NEF today-3 workplace as a strategic resourceRaise your hand if you agree: “The workplace is obviously a strategic resource.” We facilities management professionals know that to be true. But if you often feel like a voice in the wilderness when speaking to anyone other than a fellow workplace professional, you are not alone. For many if not most senior executives, their facilities are a necessary evil that always cost too much. That reality frustrates me as much as it does you. So my colleague Paul Carder and I conducted two extensive research projects in 2012 and 2013 aimed at making the case (mostly to FM professionals themselves) that facilities and workplaces are incredibly strategic – and very poorly understood. And while we’ve gotten a lot of positive feedback about the work, we haven’t seen much change in mindsets, management practices or outcomes.

Milan International Furniture FairOne of the least remarked upon consequences of the digital revolution of the past two decades has been its impact on the world of exhibitions. Not so long ago, these were one of the few ways people had of finding out about new products, firms, services and technologies. Now we can find as much as we would like about all of that kind of thing at any time, and so the exhibition has had to adopt a new role. In many ways, the changing role of shows has followed the same trajectory as that of offices. Far from becoming irrelevant or extinct, as some people predicted, they have instead developed a new prominence as platforms for new ideas, the sharing of information, meeting new people and reacquainting ourselves with old friends in the analogue world.

Open city is behind Green Sky thinkingGreen infrastructure, social sustainability and intelligent design are the main themes for this year’s Green Sky Thinking event, which takes place between 20-24 April. The event includes a range of informal session and on-site talks that highlight what the organisers claim is best practice on how to ‘design in’ sustainability. The purpose of the programme, led by Open-City, is to enable those working within the built environment to see real life sustainable solutions, talking face to face with those responsible for designing, delivering and managing successful schemes. Its ultimate aim is to help them gain a holistic and cross-disciplinary understanding of how sustainable development is being practically applied across London, while understanding the current technologies, policy and thinking and how these translate into practice.

Workplace wellness programme can reduce obesity levelsWorkplace wellness programmes can help people lose weight, but are more effective when staff are actively involved in the process, a new study has found. The results of a two-year project published in the American Journal of Public Health show that providing healthier food choices and increasing opportunities for physical activity, successfully reduced the number of people considered overweight or obese by almost 9 percent. Results were particularly good when these efforts were designed with the input and active participation of employees. An estimated 68 percent of Americans are overweight or obese. As they spend on average a third of their lives at work; researchers based at the University of Rochester’s Department of Public Health Sciences worked with a local company to see how effective workplace intervention could be in addressing the obesity problem.

Why Facebook and other tech giants still apply mainstream office design ideas 0

Facebook-560x480This week Facebook moved into its new offices in Menlo Park, California. As you might expect they are somewhat out of the ordinary. Designed by Frank Gehry, they are bright, open and loaded with quirky and colourful design ideas. Yet upon closer inspection their underlying office design principles are often resolutely mainstream, not least the inclusion of what is billed as the world’s largest open plan office. In fact this has the personal backing of the CEO himself and has long been the core element in the brief because Facebook sees the idea of openness as being an essential part of its mission and business model. Mark Zuckerberg announced the opening of the building on his own Facebook page (where else?). In his official statement, he explains the thinking behind the design in an interesting way and it bears reproducing.

Managing the Millennials should be no different to the other generations

Mult-generational workersThere is much debate about the way the group known as Millennials should be treated. Millennials, those born between the early 1980s and the early 2000s, are viewed as different to my peers, Generation X (those born in the 60s and 70s), and certainly vastly different in outlook to the post-war Baby Boomers and the pre-war Veterans. A stereotypical view is that these newbies are highly ambitious and want everything ‘now’, for example, regular pay rises and instant promotion without putting in the work. Yet I believe that Millennials should not be viewed as a distinct group and what we are in fact seeing are long-term changes as a result of trends in society and the workplace. So while employers may recognise the particular needs of Millennials it is these long-term changes they should really be addressing.

