Seven essential workplace design trends to keep an eye on during 2016 ⁰

What has become increasingly apparent over recent years is that the office isn’t just a place to work, but also a driver of competitive advantage. We’ve always known this to a greater or lesser extent, but the dynamic and ever shifting nature of the modern world is presenting organisations with new and evolving challenges that they must address with all of the tools at their disposal. At the heart of this complexity is the physical workspace. Its design touches on every aspect of the changing workplace and the objectives organisations set for themselves and their employees. Although it has lots its primacy as the main place of work, you could also argue that the focus on the office’s key strengths makes it more important than ever within the context of overall working cultures. So, with that in mind, here are ten of the most important current trends in workplace design and management we foresee for 2016.

Global salaries will rise to highest levels for three years in 2016 ⁰

Workers around the world will see real wage increases of 2.5 percent, the highest in three years in 2016, as pay increases combined with historically low inflation leave employees better off. The forecast issued by Korn Ferry Hay Group found that workers across Europe are set to see an average salary increase of 2.8 percent in 2016 and, with inflation at 0.5 percent, will see real wages rise by 2.3 percent. While salary rises will stay at 2.5 percent in the UK (the same as the last two years), low inflation means that real wages are to increase by 2.3 percent in 2016 – above the Western European average. In Asia, salaries are forecast to increase by 6.4 percent – with real wages expected to rise by 4.2 percent – the highest globally. In the United States, with low inflation (0.3 percent), employees will experience real income growth of 2.7 percent.

Offices and smart cities will drive uptake of the Internet of Things, claims report ⁰

A new report from analysts Gartner claims that the roll out of the Internet of Things will be driven by innovation in commercial property and smart cities. The study, Internet of Things — Endpoints and Associated Services, Worldwide, 2015 claims that 1.6 billion connected things will be used by smart cities in 2016, an increase of 39 percent from 2015 (see Table 1). The authors of the report claim that smart commercial buildings, particularly those subject to Building Information Modelling technology will pioneer applications until 2017, after which consumers will become the dominant force as devices migrate to a new generation of smart homes. Commercial real estate benefits greatly from IoT implementation. IoT creates a unified view of facilities management as well as advanced service operations through the collection of data and insights from a multitude of sensors.

Linear equations are no longer enough to determine the size of offices

In 2013, the US Census Bureau announced that the official human population of the Earth had exceeded 7 billion for the first time. This provoked people to raise concerns that were couched in Malthusian pessimism. Although people might have assumed we’d left behind this kind of flawed thinking, there is obviously something appealing about the idea that exponential population growth is unsustainable when resources increase only in arithmetical terms. We’ve got a problem but what we should have learned in the two centuries since Thomas Malthus first popularised the idea is that there are complex factors that can influence the resources we need to survive, not least in terms of greater efficiency in the way we produce them. A similar debate is also apparent in the way in which the commercial property market is able to offer the right sort of buildings for modern organisations.

Ambitious commitments made by Green Building Councils at COP21 ⁰

A total of 25 Green Building Councils from around the world have unveiled commitments reduce greenhouse gas emissions and ensure that the building and construction industry plays its part in limiting global warming to 2 degrees. More than 1.25 billion square metres of buildings – almost double the size of Singapore – will be registered, renovated or certified as green building space over the next five years, under ambitious commitments made by Green Building Councils at COP21 in Paris. Green building is one of the most cost-effective solutions to climate change, which generates significant environmental, economic and societal benefits. A new alliance of 16 countries and over 60 organisations, known as the Global Alliance for Buildings and Construction (which includes WorldGBC, its 74 Green Building Councils and their 27,000 member companies) is now committed to help countries meet their Intended Nationally Determined Contributions (INDCs) through green building.

BRE acquires rival green building scheme to create new accreditation ⁰

Those bewildered by the confusion of acronyms that surrounds building environmental standards will be pleased to hear that BRE has acquired a rival standard to merge with itsBREEAM accreditation. BRE claims that the acquisition of CEEQUAL, a sustainability scheme for civil engineering, allows it to ‘create a single, science based standard and certification tool for civil engineering and infrastructure projects’. As a result of the acquisition, CEEQUAL will transfer its operations to BRE Global after which CEEQUAL will then be delivered by the BREEAM certification team with support from a CEEQUAL management team. The move is supported by the Institution of Civil Engineers and has been prompted by ‘the industry’s desire for a single sustainability rating scheme that addresses the challenges that infrastructure clients, professions and contractors currently face in delivering more sustainable and resilient infrastructure.’

