WeWork completes largest office deal in Birmingham this year

Six Brindleyplace, the new home of coworking provider WeWork in BirminghamWeWork has agreed a deal to take over all seven floors of Six Brindleyplace in Birmingham. The deal is the coworking provider’s third in the City this month alone, following deals for 55 Colmore Row and Louisa Ryland House, both in the Colmore Business District in the city centre. The deal for the 97,000 sq. ft. of Six Brindleyplace is believed to be the largest office deal in Birmingham so far this year, bringing its total offering in the city to 200,000 sq. ft.  More →

The prestigious BCO Awards programme recognises the highest quality developments in the UK and sets the standard for excellence in the regional and national office sector. Today’s ceremony marked the third of the BCO Regional Property Awards dedicated to London, celebrating the best office space in the country. London winners will compete with those from other regions at the BCO National Awards in October this year.

London’s West End office market stays strong despite slow start to year

The volume of transactions in London’s West End was down 45 percent, the lowest for January in over 10 years. This is to be expected with the continued ongoing Brexit negotiations, according to Savill’s, who expect to see a lower volume of transactions complete over the first quarter of this year. Despite this, space under offer still remains well above the long-term average, with 237,000 sq ft going under offer during the month. This held the overall total at just over 1.2m sq ft, giving a strong indication that leasing activity over the course of 2019 will remain robust. Pre-lets accounted for 42 percent of the overall sq ft let in January and there were five transactions to the Insurance & Financial sector and four to the Tech & Media sector.

Mint building: Demand for office space in Edinburgh city centre augmented by a lack of supplyAn acute lack of supply in Edinburgh’s city centre will push up office rents to over £35 per sq ft in 2019 according to the latest estimates by Savills, which suggests that rental increases and lack of supply may cause certain organisations to consider opportunities on the city’s western periphery. The latest research from the firm shows office take-up in Edinburgh in 2018 totalled 950,000 sq ft – 18 percent ahead of the 10-year annual average – as the city continues to see robust levels of demand from across a number of key sectors and a continued focus amongst occupiers on the city centre. However, despite strong occupier demand, there was a decline in office take-up in 2018, compared to 2017 (1.04 million sq ft) which the firm attributes to a lack of good quality, city centre office supply. Edinburgh’s city centre office availability has been reducing since 2012 and take-up activity during 2018 has seen the majority of new developments being wholly or partially pre-let. This lack of supply is forcing an increasing number of occupiers to re-gear leases on existing offices against a lack of alternative options.

Are open plan workspaces truly evil or is this just fake news?

A recently published paper describing the results of an academic study by Ethan S. Bernstein and Stephen Turban[1], both of Harvard, has become another unwarranted casualty of the debate within our industry and in the mainstream media on ‘open plan’ offices versus anything else. The researchers conducted two controlled studies in different organisations before and after a workplace refurbishment from dedicated cubicles to dedicated open plan (benching) neighbourhoods, and concluded that face to face interaction reduced significantly, while email and other digital communications increased in the new environment.

New Deloitte London office: a world-leading building for sustainability and wellbeing

Deloitte’s new UK and North West Europe headquarters at 1 New Street Square, EC4, is claimed to be the largest office in the world to achieve leading certifications for being both an exemplar green building and one designed to enhance the wellbeing of its people. The new 270,000 sq ft HQ, which Deloitte occupied in July, is the culmination of a four year programme redefining the workplace of the future for the firm’s people and clients. The space was designed by ID:SR with furniture supplied by Sketch Studios.

Two new studies set out business case for contemporary office design

A brace of new reports sets out to identify the challenges organisations set themselves by inhabiting dated offices and how modern office design principles could address them. According to the Meeting Expectations report, released by K2 Space, workplace productivity is being impeded as a direct result of dated office design. The second study from Saracen Interiors focuses more on the role of office design as a recruitment tool. The reports follow the recent publication of a major report on similar themes from Worktech Academy and Fourfront Group.

British Council for Offices announces names of best workplaces in UK

Bloomberg’s London HQ (left) came out on top at the British Council for Offices (BCO) National Awards in the UK’s capital last night, taking home both the ‘Best of the Best’ and the ‘Corporate Workplace’ awards. The office was joined by five other award winners recognised for excellence in office space. The BCO’s respected National Awards programme sets out to recognise top quality office design and functionality, with the objective of setting the standard for excellence across the office sector in the UK. The awards dinner attracted over 1,200 players from the office sector to celebrate the best-in-class talent. Winners from the 2018 Regional Awards programme attended the event at London’s Grosvenor House, hoping to take home the National Award for their category.
