Coworking is reshaping office market in London

The flexible office and coworking markets have grown rapidly over the last five years, with more than 4 million sq ft leased to flexible office providers in Central London, according to a new report from digital office broker Hubble in partnership with JLL. Despite WeWork dominating the headlines and pioneering the uptake of coworking, the London market remains highly fragmented, with more than 150 providers offering some form of flex or coworking space in more than 650 separate locations. Flexible offices are projected to grow to a 11 percent share of overall office stock in London by 2023. At the end of 2018, flexible offices had a 6.3 percent share of the Central London market (14.7 million sq. ft.) and this number is set to keep growing. (more…)

The lack of female role models in STEM

A new study claims there is a serious lack of female role models within STEM (science, tech, engineering, maths), leaving a generation of girls without inspiration and identifiable routes to pursue careers in science and tech. In fact, the research from jobs board CWJobs claims that UK workers in STEM are at a loss when it comes to naming key role models in their industry. Despite working in a STEM field, these professionals are more likely to recognise the Big Bang Theory’s Dr Sheldon Cooper over celebrated real-life scientists and mathematicians. (more…)

Over half of US workers offered flexible Fridays

This summer, over half (55 percent) of US employers will offer employees the option to leave work early on Fridays or take the entire day off. The new survey by Gartner claims that so-called flexible Fridays are an example of the sort of perks organisations are offering to gain competitive advantage in attracting and retaining top talent in a labour market which features record low unemployment levels.

Coworking disrupts office design ⁰

In his book How Buildings Learn, the author Stewart Brand outlines the process whereby buildings evolve over time to meet the changing needs of their occupants. He describes each building as consisting of six layers, each of which functions on a different timescale. These range from the site itself which has a life cycle measured in centuries, through to the building (decades), interior fit out (years), technology (months), to stuff (days). The effectiveness of a design will depend on how well it resolves the tensions that exist between these layers of the building, and this is one of the benefits of coworking that isn’t discussed enough.

Come for the rent, stay for the experience of coworking

When attending last year’s CoreNet Global Summit in Boston, there was a poll of the real estate executives gathered to discuss the key trends affecting the world of commercial property. During the event we were asked about our attitudes to coworking by the event organisers and Cushman & Wakefield. What emerged was a portrait of genuine revolution in real estate thinking. The number of employees from the respondents’ organisations using coworking space had doubled in the previous two years and now stood at around 11 percent of all employees. (more…)

The far reaching impact of empathy in the workplace

The average career length is 50 years, and according to Gallup’s State of The Global Workplace report, during this time only 1 in 10 people are actively engaged. This illustrates that within the current landscape there is a need for companies to actively pursue strategies to better engage their employees. Embedding empathy in working culture is one way of achieving actively-engaged workers but it also has the added benefit of increasing productivity and business growth. This was revealed by a piece in the Harvard Business Review, which highlighted the top ten most empathetic companies outperformed the bottom ten by at least 50 percent in productivity, earnings and growth. Commuters receive little help from employers to alleviate their stress

Over a third of respondents (36 percent) to a new survey report they are commuting for more than 90 minutes a day; yet despite a high demand for employer provisions to help alleviate the stress of the commute such as flexible or remote working and season ticket loans, 43 percent of employees stated that these were not currently offered by their employer. The Commuter Survey from Office Space in Town also claims that among the top commuting complaints were: lengthy journeys (32 percent); overcrowding (27 percent) and delays and frequent cancellations (26.01 percent). With the survey also revealing 75 percent take the commute into account when making their employment decisions, there is a lot that employers could be doing to minimise the negative impact on employee attraction and retention.

Jobs and pay on the rise, despite economic uncertainty

The last three months have seen steady growth in the number of advertised jobs on offer, despite Brexit uncertainty, according to the latest UK Job Market Report from Adzuna. Pay rates are also on the rise, as average UK advertised salaries have outpaced inflation rates of 2 percent. Compared to the average salary on offer in April 2017 (£32,678), wages have been boosted 9.3 percent. Competition for jobs has also fallen to a record low, with a ratio of 0.21 jobseekers per vacancy in April. This means there are around five times more jobs being advertised than workers looking for new roles, the highest rate recorded since Adzuna began collecting the data seven years ago. Competition for jobs is now significantly lower than the ratio of 0.43 jobseekers per vacancy recorded a year ago, with the talent war showing no signs of letting up.

Appeal of London as capital of HQs diminishing

London faces the loss of its status as a global magnet for corporate headquarters unless it addresses a range of factors that are diminishing its attractiveness, according to a new report from the Centre for London. Brexit, dated transport infrastructure and worries about its pool of talent are all risks to the capital’s ability to attract and retain the HQs of multinationals claims the report. (more…)

Biophilia in the corporate HQ: an historical perspective

In recent years, the concept of biophilia and the inclusion of greenery in the working environment has captured the media’s attention, which has depicted it as an important aspect of wellbeing in the workplace, seemingly the crucial indicator of a great office. For this reason, and beyond the superficial or cosmetic use of plants in the office, I would like to analyse the relationship between nature and the corporate world from a historical perspective in an effort to understand the role of greenery within the architecture of the corporate headquarters.