Built environment crucial to attaining emissions targets say RICS of COP21 ⁰

The built environment has a vital role to play in helping governments meet their carbon dioxide (CO2) emissions targets says RICS – ahead of the 21st Conference of the Parties or COP21. This begins on Monday, when 196 governments meet in Paris for the climate change summit hosted by the United Nations. Buildings are some of the biggest emitters of CO2 accounting for one-third of global greenhouse gasses. Commercial and residential buildings also account for 40 percent of the world’s energy consumption. RICs is working with members in the land, real estate and construction sectors to find solutions across the property lifecycle to support more sustainable business practices, and will be in Paris to join stakeholders from governments, industry and civil society to support efforts to reach an agreement. The commitments made at the summit could have far-reaching repercussions for the built environment, and the global economy more generally.

This might be the reason why firms are failing to fully engage their employees ⁰

One of the enduring quests organisations continue to undertake is that for the fully engaged employee. They do this for very good business reasons. Managers who understand the benefits of employee engagement can expect to reap the substantial benefits of a more collaborative work environment. In turn, this will lead to an engaging and productive workspace. However, in a majority of organisations, employee engagement remains lower than 35 percent. In light of this principle, Impraise has conducted a study based on over 30 000 feedback interactions between hundreds of managers and employees to see how they would differ from each other when asking for feedback. The results that were found resulted to be interesting and gave a better understanding of the how engaged employees are, and what firms can do to address the chronic levels of disengagement.

Northern Powerhouse office market showing strong performance levels ⁰

When the Chancellor of the Exchequer George Osborne announces the Spending Review today, he’s likely to mention the Northern Powerhouse, the programme to rebalance the UK economy by pushing growth in England’s northern cities. His vision of this form of one nation conservatism may have helped to increase occupier and investor confidence across the Northern Powerhouse office markets, as illustrated by the Northern Powerhouse Office Market Report 2015/16, published by Lambert Smith Hampton (LSH). It shows strong performance across the eight key markets so far in 2015 – with combined take-up expected to reach 5.2m sq ft by the end of the year compared with 4.6m sq ft in 2014. Manchester city centre is leading the way and is on track for a record year, with almost 1.4m sq ft of office space expected to be let or sold by the end of 2015 – well above the 10-year annual average of 966,000 sq ft.

RIBA signs UN Compact as part of an increased focus on ethics ⁰

RIBA (The Royal Institute of British Architects) has become a signatory to the United Nations Global Compact (UNGC) and has undertaken to support its principles on human rights, labour standards, the environment and corruption. Joining the UNGC is part of the RIBA’s focus on ethics which has recently included co-founding a new coalition to develop a set of globally recognised ethics standards for real estate and related professional organisations. RIBA President Jane Duncan said: “As our profession changes and becomes increasingly international, so must our approach to developing and reinforcing professional ethics. Architecture has a direct impact on societies and economies; it shapes and influences the world we live in. For this reason, we architects have a duty to uphold the highest standards wherever we practice. I am delighted that RIBA has signed the UN Global Compact and undertaken to support and promote its principles.”

Best tall building in the world winner announced at Chicago event ⁰

The Council on Tall Buildings and Urban Habitat (CTBUH) Awards Jury has announced that Bosco Verticale, Milan, is the overall “2015 Best Tall Building Worldwide” at the 14th Annual CTBUH International Best Tall Building Awards Symposium, Ceremony & Dinner, held last week at the Illinois Institute of Technology, Chicago. In July, the CTBUH Awards Jury named a winner from each of the four competing regions in the world: Americas, Asia & Australasia, Europe, and Middle East & Africa. The Regional Winners were One World Trade Center, New York City, United States; CapitaGreen, Singapore; Bosco Verticale, Milan, Italy; Burj Mohammed Bin Rashid Tower, Abu Dhabi, United Arab Emirates. Although the overall winner was primarily a residential tower, offices were well represented in the regional winners thanks to the inclusion of One World Trade Center and Capita Green.

Record construction of London office space, but supply shortfall remains ⁰

Demand for office space in London continues to overwhelm its availability and in spite of record levels of construction, according to two new reports. The latest CBRE Monthly Index claims that rents in Central London’s booming office market grew by 10.3 percent in the year to October 2015, the first time annual growth has hit double digits since April 2008. Despite rapidly rising rents, take-up of offices in Central London continues to outpace the 10 year average. The capital saw 1.1 percent growth in October, with 3.6m sq ft of space snapped up by businesses in the third quarter of 2015, with a further 3.8m sq ft currently under offer and expected to complete before the end of the year. Change could be on the way however as the latest biannnual London crane survey from Deloitte claims that the amount of office space being built in central London has risen by a fifth in six months, the highest level for seven years.
