Demand for London commercial property pushing occupiers into earlier relocations

London commercial propertyThe revival of London’s financial, professional and business sectors, along with sustained demand from the TMT (Technology, Media and Telecoms) market is resulting in increasing demand for commercial property across Central London. This along, with a restricted supply of existing stock, due to conversion of office to residential usage is prompting many occupiers into making relocation decisions well in advance of a lease break or expiry. Cluttons’ London Property outlook for the second quarter of this year shows that rental costs are increasing in response to sustained demand, with a west to east migration by occupiers in evidence. Many tenants are also relocating from London’s West End to the Southbank area; while further out, ‘fringe’ areas such as Stratford are drawing tenants. More →

Queen's Speech light on legislation, with flexible working biggest change aheadThis year’s Queen’s Speech was the last before the 2015 general election and included a relatively light legislative programme of just 11 new bills. Some of the key employment changes being proposed include changes to childcare, the national minimum wage, and zero-hours contracts. But in fact a key development which was not included in the Queen’s Speech, and yet could have the most pronounced effect on employers is the extension of the right to request flexible working. From 30 June 2014, employees with at least 26 weeks’ continuous employment will be able to make a request for flexible working for any reason under the new statutory scheme. The procedure to be followed will be far less prescriptive than that currently in force and will place more onuson the employer to consider the request and any alternatives to the proposed request. Deloitte increases flexible working rights to attract future female leadersAs employers prepare for new flexible working legislation, which comes into place at the end of this month; Deloitte UK has announced it is to allow its 12,000 employees more say in where, when and how they work. The firm has introduced a range of new and adapted, formal and informal agile working arrangements to incite a change in the day-to-day culture at the UK firm. Deloitte already offers all employees the right to request a formal flexible working arrangement; it will now also enable them to request a block of four weeks unpaid leave each year, without reason or justification. These arrangements support its wider measures that encourage a more agile workplace, including the introduction of collaborative and adaptable working spaces, an environment that supports open conversations about agile working and improvements to technology that make it feasible. Male midlifeThe publication of a report last week by the British Council for Offices highlights the wider impact of workplace design trends and commercial property arrangements  in the increasingly important Technology, Media and Telecoms (TMT) sector. Not least it suggests that they are having a transformational influence on the way firms in other sectors approach leases, workplace design and the changing nature of work. It is no coincidence that the TMT sector is the one most commonly associated with the employment of the much-talked-about Gen Y demographic, nor that the business practices most commonly associated with this overly-stereotyped group are those that are having the greatest influence in the way we design and manage offices.

Support for flexible working an increasing challenge for IT managers, claims survey

Flexible workingOne of the greatest challenges currently facing IT managers is providing secure and robust technological infrastructure for flexible working, and it is set to become even greater as more and more firms adopt Cloud based working, according to a new report  from technology specialists ControlCircle. The survey of 250 UK based CIOs, ‘IT Growth and Transformation’ found that over the next five years the increasing mobility of the workforce is going to present them with a range of increasingly important challenges, with IT leaders predicting that security (56 percent), cloud (46 percent) and mobility (41 percent) set to become the biggest challenges they face. The survey also revealed that nearly half (48 percent) of respondents experience hourly, daily and weekly technology availability issues and a fifth (21 percent) experience business downtime daily or hourly as a result.

Walkie talkie lands two more tenants as demand for City space grows

Walkie-Talkie solutionThe ‘Walkie Talkie’ skyscraper, 20 Fenchurch EC3 – dubbed the ‘Walkie Scorchie’, after its unusual design was found to reflect and magnify the sun’s rays onto nearby parked cars – is now 87 per cent let, after securing a further two tenants. Insurance firm CNA and UK law firm DWF LLP are taking 35,000 sq ft and 43,000 sq ft respectively at the 38-storey building. The latest two lettings come after joint developers Canary Wharf and Land Securities achieved the building’s first completion milestone on 17 March, when they handed over possession of the first completed office floors to tenants. The rest of the office floors were completed as planned in April. The remaining space, the Sky Garden – a landscaped garden, dining and viewing area on the top three floors, which will be operated by rhubarb – remains on schedule for completion before the end of the year. Robotic managers likely to lack empathy and forget ethics, claims CMI report

RobotA new report into the judgements of managers has concluded that they are significantly more prone to responding in a ‘robotic’ way to moral questions than the general population, relying on handed-down rules rather than their own ethical standards. The report, Managers and their Moral DNA, was commissioned by the Chartered Management Institute (CMI) in conjunction with personality testing website Moral DNA. It found that nearly three quarters of managers (74 percent) lack empathy and  do not fully consider the moral consequences  when they take decisions, which is 28 percent higher than the general population.  The report also claims that managers are 4 percent more compliant with rules and 5 percent less caring in their ethical decision-making at work than in their personal lives, a figure that tallies with other results from the Moral DNA database according to the report’s authors.

The workplace of the future is one founded on uncertainty

workplace of the futureWe now know for a fact that the good people at the UK Commission for Employment and Skills take heed of what they read on Workplace Insight. After Simon Heath recently eviscerated the idea of the year 2020 as a useful marker for the ‘future’, a new report from the UKCES draws its line in the sand a bit further on in 2030. It means they can’t have a ‘2020 Vision’ and for that we should be very thankful.  Yet the report still falls into the same traps that are always liable to ensnare any prognosis about the workplace of the future, notably that some of the things of which they talk have happened or are happening already. Then there’s the whole messy business of deciding what will emerge from the chaos; a bit like predicting the flavour of the soup you are making when a hundred other cooks are secretly adding their own ingredients.

The link between design, urbanism, and public health is under renewed scrutiny. Last year, the American Institute of Architects (AIA) launched a collaboration with the Massachusetts Institute of Technology Center for Advanced Urbanism (CAU) and the Clinton Global Initiative to look at ways urban design can address US public health challenges. The Royal Institute of British Architects (RIBA) has now published exclusive research which reveals the clear link between land use and public health in English cities. ‘City Health Check – How Design Can Save Lives and Money’ compared the nine most populated cities in England – Birmingham, Bristol,  Leeds, Liverpool, London, Manchester, Newcastle, Nottingham and Sheffield – and Birmingham and Liverpool were found to be the worst cities for health. Advice on social media vettingThe debate over the right to privacy of job applicants whose activities may be checked on social media websites such as Facebook, LinkedIn and Twitter, has led to some confusion over what is legally acceptable. Employers’ body the CIPD’s recent social media research revealed that two in five employers look at candidates’ online activity or profiles to inform recruitment decisions, but few inform applicants as a matter of course that this is being done. But just how aware are employers of the legalities around this kind of vetting? Managers have wide discretion within the law to decide whether or not to recruit a particular candidate, but to avoid risk of legal challenge they should be fully aware of the law on data protection and discrimination in employment. The CIPD has now published some useful guidance on what constitutes good practice. Don’t be caught by surprise by the hidden costs of commercial property

 

let-signAccording to Colliers International’s recent Global Investor Sentiment Report, 2014 will see an increase in commercial property investor confidence, with 74 per cent of UK based investors saying they were more likely to risk investing across all property sectors, although offices remain the most popular category to invest in. Yet despite this vote of confidence, it seems strange to report that the real costs involved in property acquisition and maintenance, are frequently overlooked by the purchasers. It appears that businesses often have a patchy knowledge of the range of costs involved in owning or leasing commercial real estate, which is surprising when you consider that a company’s biggest single investment next to its workforce is commercial property.
