RIBA issues new guidance on including more people in decision making on buildings and places

One of the regular, longstanding gripes of our publisher Mark Eltringham (there are many) is that architects don’t particularly like non-architect folk having any sort of opinion on what they do. You can read him banging on here (ten years ago!) and elsewhere about the problems architects have with muggles. Now the Royal Institute of British Architects (RIBA) has pulled a rabbit from the hat by publishing new guidance to ensure that stakeholder engagement is considered, when appropriate, at every stage of planning, designing and constructing buildings and places. Setting out the most cost- and carbon-effective retrofit measures in the immediate and longer term, the guidance reframes retrofit as an iterative process rather than a standalone project. UKGBC has found that significant opportunities are being missed by office investors, owners, and occupiers who do not have clear strategies to retrofit offices in place. Firstly, through missing the “easy wins” –low cost, low disruption measures that reduce energy consumption – and secondly, through missing key “trigger points” in lease and maintenance cycles that facilitate easier, more efficient retrofit. Moreover, almost 9 in 10 (88 percent) see waste management as central to being a sustainable business. The survey of over 1000 UK business decision-makers, conducted by YouGov, explored attitudes towards sustainability and the circular economy. I’ve sometimes highlighted how our perceptions of the workplace are subject to an apex fallacy. The daily consumption of narratives about campuses, tech palaces and ‘cool’ design can obscure the fact that most people don’t experience this stuff in their daily lives. They work in adequate or possibly nice offices. Some in shabby offices or horrible offices. Many travel into work at the same time each day and sit with roughly the same people and do roughly the same things. They may work from home more frequently now, but they have a routine there too. Most will work in a mundane or nice home that mirrors the mundane office that awaits at the other end of the commute. More →

And No One Shouted Stop! seems to me to be an apt phrase to capture these post- pandemic times as we grapple with work and workplace dilemmas. It comes from the little-known but widely acclaimed book of the same name by John Healy. It is set over 50 years ago and it chronicles the decline of an Irish town. The book’s underlying narrative is a train crash happening in slow motion, people see it coming but nobody feels able to stop it. I sincerely hope that this will not prove to be the case for the world of commercial real estate as it grapples with hordes of tenants asking not just ‘where is my office?’ But ‘why do I need an office?’ More →
