New task group launched to define zero carbon for non-domestic buildings

A policy for all new non domestic buildings to be zero carbon from 2019 was introduced by the Labour government in 2008. Although the Coalition Government recommitted to this target, announcing in July it would strengthen energy efficiency standards for new non-domestic buildings from April 2014, they had yet to come up with a definition of zero carbon for non-domestic buildings.  The UK Green Building Council, whose membership includes the architects, developers, contractors, product manufacturers and others who will be tasked with delivering zero carbon buildings from 2019, is therefore launching a new Task Group to help define and build support for a definition of zero carbon for non-domestic buildings that works for industry.  More →

Demand in UK regional office markets beginning to outstrip supply

GlasgowThe latest report from property consultancy Savill’s looking at trends in the UK’s commercial property market paints a now very familiar picture of an increasingly healthy market driven by a number of sectors in general and the tech and media industries in particular, but also of growing confidence outside of London. It also highlights a marked shift away from public sector to private sector employment. Although the upsurge in demand is putting pressure on the supply of appropriate office space in certain parts of the country, a new report published today by KPMG also highlights the growing order books of UK construction firms and an increase in confidence amongst builders.

Increasing occupier confidence is leading to the highest take up of regional office space for five years. According to property consultants GVA’s latest quarterly review of the “big nine” regional office occupier markets, total take-up in the third quarter of 2013 was 7 per cent above the five-year quarterly average at 1,737,000 sq ft. Particularly encouraging, say the analysts, has been a recovery in markets that have been subdued for some years. Carl Potter, GVA’S National Head of Offices commented: “In general many are now gearing up for the next phase of activity, although there still remains a real prospect that a lack of appetite for new speculative development will lead in some markets very quickly to a shortage in Grade A supply.” More →

Planning approval granted for major new South Bank development

New Blackfriars developmentA 1.4 million sq ft mixed used development scheme next to Blackfriars Bridge at London’s South Bank has been granted approval by Southwark Council’s planning committee. Nine buildings, including a 48 storey tower are being planned to include 450,000 sq ft of office space, which it is promised, will almost double the number of permanent jobs in the area to over 3,700. The scheme, which also comprises 25,000 sq ft of retail space, nearly 500 residential apartments and the creation of 35,000 sq ft of new pubic open spaces, is being delivered by asset management firm Carlyle. Two existing buildings on the site, which were acquired by Carlyle along with four other nearby buildings for £671m in 2010, will be demolished according to the designs drawn up by PLP Architecture. UK Green Building Council partners with Ecobuild to agree sustainable event programmeThe UK Green Building Council has entered into a new long-term partnership with Ecobuild, the annual event for sustainable design, construction and the built environment. The agreement means the two organisations will work closely on the programme of events for Ecobuild to promote the business case for a greener and more sustainable built environment. UK-GBC Chief Executive Paul King, who already sits on the Ecobuild Advisory Board, said: “This partnership marks the start of a new and exciting chapter in our close relationship with Ecobuild, an event which has firmly placed sustainable construction on the UK and international agenda over the past ten years.” More →

Refurbished office named ‘best of the best workplace’ in BCO awards

BCO best of best winner 2013A refurbished building which houses the manufacturer of the hi-tec GoreTex fabric range has been named the best of the best workplace in the British Council of Offices (BCO) annual awards. W. L. Gore’s Edinburgh headquarters was recognised for its transformation from a building which was no longer fit for purpose to a modern, green and inspirational workplace. National winners in the BCO 2013 awards include the Crystal in London for innovation; Birmingham City Council offices for fit out of workplace; Cannon Place in London for refurbished workplace; and Astellas in Chertsey and Nestle Product Technology Centre in York for projects up to 2,000m²

Two major new London fit-out contracts for ISG

Colegreave HouseMultinational fit-out and construction firm ISG has won a contract for the fit-out of clothing retailer Arcadia’s UK headquarters near Oxford Street in London and is believed to have won a £50 million contract to fit out the ‘Baby Shard’ at London Bridge for Rupert Murdoch’s News UK. The £32 million Arcadia project for the reinvention of Colegreave House, designed by Sheppard Robson, involves the fit-out of four storeys and 155,000 sq. ft. of the existing building. Staff at the firm responsible for High Street brands such as Dorothy Perkins, Top Shop and Burton will remain in situ for the duration of the phased project which includes the installation of glazed roofs over the atria at the heart of the building to provide new community areas for staff.

Balfour Beatty appointed main contractor for St James’s Market scheme

St James scheme appoints Balfour Beatty as main contractorThe Crown Estate and Oxford Properties have announced the completion of a joint venture agreement to finance the £320 million St James’s Market scheme around London’s Regent Street area. Balfour Beatty has been appointed as the main contractor, with work due to start on site in the next month. The St James’s Market scheme is set to deliver 210,000 ft2 of office and 50,000 ft2 of retail and restaurant space. Bob Clark, Managing Director of Balfour Beatty’s Major Projects division said: “As a global infrastructure group we will be bringing our experience in delivering high end commercial properties to the scheme and utilising our investment in 4D information modelling technology and modular construction capability to ensure perfect delivery.”

New microsite shares sustainability expertise in the built environment

One of the biggest design and construction firms in the UK, BAM Construct UK, has launched a sustainability microsite to share its green building knowledge. The website is broken into six key performance indicators: sustainable design; carbon; resource efficiency; sourcing responsibly; community; and health and wellbeing. BAM Director of Sustainability Nitesh Magdani said: “The sustainability team at BAM includes a range of professionals from site managers and environmentalists to architects. We advise our teams on issues including sustainable design; waste and environmental management; community engagement; LEED and BREEAM certification; Post Occupancy Evaluations; and air quality issues.” More →

Government unveils BIM initiative for SMEs as survey reveals small business concerns

BIM1The Cabinet Office has unveiled a new initiative which aims to promote the practice of Business Information Modelling (BIM) amongst smaller businesses in the UK construction industry. At the launch of the  Construction Industry Council’s dreadfully named BIM4SME forum, Cabinet Office Minister Chloe Smith reiterated the Government’s commitment to use BIM on all Government construction projects by 2016. However new research from the Institution of Structural Engineers has revealed the problems facing small businesses in using BIM, including the fact that two thirds think the Government stance on BIM makes it harder for them to win work and three quarters believe it presents them with major cost challenges.

Plans for a new high rise office development in the City of London have been unveiled by Henderson Global Investors. Designed by Make architectural practice, the high buildings at 40 Leadenhall Street, EC3 will vary in height between 7 and 34 office storeys, with two additional basement levels, a roof level plant, and café and restaurant uses at ground floor level.  The total size of the building is 910,000 sq ft, split between 890,000 sq ft office and c. 20,000 sq ft retail. A grade II listed building at 19-21 Billiter Street, built in 1865, will be restored and integrated in the proposed scheme, which it is estimated will create 390 construction jobs, with around 7,000 people expected to work in the completed building.
