Lifecycle management most important aspect of BIM say FMs

The relationship between Building Information Modelling (BIM) and lifecycle management is the most important factor for facilities managers, who, along with owners and occupiers believe BIM will becoming increasingly important in day-to-day working practices within the next two to three years. The findings are from a poll of individual members of the BIM4FM group which represents institutes, trade associations and professional bodies within the built environment. “The results clearly show that there is recognition that BIM offers the opportunity to improve the lifecycle management of buildings. Interestingly there is both a desire, and an expectation for BIM to be able to support better working practices and improve operation and maintenance of buildings in practice:” said Geoff Prudence Chairman of the BIM4FM group (more…)

New Construction strategy focuses on sustainability and efficiency

An industrial strategy for construction – ‘Construction 2025’ is being launched by the Coalition Government today which aims to tap into the considerable growth opportunities predicted for the global construction market. The strategy has been developed in partnership with the new Construction Leadership Council, jointly chaired by Business Secretary Vince Cable and Sir David Higgins, Chief Executive of Network Rail, formed to help oversee the delivery of the action plan and its strategic priorities. The strategy’s vision to 2025 includes ambitions for a 50 per cent reduction in greenhouse gas emissions in the built environment, and an equal reduction in the trade gap between total exports and total imports for construction products and materials. Designs unveiled for new Google London headquarters in King’s Cross

Detailed plans have been submitted for the design of the new Google London headquarters building in King’s Cross. The 1 million sq. ft scheme designed by architects Allford Hall Monaghan Morris does not exceed 11 storeys at any point and will be home to up to 4,500 employees, double the company’s current London workforce and potentially making it the largest Google operation outside of New York.  The scheme is part of a wider development of Kings Cross and will incorporate 750,000 sq. ft. of office space with 50,000 sq. ft. of shops and cafes.  Current employees will relocate from three existing buildings in the capital.  Subject to approval for the detailed design from Camden Council, who have already granted planning permission,  work will begin on the site next year with completion set for 2016-2017.

Google is evidently keen to emphasise its investment in the UK, following weeks of criticism of its tax affairs from the media and politicians. Dan Cobley, Google UK’s managing director, in announcing the details of the development said: ‘Building our new headquarters in King’s Cross is good for Google and good for London.’ Certainly the deal is one of the biggest in recent years in the UK property industry, worth around £650 million and is expected by the developers to create 1,500 construction jobs and 35,000 new employment opportunities over all.

Some of the more interesting aspects of the proposed design are:

  • The primary way for workers to move between floors will be stairs rather than lifts as the firm looks to challenge the sedentary workstyles of staff. No news yet on any wretched slides.
  • The building is designed as a ‘groundscraper’ eschewing London’s recent trend for tall buildings, but is larger than the Shard at 1,083 ft long compared with the Shard’s 1,016 ft height.
  • Over two thirds (71 percent) of the office space are designated for workstations with the remainder set aside for meeting and breakout spaces, cafes and lobbies. Nearly half of the roof of the building will be landscaped.
  • The intention is to achieve a BREEAM outstanding accreditation.
  • The architects claims the design is inspired by the Victorian industrial heritage of the area and will act as a theatre in which the drama of Google’s business will unfold, but with stage settings that can change quickly and easily.

Commenting on the development, Simon Allford, of Allford Hall Monaghan Morris, said: ‘This building is underpinned by cutting edge design intelligence and technologies to provide a sophisticated twenty first century working environment for Google’s staff. The architectural approach, which has taken inspiration from King’s Cross and St Pancras International railway stations, complements the local area’s strong industrial heritage and will be a building London can be proud of.’

Land Securities £260m development confirms City office confidence

Land Securities announcement today of a £260 million development of 1 & 2 New Ludgate, EC4, a speculative mixed-use development in the City of London confirms a growing confidence in the City office market. The 379,000 sq ft scheme occupies an island site near St Paul’s Cathedral and comprises two distinct buildings united by a new public piazza, which together aim to offer 346,000 sq ft of office accommodation set around open and green spaces. Colette O’Shea, Head of Development, London said: “Our decision to commence the speculative development of 1 & 2 New Ludgate reflects our confidence both in the City office market, where we believe supply of new space will be constrained in 2015, and in the quality of the attractive and highly efficient office space we are creating.” (more…)

Gender equality and senior roles where are we now?

