Less than a third of businesses know how energy efficient their office is

A surprisingly high proportion of UK businesses are unaware of new environmental legislation concerning the energy efficiency of their buildings, or even how energy efficient they are in the first place, according to a new survey commissioned by Irwin Mitchell: Redefining the Office – A report on office occupier trends in 2023. The new Minimum Energy Efficiency Standards (MEES) legislation means that from 1st April 2023, property owners must not continue to let properties that have an EPC rating of F or G (unless they have an exemption) and all let properties will need to have a minimum EPC rating of E. Government Environmental Improvement Plan is ambitious but needs a clear plan

The UKGBC has welcomed the ambition and vision of the Government’s Environmental Improvement Plan, particularly the water efficiency roadmap which broadly aligns with UKGBC recommendations. Yet the lobbying group also claims that the Plan falls short of providing the practical targets and policies for the built environment to play its part in halting nature’s decline. Many critical areas of interest to our sector – including planning system reform, policies for environmental net gain, and tangible targets – are insufficiently explained or missing entirely from the Plan. Issue 13 of IN Magazine celebrates ten years of workplace insight

New lighting guide updated to embrace era of hybrid working

The Society of Light and Lighting has launched the latest Lighting Guide 07 (LG7): Offices [paywall for non CIBSE members]. There have been considerable developments since the previous edition, published in 2015. The new guide considers hybrid working, addressing uncertainty around how office space will be used in the future. With increased hybrid working and the use of portable devices, people are spending less time at their desks and in the office. This revision of Lighting Guide 7 now includes home office lighting advice. (more…)

The business case for the retrofit of existing buildings keeps getting stronger

The news last year that the M&S flagship Orchard House store on Oxford Street in London was to be demolished to make way for a new mixed-use development of shops, offices, restaurants and a gym sparked a very British sort of debate about the pros and cons of retrofit and refurbishment. This is M&S after all. It may not be the cultural touchstone it once was but it remains an institution. But the debate was also about some things you might expect right now, including the ongoing deterioration of Oxford Street, the loss of a landmark building (and an art deco one at that) and the suitability of the ten-storey, mixed-use development that was to replace it. New study claims people who can work remotely come into the office for less than two days a week

A global study of 220 offices in 33 countries, representing nearly 250,000 employees, has revealed that hybrid working is becoming established as the norm for those who can work remotely. Those people now come into the office an average of just 1.5 days a week, versus nearly four days a week before the Covid-19 pandemic. AWA’s second Hybrid Working Index study, conducted between September and November this year, found that on average people go into the office 29 percent of the time. Among employers surveyed in both the first study, in the summer, and this one, attendance was steady at around 25 percent. (more…)

Poor indoor air quality is a threat to health, say people coming into the office

A new poll claims that ‘hybrid employees’ in the UK are worried about how healthy their work environments are as we approach the winter season, with 53 percent saying they’re concerned poor air quality and ventilation will impact their general health, rising to 70 percent amongst London-based hybrid workers. The survey of 2,000 UK people by OnePoll, on behalf of Infogrid, claims that hybrid workers are facing a Catch-22 moment as we enter the colder months; balancing worries over the cost of working from home with concerns about their own wellbeing in the office as a result of poor indoor air quality. Office sector net zero targets require significant shift in thinking

A new report, Delivering Net Zero Carbon in the Workplace [BCO members only] produced by University College London Consultants (UCLC) for the British Council for Offices (BCO), claims to identify the barriers that businesses are facing as they strive to drastically reduce the carbon footprint of their offices. The report, informed by over 100 office occupiers and building professionals, outlines the measures that those working in the office sector can take to overcome these barriers at what the report suggests is low or zero cost. Zero carbon tech for building materials gets $12 billion commitment at COP27

The World Economic Forum and US Special Presidential Envoy for Climate announced today at COP27, the expansion of a coalition of global companies, to commit $12 billion in 2030 purchase commitments for zero carbon and green technologies to decarbonise the cement and concrete industry and other hard-to-abate sectors. The latest expansion of the First Movers Coalition – made up of 65 companies with a collective market value of approximately $8 trillion – focuses on cleaning up one of the world’s most carbon-intensive industry sectors through purchasing commitments for low-carbon technology. From construction and engineering to real estate and developers, newly announced First Mover companies have committed to purchasing at least 10 percent near-zero cement and concrete per year by 2030. Net zero carbon buildings standards coalition launches call for evidence

The team developing the UK’s Net Zero Carbon Buildings Standard (the NZCBS) has launched a call for evidence, to help inform and guide the development of the Standard. Once developed, the UK Net Zero Carbon Buildings Standard aims to provide a single agreed definition and methodology for the industry to determine what constitutes a net zero carbon building. The cross-industry group developing the Standard and championing this initiative includes representatives from the following organisations: Better Buildings Partnership (BBP), Building Research Establishment (BRE), the Carbon Trust, Chartered Institution of Building Services Engineers (CIBSE), Institution of Structural Engineers (IStructE), Low Energy Transformation Initiative (LETI), Royal Institute of British Architects (RIBA), Royal Institute of Chartered Surveyors (RICS), and UK Green Building Council (UKGBC). To provide people with better indoor air quality, we need a major upgrade of buildings

Government must seize the post-pandemic opportunity to mandate long-term improvements to infection control in commercial, public and residential buildings to improve indoor air quality, reduce the transmission of future waves of COVID-19, new pandemics, seasonal influenza and other infectious diseases, according to a report published by the National Engineering Policy Centre (NEPC). Infection control must also be coordinated with efforts to improve energy efficiency and fire safety, to support the three goals of safe, healthy and sustainable buildings. (more…)
