of facility management, RICS professional statement, UK 1st edition, was worked on in collaboration with IMFA, and also the Chartered Institute of Purchasing and Supply (CIPS). RICS says it will be looking to make this a global professional statement in due course. All RICS regulated professionals (mandatory from the 1 October 2018) will be expected to follow this guidance, but according to RICS, adoption of the framework would be competitively beneficial for all property professionals involved in the procurement of FM services, including those acting for landlords and occupiers, FM suppliers procuring services from sub-contractors and investors and public and private occupier organisations.

Facebook confirms 600,000 sq ft Kings Cross office deal

Facebook has signed its long-discussed deal to take 600,000 sq ft across three buildings at the Kings Cross regeneration project. The deal will see the social media giant occupy around 15 percent of the total scheme, The new offices will offer up to 6,000 work stations where workers will focus on the creation of artificial intelligence (AI), Virtual reality (VR) and monitoring ‘harmful content’ on the social networking platform. Engineers at the scheme will also work on integrating the Oculus Go virtual reality mobile headset into the platform. Tech giants such as Google and Youtube have already moved into large nearby offices, while Universal Music is set to to move into a new headquarters at Four Pancras Square in September.

Barclays to create up to 2,500 jobs at new Glasgow tech hub

Barclays has announced plans to develop a new campus at Buchanan Wharf, Glasgow, which will provide what it claims is a state-of-the-art workplace for the bank’s functions, technology and operations teams. The aim is to create a working environment that will ‘help the bank deliver outstanding services to customers and clients by fostering innovation and collaboration’. Barclays has agreed to purchase the campus development from Drum Property Group Ltd and is currently working with them to finalise the design of the new facility as part of the wider Buchanan Wharf development. It is expected that, once completed, the campus will be able to accommodate up to 2,500 additional roles, doubling Barclays’ current workforce in Scotland and making the bank one of Glasgow’s biggest commercial employers.

WeWork launches new brokering service aimed at small and medium sized businesses

WeWork’s announcement of a meat ban last week has attracted a great deal of attention in the media but a quiet announcement put out on the firm’s website on Friday will have more profound implications for the facilities management, workplace and commercial property worlds. In September the firm will launch WeWork Space Services which is targeted at small and medium sized businesses including those that are not current members. It claims that the service will be a ‘holistic, one-stop’ that will meet the real estate needs of its target audience, including finding them the most appropriate office space and resources as well as free membership of WeWork spaces around the world.

New government estates strategy will see thousands of jobs relocate away from London

The UK Government has announced it latest plans to save around £3.6bn over the next two decades by dramatically scaling back its property estate and relocating thousands of staff as part of its new 12 year estates strategy. The Cabinet Office has outlined the plans to move thousands of public sector jobs, including senior roles, out of London by 2030, reducing Whitehall buildings from around 65 to 20 over the same period. Around 20 so-called Government hubs will be set up in the regions by the end of this parliament in 2022. In total, the strategy commits to reducing the number of government-owned office buildings from 800 to under 200, with an estimated saving of £3.6bn over 20 years.

First planning application submitted at Haywards Heath business hub

The Commercial Park Group, a partnership between developer John Baker and leading building and civil engineering contractor Sir Robert McAlpine Ltd, has submitted a planning application to redevelop 21-23 Perrymount Road in Haywards Heath to provide 65,000 sq ft of new offices. This scheme is the first phase of a wider project to create a new 400,000 sq ft business hub called Haywards Park formed of multiple office redevelopments on Perrymount Road.

London’s poor connectivity is holding back commercial property occupiers

Connectivity is more than just broadband speeds and 4G coverage. New research from property consultancy Cluttons claims to reveal the impact it has on everything from the properties we choose to live in, to the places where we can work and our overall happiness both at home and in the office. The research suggests that London is lagging behind other national and global hubs when it comes to good connectivity in both residential and commercial property, failing our needs both as residents and businesses.