Gender equality at senior management and Board level has been and is likely to remain an area of contention. According to recent research by analysts BoardEx into gender inequality in Britain’s top 100 private companies, 73 per cent of companies still have all male teams of executive directors, 51 per cent have only male non-executive directors and there are still 56 per cent of all male Boards. At the end of May a new National Equality Standard was launched by the CBI and the Equality and Human Rights Commission in response to the continued concerns about the issue, which some EU members have argued requires the imposition of mandatory board quotas.

One of the least appealing duties of any employer is breaking bad news to an employee, and the worst of this is, of course, the ‘we’ve had to let you go.’ In an attempt to avoid a costly employment tribunal claim, many organisations fall back on frankly horrible phrases like ‘downsizing’ and ‘rationalisation’. On one memorable occasion I heard a group of shell-shocked staff being assured that the company was planning to give them a ‘soft landing’ by bringing in careers counsellors to help them make the most of ‘fresh opportunities’. Personally, in these situations I think a little more honesty is preferable – but perhaps not with such blatant  glee as Roger Sterling of Mad Men when he explains to Burt Peterson just how much pleasure he’s getting from firing him….again. Burt’s response contains some strong language.

Younger workers take most pride in their workplaces finds poll

Over half (58.1 per cent) of UK workers are proud to work for their current organisation, and younger workers feel the most pride, according to a new poll. The latest in a bewildering series of contradictory stats on Generation Y – finds that over three fifths (64.1 per cent) of employees aged between 16-24 say they are proud of working for their current employer. But the research by recruiter hyphen suggests that while pride is high, managers may not be directly responsible for the rise. Just six out of 10 (62.8 per cent) workers believe their organisation seeks their opinion, listens and respects their views, dropping from over three quarters (77.9 per cent) in January 2013.

Over the last few years, the UK Government has grown increasingly interested in finding ways of making its £30 billion property portfolio more efficient. Both the last Labour government and the current Coalition administration have been driven by the opportunities offered them with the advent of new technology, new ways of working and new procurement models. They’ve pursued these issues to cut costs by reducing and changing the way property is designed and managed but have also found how that can also help to establish best practice in sustainable building. What is increasingly apparent, especially given recent news from the Major Projects Authority about cost savings in procurement is that the public sector is now leading the way as models of good practice.

Working while commuting is on the increase survey finds

May 2013 played host to Work Wise Week, an initiative from Work Wise UK that aimed to promote and encourage smarter working practices to the benefit of businesses and employees. Cultural, economic and social changes are affecting attitudes to how we balance work and personal lives, and increasingly, mobility and technology is shifting away the need for the traditional 9-5 work patterns, replacing it with more flexible working practices. There are many benefits of flexible working and, as such, we are seeing more businesses starting to understand that forcing employees to work in an office does not guarantee productivity. (more…)

Green responsibilities of the built environment highlighted by CIBSE

EnvironmentWe’ve already focused today on the role individuals can play in supporting the green agenda of their employers, but for those working within the built environment they may have particular responsibility when it comes to helping to reduce energy consumption and provide for the adaptation of buildings that respond to the challenges of climate change. This is the message from incoming CIBSE President, George Adams Engineering Director for Spie Matthew Hall, in his Presidential address, “Whole Life Thinking” where he stresses the need for a new energy engineering conscience and calls for an increased pace of action to improve the industry and reduce its environmental impact.

Recruitment rates rise, but employers should be careful who they hire

There is mixed news on the recruitment front, with the latest Recruitment and Employment Confederation (REC) and KPMG report on jobs hinting a positive turn, with permanent placements accelerating, the rate of demand for permanent staff remaining solid and average starting salaries continuing to rise. However, according to a new global report, employers are urged to be cautious about who they hire, because more than half of employers in each of the ten largest world economies say that a bad hire has negatively impacted their business, pointing to a significant loss in revenue or productivity or challenges with employee morale and client relations.

Resistance to workplace change marks the passing of the old order

ChangeWhen Vodafone announced in March that the UK’s businesses could save up to £34 billion with the more widespread application of flexible working models, the research to support the claim had two very familiar components. The first was a crystal clear business case, the second an admission that the message was still not quite getting through to those at the top. In fact, Vodafone claimed, around two-thirds of business leaders continue to insist their business can’t afford to reduce the number of workstations they use despite all evidence to the contrary. A third haven’t even considered the idea of reducing the number of workstations they use as a way of cutting costs.