New study explores link between workplace design and productivity

workplace designThe latest report linking specific workplace design elements with increases in productivity and wellbeing has been published by flooring manufacturer Interface and organisational psychologist Cary Cooper. The Human Spaces report into The Global Impact of Biophilic Design in the Workplace, claims that employees who work in environments with natural elements report a 15 percent higher level of well being, are 6 percent more productive and 15 percent more creative overall. The report is based on a study of 7,600 office workers from 16 countries. It concludes that office design is so important to workers that a third (33 percent) of global respondents believe it would ‘unequivocally’ affect their decision whether or not to work somewhere. Design is particularly important in India (67 percent), Indonesia (62 percent) and the Philippines (60 percent).

Flexible working and recognition linked to happiness at work

happiness at workThe eternal quest for happiness is the subject of two new reports which conclude that if you want to feel more satisfied with your working life, it’s important to feel as if you are in control of it. New research from Professor Andy Charlwood at Loughborough University claims that government and employer policies that give people greater flexibility to choose the hours they work helps to foster their wellbeing and that overworked people are less satisfied with their lives and experience lower levels of psychological wellbeing overall. A second, less scientific study commissioned by US software provider InLoox claims that one of the most important determinants of happiness at work is an ability to work unsupervised or not to report to anybody at all so, if you must have a job, make sure you’re in charge.

SMEs provide the key to encouraging more women onto boards

SMEs should encourage more women onto boardsResearch from the Government, released last week, found that women now accounted for 23.5 percent of FTSE100 board members, up from 12.5 per cent in 2011. The target is 25 per cent by the end of this year, meaning that another 17 women need to be appointed. However the research showed that small companies are less diverse at the top, with woman accounting for 18 percent of directors of FTSE250 boards. As Chairman of a company which employs 220 people, I believe that unleashing the potential of women in the business is an excellent way to grow and develop organisations. The female perspective is very powerful in every issue within a business. It adds enormous value to clients, can often save money by offering a different way of doing things and creates a better working environment.

MIPIM demonstrated how property industry is moving with the times

16600996569_f9cd51af5f_kIn its 26th year, the colossus conference that is MIPIM was back in full flow. With 93 countries were present, 4, 500 investors and 22, 000 registered delegates there were numerous developments presenting opportunities around the world. And crucially, there were more people apparently buying than selling, meaning that strong investment activity will follow. A dumbfounding prediction from property agent Cushman & Wakefield, that global real estate investment could rise 11% to 1.2 trillion euros – an indication of just how much healthier the market is. However, the renewed positivity isn’t simply a return to the ‘good times’, it is apparent that the pain the recession brought in 2008 hasn’t been forgotten and we are seeing a revised formula for property that includes sustainability, collaboration and – crucially – people.

Property investors favour sustainable buildings, claims report

sustainable buildingsProperty owners could make a greater return on their investments if they improved the sustainable credentials of their buildings, according to a new report published by CBRE. According to the study of 280 investors published in the Investor Intentions Survey 2015, a growing number are taking into account environmental considerations which they consider have a direct influence on the returns and value of their assets. Nearly three-quarters (70 percent) believe sustainability is either a critical or desirable criterion when making investment decisions with only 15 percent claiming that “sustainability is not a significant consideration in selecting assets to buy”. The report’s authors claim that while the property industry has been seeking evidence of the financial benefits of sustainable buildings for some time, this has been difficult to define given the complex factors that influence transaction prices.

Six key workplace and property announcements from this week’s budget

BudgetIn yesterday’s budget announcement, the Chancellor maintained the Government’s focus on regional devolution and investment in both physical and digital infrastructure. In truth, there was little surprising in the announcements, many of which had been signalled in advance and were rooted in existing policies. Some of them arrived fully formed, such as the devolution of powers related to business rates. Others, including the much talked about and overdue investment in regional infrastructure such as the cross country fast rail link, were fleshed out. Given that this is a budget with both eyes on the forthcoming general election, it’s a shame that some announcements lacked detail. Here are six of the key announcements that will affect the workplace, technology and property sectors.
