New evidence which supports the argument for the Well building concept as new research suggests that compared to people in high-performing buildings without a green certification, occupants of high-performing, certified green buildings had nearly a third (30 percent) fewer sick building symptoms, a 6.4 percent higher sleep quality score and a 26.4 percent higher cognitive function score. The new study from Harvard University and SUNY Upstate Medical University, supported by United Technologies suggests that there may be an even greater benefit to working in green certified buildings than originally thought. “The Impact of Working in a Green Certified Building on Cognitive Function and Health,” demonstrates the importance of green-certified buildings to the health of occupants – particularly for office workers whose health, productivity, decision-making, and sleep could greatly benefit.

3040748_projectposeidonbygensleraerialviewofhopThe UK Government will this week start the latest tendering process for the Estates Professional Services framework. Originally set up in 2008, the framework covers all central and local government property as the administration sets to rationalise and modernise the country’s entire public sector property estate and help to reduce the £8 billion annual spend. The terms of the framework were updated in an August 2016 briefing, laying out a series of case studies highlighting best practice as well as offering guidance t those firms who wish to bid for work across a range of product and service delivery models. The last set of contracts for services are due to expire in March 2017 and the Government remains committed to the inclusion of smaller providers. The framework covers a range of property-related services, including the reduction and divestment of parts of the estate, the renegotiation of leases, a reduction in running costs, support for the government’s sustainability agenda and the facilitation of flexible working and property sharing initiatives.

enterprise-centre-interior-lobby-architype-darren-carter-morgan-sindall-1020x610Norwich’s The Enterprise Centre at the University of East Anglia has been named as the Best of the Best workplace at the British Council for Offices’ (BCO) annual National Awards in London. The office was also recognised as the Best Corporate Workplace in the UK, joining a list of six other award winners recognised for excellence in office space. The BCO’s National Awards programme recognises top quality office design and functionality and sets the standard for excellence across the office sector in the UK.  The University of East Anglia’s The Enterprise Centre was praised by judges for showcasing low carbon and sustainable design at its best. Judges commented that the workplace offered a wide range of highly flexible accommodation with incubation and collaborative spaces for new and developing businesses in a building equipped to deliver for the 21st century.

Maternity discrimination is rife

Recent research by the Commons Women and Equalities Committee suggests that around 54,000 expectant and new mothers have no choice but to leave work due to pregnancy discrimination or concerns over the safety of their children; and shockingly, this figure has doubled in the last decade alone.  Other research carried out by the Equality & Human Rights Commission (EHRC) and the former Department for Business, Innovation and Skills shows that despite 77 percent of working mothers reporting potentially discriminatory or negative experiences, only 28 percent raised the issue with their employer, and less than 1 percent pursued a claim through the tribunal system.  As a mother of two young children, this is a topic very close to my heart. I have worked in HR for over 18 years now, and advised on all manner of employee relations issues and know from personal experience that being pregnant and suffering discrimination or redundancy is not at all unusual.

workplace-effectivenessThis month, the director-general of the Confederation of British Industry (CBI), Carolyn Fairbairn, suggested that productivity growth across all parts of the UK economy should be the number one priority for business and government. And the CBI isn’t alone in emphasising the importance of honing in on and tackling the ongoing productivity problem. According to the Organisation for Economic Co-operation and Development’s (OECD) economic forecast summary, published earlier this summer, productivity has been exceptionally weak since 2007 and doesn’t show much sign of abating nearly ten years later. Labour productivity per employee has failed to markedly rise since the global downturn and the UK is still miles behind the G7 average – that’s according to the Office for National Statistics (ONS) quarterly figures and CBI data. So, to echo Fairbairn, reviving British productivity is essential to sustain growth and living standards.

Workplace technologyThe speed of today’s technological advances is dramatically reshaping the way that corporations manage and use their real estate. It’s a dynamic that has significant consequences for the workplace, urban development and the overall lifestyle of the average worker. Those are the unsurprising conclusions of a new report from trade association CoreNet Global, which was discussed this week at the organisation’s 2016 Summit – EMEA, held in Amsterdam. As ever, the devil is in the detail so the report is worth exploring to get a sense of just how imminent many of the changes will be, especially because they will converge to create a perfect storm of change for the workplace. This marks the new era out from the past when technology developed in more predictable ways. US female executiveThree in 10 US employees say they are likely to leave their employer within the next two years as employers continue to experience difficulty with attracting and retaining staff. According to the Global Talent Management and Rewards Survey, from Willis Towers Watson roughly half of employers are experiencing difficulty attracting critical-skill employees, top performers and high-potential employees. More than a third of respondents reported challenges in retaining high-potential employees (37 percent), top performers (36 percent) and critical-skill employees (35 percent). The firm’s Global Workforce Study identified advancement opportunities as key. Over a third (36 percent) cited opportunities to advance as a key reason to join a company and to leave (45 percent). However, only four in 10 (41 percent) indicated their employer does a good job of providing advancement opportunities, while nearly half (47 percent) said they would need to leave their organisation to progress.

masdar-green-cityA much publicised but occasionally troubled green city in the United Arab Emirates without light switches or water taps has much to teach people around the world about saving energy and precious resources, claims a new study from researchers at Birmingham University. With its low-rise and energy efficient buildings, smart metering, excellent public transport and extensive use of renewable energy, the 2,000 citizens of Masdar City in Abu Dhabi, are living in a place which is a ‘green’ example to city planners around the globe, claims the report. There are no light switches or water taps in Masdar City. Movement sensors control lighting and water in order to cut electricity and water consumption by 51 percent and 55 percent respectively. Masdar is a mixed use development that is the world’s first city designed to be ‘zero carbon’ and ‘zero waste’. Masdar City is a large-scale mixed use development which lies 17 kilometres south-east of the city of Abu Dhabi.

It will include sessions focusing on issues as diverse as Brexit, terrorism, disruptive technologies in real estate, the impact of geopolitics and economics on occupiers, sustainable buildings, the war for talent, and how the latest findings from neuroscience are contributing to workplace design. The summit, which is being held in Amsterdam, will host more than 500 registered delegates from 25 countries. Dubai commercial property marketRedundancies in the oil and gas, finance and banking sectors have stifled demand for office space across the United Arab Emirates (UAE). Cluttons’ 2016 UAE Property Market Report expects declines of close to 5 percent in Abu Dhabi and Dubai, with Sharjah predicted to see declines of closer to 10 percent by the end of the year. With challenging economic conditions expected to persist in Abu Dhabi in the short term, the prospect of seeing a surge in take up activity remains low. Consolidation activity remains a dominant feature of the market, while some firms are taking a ‘wait and see’ approach to relocating from more secondary space, deterred by the capital expenditure associated with a move. In Dubai landlords’ are getting used to quieter conditions due to the emphasis occupiers are placing on budgets; while after six months of stability in Sharjah’s office rental market, rents are starting to falter, with two of the city’s three major office markets registering declines.

Do people really matter when we design workplaces? 0

HumanSome may think this is a daft question. They’ll argue that of course people matter when we design workplaces. Granted, there are those for whom the human experience of the built environment is really important.  They demonstrate this it in their attitudes and actions. However, based on some of the attitudes and actions I have observed over the years, I would suggest that the belief that people really matter when some designers design workplaces for them is quite frankly all too often skin deep. How do we know this? And if we accept that it is true, it then begs the secondary question of why this should be the case. Is it entirely our fault? What might we do to address the issues? In part, we know that people haven’t really mattered enough in design because of mistakes of the past. Meanwhile, society is facing many pressing challenges, ranging from health to housing, work to economy and climate change to resource depletion.
